The BT copper and fibre services available at Midland Exchange, and added resilience of a second exchange afford 11 Brindley Place an excellent level of services to meet today's business needs, with the added advantage of good diversity and resilience opportunities. The physical presence of alternative carriers infrastructure to BT from Virgin Media, Vodafone and Colt Telecommunications in the building and Zayo in the local environs affords an excellent choice of alternative carrier to provide fibre services to any incoming tenant.

11 Brindley Place is located approximately 1,300m from the BT Midland Exchange, which is situated to the east of the building. Midland Exchange provides excellent services including ADSL, ADSL+, SDSL, 21CN WBC, FTTC and FTTP (to some areas) plus the availability of LLU services from Vodafone, Talk Talk and Sky all over BT infrastructure. Based on the existing standard copper services, it can offer broadband speeds of around 15Mbs at this time. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location, and provides no dates for such services to be deployed at this time (Data via the BT website). Edgbaston Exchange to the north west affords a similar level of services and could provide a level of diversity and resilience across BT business services should it be required.

Surrounding buildings, the distance and direction of the serving cells and building construction can all impact on the penetration of signal throughout a building. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the building for 2G, 3G and 4G services with potential degradation of services in the basement areas and associated internal stairwells. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required. This extends to full in-building coverage, or specific areas or floors by means of Femto Cell technology.Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in ‘network busy’ messages or dropped calls. The level of capacity can be addressed by the operators should the building be populated with a high number of users on a single network which will impact on both them and others using the same cell.

The closest serving cells are detailed in respect of 2G, 3G and 4G services and can be seen vary in location and distance, providing general coverage to the building. Any high concentration of users within the units may impact on the capacity available especially if this is confined to any one single network operator. Based on this information it is considered to be a location that affords an excellent level of overall coverage across all operators at street level for 2G, 3G and 4G services.

Fixed Telecoms Appraisal SummaryIn addition to the Fixed Network carrier study completed, a review by survey of the building was undertaken on the 22nd April 2016. The purpose of this survey was to clearly identify the presence of existing fixed telecommunications carrier’s infrastructure in the building, adjacent to or within the local environs.

Local Carriers11 Brindley Place has access from the north elevation for telecommunications into the basement. The existing level of telecommunications infrastructure within this area is excellent extending to that of BT, Virgin Media, Vodafone, Colt Telecommunications and Zayo. Based on the evidence of intake locations in the basement it is clear that BT, Virgin Media, Vodafone and Colt Telecommunications enter from the north west corner of the building via the car parking area from a number of chambers located adjacent to the building (See Photographs 1 & 2). The chambers identified are unmarked as they are all block paved to match the landscaped areas to suit. However, chambers for the highlighted carriers (albeit not Colt Telecommunications) were identified locally on the south side of the building (See Photographs 3, 4, 5 & 6). It is evident that the level of infrastructure across the carriers is extensive around the building extending into the local environs.

Building PresenceThe point of telecommunications intake is located in the basement car parking area on the northern external wall. The level of telecommunications entries is excellent with a number of entries across all highlighted carriers. BT enters the basement via a single 100mm diameter (approx) duct in the external wall providing access for both copper and fibre cables (See Photograph 7). The copper services run on the high level containment across the basement into a joint (See Photograph 8) and are then terminated in a pair of distribution points (DP’s) DP2608 at high level in the basement area adjacent to the lifts (See Photograph 9). A number of outgoing cables exit the DP’s onto the containment to the building riser. Based on our inspection we consider approximately 100 pairs are present at this time, but are subject to confirmation by BT. The fibre services also run along the high level containment into the building riser to suit over a single cable (multiple fibres/tubes). The point of termination from external to internal infrastructure was not identified as it was considered to be on the containment at high level. Fibre services from the basement extend into the riser via an internal service affording seven blown fibre tubes which was clearly identified on the fourth and seventh floors at the time of survey.
Virgin Media, Vodafone and Colt Telecommunications enter the basement over three 100mm diameter (approx) ducts in the north west corner of the basement car park (See Photograph 10). The level of services incoming and outgoing to the high level containment and risers is comprehensive across all carriers. Virgin Media services are terminated in a building flexibility point and two joints secured to the wall, with both Vodafone and Colt Telecommunications terminating their incoming services in building flexibility points beneath the duct entries. All outgoing services run at high level onto the containment alongside BT towards the building riser to the tenants floors (see Photograph 11 & 12). Based on the level of services already in place it is clear that additional services to any incoming tenant can be provided to suit with ease.

Risers and Cable RoutesAccess from the main telecommunications intakes points within the basement to the main building riser is provided via high level containment. The riser is located centrally within the building affording access to each of the tenant floors via the raised floor voids and suspended ceilings. Based on our inspection of the building and risers we conclude that access to all floors is excellent in respect of riser locations and available space, with good access into the tenant areas to suit with a level of carriers services in place (See Photographs 13, 14 & 15).

Service AvailabilityThe standard services afforded by BT over its existing copper networks provides a level of broadband services with speeds expected in the region of 15Mbs. This exchange has been enabled to provide BT Infinity services over FTTC technology with speeds of up to 80Mbs download and 20Mbs upload but is not currently indicating availability to this location, and provides no dates for such services to be deployed at this time (Data via the BT website). In addition, the current level of business tariff services available from BT will provide an excellent level of service at this time affording any level of speed and bandwidth required over fibre products. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of Virgin Media, Vodafone and Colt Telecommunications in the building and Zayo in the local environs affords any incoming tenant an excellent choice of providers within short timescales, albeit subject to a new building entry for Zayo.In addition to the current level of cable based copper and fibre services available within the building, we are aware that the building has existing service provision from Metronet (www.metronet-uk.com). This provides an excellent level of services to all existing and incoming tenants via wireless delivered products including lease line services with symmetrical bandwidth solutions up to 10 Gbps. The full extent of the available services was not confirmed but based on their existing presence we consider this to provide an excellent alternative to cable delivered services where required, with fast installation from order to meet any new customer requirments.
SummaryBased on the level of infrastructure and the availability of services from BT’s local exchange, we consider 11 Brindley Place has an excellent level of connectivity with the ability to enhance this by means of additional fibre services where required in minimal timescales from order. The presence of the additional carriers in the building and in the local environs, plus the availability of Metronet services affords an excellent alternative provision of service and diversity at this time.
