Revitalize Broadway East, attracting a mix of business and residential development, providing more shops and services within walking
distance, includ-ing provisions for more medical and dental services. Ensure that Broadway East be kept more local in scale than the
Uptown area.
• Require ground floor retail to animate the street, with office space and social services located on the second and/or third stray, with
residential higher up.
• Arts and cultural spaces, including space for individual artists (e.g., studio, support, production, and presentation spaces) should be
expanded to serve the large artist population; encourage small storefronts (especially chronically vacant spaces) to be used as galleries/
studios.
• Seek ‘quality’ in design of new buildings, with good quality materials and interesting detailing, including some inner courtyard
designs (e.g., Camp-bell Court) for new development.
• Retain existing density and height limits up to 4 storeys on the south side of Broadway, maintaining sun access to commercial
sidewalks, views to the north, and existing scale of new development. Pursue additional density and height beyond that permitted
under the current C-2C zoning for mixed-use developments on the north side of Broadway to increase private investment in the
