KingPinTownsvillewasisolatedasbeingasiteofconcernforexcesselectricityconsumption.
Thekeypointsofconcernwereusagechargesbeingappliedonthelandlordsimbeddednetworks&seasonalpeaksinconsumptionduringhottermonths.Withyearroundheat,theneedtorunthesiteHVACmoreefficientlywasastandoutareaofconcern,foroverallsiteelectricalreduction.
TheBuildingManagementSystem(BMS)wasinstalledinordertotrack&isolatespikesinthemeteredconsumption,aswellasprovidetheabilitytobettertailorthesites
TheThermoshieldcoatingwasappliedwiththeviewtoassistreducingtheloadontheHVACsystemthatrunsatnearpeakcapacityforthevastmajorityoftheyear.
ThereportwillshowthecoatinghasbeenhighlysuccessfulinreducingtotalkWhusage.
Totalsiteelectricityusageisconsistentlydownpermonth,onayearonyearcomparativebasisinthevicinityof15%-20%.Projectpaybackisontargettobeachievedinside2years.
KinPincentresconsumealotofelectricityforgeneraloperationsduringevenings,whenHVACusageisatitslowestrequirements.Asaresult,a15-20%reductionintotalsiteusage,equatestoanapproximate50%reductioninHVACusage.

Findings:
• Thesiteconsumesnearly1millionkWhannually.
• Beingonalandlord’simbeddednetworkpresentsmanyissues&frustrationsforthetenant.BesidesthevolumeofkWhusage(976,000consumed)-mostobviouspointstonotearetheveryhighdemandcharges&servicefeecosts.
• AroundJuly,thepricep/kwHwasreducedby10%-butservicefeewasraisedby520%!
• Itappearsthelandlordwishestoappear‘cheap’bycharginglowrateperkWhbutthisismorethanoffsetbyexceptionallyhighdemand&servicefees.
• Thereisnodifferentiationbetweenpeak&offpeakrates.Tenantpaysaflatrateper/kWhregardlessofpeakoroffpeakusage.
• ThereisaclearseasonalincreaseanddeclineintotalkWhconsumption.ThiswouldindicateHVACoperationaccountsfortheseasonaltrendofincreasedusageinhottermonths.

Thesiteitselfappearstobealargelowpitchedroof,withaged(&stained)zincalumesteelsheeting.Theroofareaisapproximately3,900m2&wouldabsorbextremesolarradiationexposure. Thekeyvariantinsurfacewouldbetheabilityfortheceramiccoatingtore-radiateheatawayfromthesurface(emissivity)whereasthestainedzincalumesteelsheetingabsorbsnearlyallthesolarradiationit’sexposedto,causingsheettemperaturestosoarandtransferintothebuilding:
ProjectmethodologyThe2majorimplementationsweretheinstallationofabuildingmanagementsystem(BMS)&applicationoftheThermoshield,ceramicinsulationcoating.TheBMSsystemallowsHVACequipmenttorunofftemperaturesensorsthatareplacedinmorerealisticareasofthebuilding.Thisallowsthesystemtoprovidecoolingmoreaccuratelyasitistailoredtopatroncomfort.TheThermoshield,ceramicinsulationcoatingistobeappliedtotheroof&preventheattransferintothebuildingenvelopeitself.ThisisdesignedtoreducethecoolingloadoftheexistingHVACsystem.TheBMSprovidesadirectfeedtothesitemeter&allowstodownloadpast&livedata.

FromthedownloadeddatafromtheBMS,itappearedtohaveanoticeableimpact:
Howeverwhenoverlayingthe2014electricityconsumptionwith2015,youcanseetheBMSinstallationhadfailedtomakeanoticeabledecouplingfromthetrendorseasonaldecline,whereastheThermoshieldceramiccoatingmadeahighlynoticeablereduction:
TheKingPinTownsvilleelectricityusageishighlycorrelatedtothegradualincreasesanddecreasesintemperatures.ThismakesussafelyassumeHVACefficienciescangreatlyreduceoverallsiteelectricity,particularlyinhottermonths.

YoucanseeTownsvillehaveincurrednearidenticaltemperatureexposurefortheperiodofreview.If2015weretohavebeencoolerthan2014–thereductionsinelectricalusagewouldbeasmuch(ormore)todowithlowertemperatures,asitwouldbetodowiththecoating.Pointtonote:February2015appearedtohaveasignificantfallinelectricityconsumption,duringaperiodwhereFebruary2015wasinfacthotterthanJanuary2015.Thisdemonstratesastrongreversalagainstthelongtermtrendwhichwouldindicatethatoperationally,thesiteusedlesselectricity.
Thiscouldbeadownturninlaserskirmish(schoolholidaysover?),lessbowling(inbetweenseasons?)orsomethingofthisnaturetoexplainthereversaloftrend.Performancefindingsconclusion:
ThecorefunctionoftheBMS&coatingistoreducekWhconsumption.Thisappearstohavebeenmettoourlevelsofexpectations.
A15%reductioninsiteuse,isestimatedatbeinganapproximate50%reductionintheHVACusagespecifically.

Section4: Conclusions,findings&recommendations:Townsvilleisanexcellentregionforenergyefficientinvestment,asitencounters‘yearround’heat.However,ambienttemperature&HVACefficiencyarenotasstronglycorrelatedassolarexposure.Cloudcoveror“hazy”airqualitycanbothassistitkeepingheatoffaroof,thereforeoutofabuildingduetoreducingpeaksolarradiation.Theamountofdirectsunlightcausestheroofsheetmetaltosoar&emittheheatintothebuildingenvelopeitself.
Ona25degreedaywithpeaksolarradiationcanprovidemorestressonHVACthanacloud35degreehumidday,astherooftemperaturesapreventedfromreachingthe80-90dCmark.
Thebelowgraphdemonstratesthispoint.Thebelowcitiesallexperiencehightemperatures,butdifferintheirpatternsfordirectsolarexposure.Thisneedstobeconsideredwhenreviewingfutureprojects:
