The BT copper and fibre services available at Slough Main Exchange, and added resilience of a second exchange afford Landmark Place an excellent level of services to meet today's business needs with the added advantage of potentially good diversity and resilience opportunities. The physical presence of alternative carriers infrastructure to BT from Virgin Media already in the building, and Vodafone and City Fibre outside of the building and in the local environs affords an excellent choice of alternative carrier to provide fibre services to any incoming tenant albeit subject to new building entry requirements based on our initial inspection.

Landmark Place is located approximately 450m from the BT Slough Main Exchange, which is situated to the north east of the building. Slough Main Exchange provides excellent services including ADSL, ADSL+, SDSL, 21CN WBC, FTTC and FTTP (to some areas) plus the availability of LLU services from Sky, Talk Talk, Vodafone and Zen Internet all over BT infrastructure, plus comprehensive fibre based business services. Based on the existing standard copper services, Slough Main Exchange can offer broadband speeds of around 17Mbs at this time. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location (Data via the BT website). Slough Langley Exchange to the south east affords a lesser range of services, but could provide a level of diversity and resilience across BT business services should it be required.

Surrounding buildings, the distance and direction of the serving cells and building construction can all impact on the penetration of signal throughout a building. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the building for 2G, 3G and 4G services with some degradation of services within the basement areas and internal staircases and lifts. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required. This extends to full in-building coverage, or specific areas or floors by means of Femto Cell technology.Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in ‘network busy’ messages or dropped calls. The level of capacity can be addressed by the operators should the building be populated with a high number of users on a single network which will impact on both them and others using the same cell.

The closest serving cells are detailed in respect of 2G, 3G and 4G services and can be seen vary in location and distance, providing general coverage to the building. Any high concentration of users within the building may impact on the capacity available especially if this is confined to any one single network operator. Based on this information it is considered to be a location that affords an excellent level of overall coverage across all operators at street level for 2G, 3G and 4G services.

Fixed Telecoms Appraisal SummaryIn addition to the Fixed Network carrier study completed, a review by survey of the building was undertaken on the 8th June 2016. The purpose of this survey was to clearly identify the presence of existing fixed telecommunications carrier’s infrastructure in the building, adjacent to or within the local environs.

Local CarriersLandmark Place has access for telecommunications from Windsor Road to the west, High Street to the north with potential from Buckingham Gardens to the east. The existing level of telecommunications infrastructure within this area extends to that of BT, Virgin Media, Vodafone and City Fibre with existing chambers located in the footway and carriageway along the length of Windsor Road for both BT and Virgin Media from its junction with High Street to the north, and Herschel Street to the south (See Photographs 1, 2, 3, 4, 5 & 6). Multiple chambers for these carriers exist indicating continuous network in both directions along the building frontage at this time. The level of infrastructure from Vodafone is less comprehensive with chambers identified to the south of the building on Windsor Road and in Herschel Street, with a further presence of City Fibre in a similar location. Based on the layout of the building and its basements, we consider access into the building can be provided over new building entries where required with minimal civil infrastructure extension along Windsor Road in the footway based on our initial inspection.

Building PresenceThe point of telecommunications intake for the building was not confirmed at the time of survey due to access restrictions into the tenants areas. However, a number of BT services were identified in the basement car parking areas, and it is deemed that multiple intakes may be present. Clearly access into the risers is existing and based on this, we consider the main point of BT entry is located within these on the ground floor in the tenants areas. As part of the survey an existing BT copper and fibre service were identified in one of the basement rooms, but its routing visibility was limited due to ceiling finishes (See Photographs 7 & 8). Clearly this location affords both copper and fibre services, with the copper terminated in an existing distribution point (DP) DP7272. It was noted that BT had marked this DP, stating a further main DP was present (DP7257) but this was not located. The fibre services at this point were incoming via a single cable (multiple tubes / fibres) terminated in a gas seal at high level with outgoing blown fibre tubes to the main building riser. On discussions with the building representative, we were informed of a Virgin Media presence on the first floor within the main building riser (See Photograph 9). This was located and confirmed as their first point of presence from their external network terminated in a major fibre joint. Multiple outgoing cables (multiple tubes / fibres) were present within the riser at this time.Based on the limited visibility and access to the existing services we conclude that both BT and Virgin Media have an excellent presence within the building and are providing services to the existing tenants. The arrangement of the buildings basements and frontage along Windsor Road is one that would enable further intake locations to be provided to suit other carriers, with ease of passage from intake to the risers via the existing high level containment that is in position across the basement car parking areas.

Risers and Cable RoutesBased on our inspection of the building and risers (where access was available) we conclude that access to all floors is excellent in respect of riser locations and available space, with good access into the tenant areas via the suspended ceiling space and raised access floors.
SummaryBased on the local carrier infrastructure and the availability of services from BT’s local exchange, we consider Landmark Place has an excellent level of connectivity with the ability to enhance this by means of additional copper or fibre services from BT, and fibre services from Virgin Media where required. In addition, the presence of the alternative carriers outside the building and able to provide a range of fibre based products to suit any tenant requirements greatly enhances the level of connectivity at this time .
Service AvailabilityThe standard services afforded by BT over its existing copper networks provides a level of broadband services with speeds expected in the region of 17Mbs. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location (Data via the BT website). However, the current level of fibre based business tariff services available from BT will provide an excellent level of service at this time affording any level of speed and bandwidth required over fibre products. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of Virgin Media already in the building, with both Vodafone and City Fibre outside of the building and in the local environs affords any incoming tenant a choice of providers albeit with varying levels of external works being required to provide connection, subject to wayleaves and/or third party agreements.
