Is more expensive to be Sustainable?
How much will the property increase its value?
Will this delay the construction?
How much will I save?
How long will take to offset the investment.

LEED® Leadership in Energy and Environmental Design
LEED (Leadership in Energy and Environmental Design) is a voluntary certification
program developed by the USGBC (United States Green Building Council).
LEED provide owners, designers and builders with:
A list of goals and performance standards to create a Sustainable building.
Sustainable Benchmarking for projects. A recognizable brand within the market.

What is Sustainable design?
The intention is to substantially reduce or eliminate negative impacts to the environment and people, attained through a competent and sensitive design.
Sustainable sites
Water efficiency
Energy & Atmosphere
Materials & Resources
Indoor Air Quality
Five main areas are identified:
Sustainable Sites Solutions
It takes years to remediate impacts on the environment generated by a new development
Select sites with existing infrastructure.
Control Pollution during Construction.
Protect local wildlife and vegetation.
Minimize building footprint.
Maximize pervious surfaces.
Remediate brown fields or contaminated sites.
Green roofs for storm water runoff control and for reducing heat
island effect.
Water Efficiency Solutions
An average
US citizen
consume
580 liters of
potable
water per
day.
Reduce potable water consumption.
Measuring, monitoring and regulating daily water consumption.
Leakages control program.
Install efficient fixtures (dual flush/low flow toilets, shower aerator, automated faucets)
Grey water to be used for toilets or irrigation.
Storm water collection.
Implement a rationalized linen laundry program.
Black water treatment.
Energy & Atmosphere Solutions
Buildings
expend
39% of the
energy
In HVAC and
illumination
Design Solar Passive strategies (blinds, sunshades, orientation, etc.).
Measuring and monitoring daily energy consumption.
Install illumination control systems.
Install HVAC control systems (ideally a BCMS).
Low consuming fixtures.
Keep a 25 C° degree temperature in rooms when not occupied.
Interrupt non essential electrical services in not occupied rooms.
Produce energy on site.
Consider using renewable energy.
Materials & Resources Solutions
Excessive use, Manufacture and Transportation of materials produce negative environmental impact.
Reduce, Reuse, Recycle.
Segregate waste.
Reuse materials on site.
Select recycled content materials.
Select rapidly renewable materials (Bamboo, cotton, linen, etc.)
Use of local materials reduce the need of transportation.
Use FSC (Forest Stewardship Council) wood.
No plastic and green purchase policy.
Indoor Air Quality Solutions
Indoor air is 2
to 5 times
more
contaminated
than outdoor
air.
Increase natural and mechanical ventilation.
Monitor CO2 concentrations.
Maximize daylight and views.
Implement HVAC handlers filters changing program.
Select non adhesive carpet systems (tact-tile).
Select low emission materials (carpets, flooring, paints, coatings, furnishings, etc.).
Implement a green cleaning policy.
No smoking policy.
Individual thermal control.
Main aspects of the LEED Process Sustainability
LEED EB:O&M (Existing Buildings: Operation & Maintenance)
Encourages owners of existing buildings to implement sustainable practices and reduce the environmental impacts of their buildings over their functional life cycles.
Specifically, the rating system addresses:
Exterior building site maintenance programs,
Water and energy use,
Environmentally preferred products and practices for cleaning and alterations,
Sustainable purchasing policies,
Waste stream management,
Ongoing indoor environmental quality.
Main differences between LEED NC and LEED EBOM
LEED NC can be achieved as soon as the building is occupied, LEED EBOM needs one year from occupation due to the
performance period.
LEED NC is a one-time certification, it does not expires, LEED EBOM needs recertification every 5 years.
LEED NC focus on design & Construction, LEED EBOM focus on policies implementation.
LEED NC needs Energy modeling, LEED EBOM does not.
Both have the same criteria of Prerequisites and credits.
Both need same amount of points to achieve certification.

Owned by Explora
US Travel + Leisure magazine selected Mike Rapu’s hotel as the best in Latin America and one of the top 13 worldwide.
The Architect employed about 100 local artisans to build the bases of the buildings according to ancient traditions using local stone.
Then he brought in wood from Chile and employed another 100 artisans from the mainland to build the lighter superstructure with its large windows and support posts stretching upward toward the sky.
