Consultation on Proposed Cromer Community Sports Pitch Facility
North Norfolk District Council wishes to support the delivery of a new doctors’ surgery in Cromer and considers that the best site for this would be on the front of the Cabbell Park site fronting on to Mill Road, opposite Cromer hospital.
The Council also wishes to support the provision of new outdoor community sports facilities in the Cromer area. Cromer has a lack of outdoor sports pitch facilities and for many years the Cromer Youth Football Club has looked for a site which is well-related to the town, where it can develop facilities for its large membership. At the same time, through increased participation in football by girls and women teams, and new standards required for changing room accommodation, there is a need for sports clubs to meet the costs of improved facilities, which presents a challenge for many small voluntary sports clubs and associations. Development of a new community outdoor sports facility would seek to meet this demand and the District Council believes that a facility shared by a number of organisations would provide a standard of facility which individual clubs would struggle to develop and maintain in their own right.
The Council has stated that if part of the Cabbell Park site was to be sold for a new medical centre facility, the proceeds from the sale would be committed towards the provision of the new community sports pitch facility. Such a facility would provide pitches for a range of outdoor sports and clubs together with a shared clubhouse, changing and parking facilities. Clubs which might wish to share the new community sports pitch facility include Cromer Youth Football Club, possibly North Norfolk Hockey Club, a local junior athletics club and Cromer Town Football Club.
In order for such facilities to be provided, it is necessary to identify an area of land which is well-related to the town where such facilities can be developed. The District Council has therefore undertaken an initial appraisal of a long-list of sites adjoining the town against a number of criteria including landscape impact, levels, relationship with adjoining land uses and accessibility, and has short-listed four sites as preferred options for consultation.

Level sites either side of The Avenue, question over whether site to west of The Avenue would be large enough to accommodate required number of pitches therefore site to east of The Avenue probably has greatest potential, but site to west could provide future expansion opportunity for the provision of additional pitches. Both sites are currently in agricultural use and are not visible to long-distance views. Short distance from A140 Norwich Road, served by regular bus services.

Sloping site (which would probably need terracing / levelling to provide playing pitches), well contained in the landscape with clear boundaries of Overstrand Road to north-east, Northrepps Road to west and woodland to south-east. Site currently overgrown. On regular bus route along Overstrand Road.

Level site currently in agricultural use, defined site area, not
visible to long-distance views, close to Roughton Road rail station and bus route along
Roughton Road. Residential land uses along northern and eastern boundaries. Area of
woodland / trees along western boundary and agricultural land
to south. Question over site access arrangements
