1.1. INTRODUCTION
Intelligent Buildings (IBs) were advocated by UTBS Corporation (United Technology Building
Systems Corporation) in the USA in 1!1" and became a reality in #uly" 1!$ with the
inauguration o% the City &lace Building in 'art%ord" Connecticut" USA The UTBS Corporation
was responsible %or controlling and operating such shared euipment as air*
conditioningeuipment" elevators and disaster prevention devices The company %urther provided each tenant
with communication and shared tenant services" such as o%%ice automation services" using local
area networ+s (,A-s)" digital private automatic branch e.changes (&AB/s) and computers The

intelligent building hat do we mean by
intelligence2 3ne view is that intelligence is considered to be an innate" general cognitive ability
underlying all processes o% conventional reasoning
Up to now" there has not been a universally accepted de%inition %or IBs 'owever" it appears
that most designers agree with the statement that 4IBs are not intelligent but they can ma+e
the occupants more intelligent5 Actually" most e.isting de%initions o% IBs around the world
are trying to ensure a building is suitable %or the occupants to wor+ and live in sa%ely"

IBs help building owners" property managers" and occupants reali7e their goals in the areas o%

intelligence threshold past which a building 4passes5 or 4%ails5 3ptimal building intelligence
is the matching o% solutions to occupant needs 8urthermore" the IBI stated that 4there is no
%i.ed set o% characteristics that de%ines an IB5 In %act" the only characteristic which all IBs
have in common is a structure designed to accommodate changes in a convenient" cost*
e%%ective manner IBI tried to put the emphasis on the availability o% technologies

The U< based ;uropean Intelligent Building 9roup de%ined an IB as one that 4creates an
environment which ma.imi7es the e%%ectiveness o% the building occupants while at the same
time enabling e%%icient management o% resources with minimum li%e*time costs o% hardware
and %acilities5 Based on this de%inition" building providers and developers need to understand
precisely what sort o% buildings they should develop that will be both pro%itable and able to
meet the users0 increasingly comple. reuirements In%ormation technology (IT) suppliers
need to understand the relationship between the building" its occupiers and the computer
