Striking Presence
Navigation Square comprises four new office blocks each of which is designed differently. The external
expression of the scheme as a whole is tied together through the treatment of each elevation.
Facade and window systems are carefully considered to give clarity of form to each building and the scheme as a whole.
These systems are designed to direct views across the River Lee and facilitate a degree of privacy between the new buildings and neighbouring properties.
Respecting the location’s history and heritage, the development creates a new public space which strengthens the connection between Cork’s quays and the city centre.

Adaptive Design T he fourth generation offices are
flexibly designed to provide general office accommodation and space
for other business and technology uses, with a mix of floor areas from 7,000 sq ft to 22,500 sq ft.
Navigation Square opens the way for large scale foreign direct or indigenous investment projects and for alternative uses requiring adaptive, business-friendly space.

within a 60 km commute of the city.

Renowned world wide as the Food Capital of Ireland, Cork is also the Festival Capital of Ireland, hosting internationally renowned Jazz, Film and Choral Festivals. Festivals of different types run for over 100 days each year from St. Patrick’s Day in March to Christmas Day.
Cork has stunning rural and coastal attractions within a short drive from the city. Building A
Building A is the most prominent building in the development, due to its important position on the site addressing the city centre to the east and fronting on to the River Lee to the north.
The existing Navigation House is incorporated into the design to create a dramatic double-height entrance space, which also maintains and reinforces the maritime character and heritage of the site. A large atrium allows daylight to enter the office space and allows visual connectivity throughout the building. An external terrace at the upper floor offers sweeping views across the city.

Building C
Building C features the retention and conversion of part of the former railway terminus building of the Cork, Blackrock and Passage railway line, which is an important heritage building in the area.
The conservation treatment of the building follows best international practice. It features the retention of original elements, preserving the character and upgrading the potential of the building to accommodate an office use. Additional floor area is provided through a new pavilion-style extension, which is designed in complement to the context of the original railway building.

Building D
Building D is situated along Albert Road and features a double-height entrance space which is accessed via the new public central plaza.
The elevation treatment is profiled to provide a balance between solid and glass elements along Albert Road. The building form is set back at ground floor level to create a colonnade, which allows a greater pedestrian zone and greater levels of permeability for the overall development. External terraces at the third and fourth floors offer views across the city.
