Seven Inexpensive Ways To Update a Home NowOftentimes, buying a home opens up a bottom-
less pit of opportunities for projects and improve-
ments. While some homeowners engage in dif-
ferent repairs and fix-ups out of necessity, many
others like to freshen-up their spaces out of person-
al preference instead of need. But even the most
well-intentioned projects can be waylaid if budgets
are tight. What many homeowners may not real-
ize is that there are many ways to make updates
and changes to a home that do not require a ma-
jor overhaul or a large price tag. The following are
seven projects that won’t break the bank.
1
Add lighting.
Lighting at different levels
in the room can create a
vibrant impact. Many homeowners
mistakenly put in a couple of table
lamps and think that will be ade-
quate. However, properly illuminating
a room means varying the lighting
to create different moods at different
times. Plus, more light can make a
room feel more welcoming.
Add new pillows or
drapes.
Changing a few aspects of a
room can give it an entirely new look.
If you want to add a splash of color
but don’t know what to do, think
about incorporating some new throw
pillows or change the curtains. An
accessory here and there in a bright
color also can incorporate a new hue
without it being overwhelming.
Change knobs or small
accents.
Give a room a new look by
focusing on the small details. Switch
out cabinet knobs for something
updated and modern. Take inventory
of wall outlets and light switches and
think about selecting new ones that
coordinate with your home decor.
Move around furniture.
You may be able to change
the look of a room without
spending any money. Interior designers
know how to arrange furniture for maxi-
mum appeal, but the average home-
owner can do it, too. Find a focal point
in the room and angle the furniture
toward it. Don’t make the focal point the
television, however. Try changing the
placement of chairs and sofas. Simply
moving a curio cabinet from one corner
to another may also make a difference.
Use plants.
Empty corners or spots
you’re not certain how to fill
may benefit from a plant. Plants are
inexpensive ways to add instant color
and visual appeal to a room. Plus,
having live plants can help improve
indoor air by filtering out contami-
nants. A home with plants also feels
more cozy.
Hang new wall art.
It may be time to look at
your photos and artwork
and make a few adjustments. Finding
new prints to hang could instantly
change a room’s ambience. And you
needn’t spend a lot of money on pro-
fessional photography, either. Grab
your camera and take a few close-up
shots of flowers or take in a land-
scape scenery. Many of today’s home
printers can produce professional-
quality prints in minutes.
Try a new coat of paint.
After you’ve exhausted other
avenues, choosing a new
paint color may be the new look you
desire. Painting is one of the least ex-
pensive yet most dramatic methods of
changing a home’s interior. With doz-
ens of hues to choose from, and new
apps that enable you to take snapshots
of things in nature or in your life and
match them up to a paint color, you
will have scores of opportunities to ex-
plore fresh new colors for your home.

The rental market is competitive, so put your best foot forward to get the apartment you want.The Perfect RenterThe rental market is heating up, and now is a
busy time in a lot of rental-heavy communities. Pro-
spective renters need to get their papers in order
and act fast to snatch up vacant apartments.
According to the National Apartment Association,
several areas around the country are hot rental
markets, experiencing an increase in annual rent
growth. Renting is popular now because it “allows
job mobility, especially for younger professionals
who might not want the financial obligations and
restrictions of a long-term mortgage, says Frank
Mauck, manager of communications for the NAA.
“Rental housing offers customizable lease terms
and the opportunity for them to live in urban areas,
especially near job hubs and night life.”
With this competition, it’s important that renters
know how to stand out as desirable candidates. “A
potential renter needs to understand this market
and how it affects them,” says Ilene Collins, CEO of
Apartment People in Chicago. “There is little avail-
ability, and owners can be picky. That means this
is not the best time to make an offer on the rent.
It is also not the best time to ask for less than
desirable situations for owners, such as waiving
pet deposits and security deposits, and asking for
short term leases.”
Collins adds, “Be prepared with job verifications
and a good landlord reference. If you are moving
and seeking a job or are a student, be prepared with
documents showing student aid, co-signers, bank
statements, or anything showing how you can pay
your rent.”
Collins says that finding exactly what you want in
this market takes some flexibility. “When starting a
search you have certain must-haves. For example:
an enclosed parking spot, a dishwasher and accept-
ing your 65-lb. dog. While you can’t give up your
big dog, or put him on a crash diet, you may be
flexible on the dishwasher or the enclosed parking.”
In this market, inventory won’t stay on the market
long, so make a decision quickly.

Tips and Tricks to Get Your Home CleanFollowing winter months spent indoors, it’s important to take the time to get rid of the dust, dirt and allergens that accumulate in your house. Use these tips to get your home organized and clean.
Gather your arsenal. Save yourself time and hassle by organizing the items you’ll need, such as rubber gloves, scrub
brushes, multi-purpose cleansers, etc. into one bucket with a handle.
Cover the basics. Make sure to dust, disinfect and clean all of your surfaces, as well as those areas that get the
most use. Sanitize telephones, remote controls, door knobs and counter tops. Take down and launder curtains
and wipe down window blinds using a damp sponge.
Tackle the kitchen. Focus on the key ar- eas. Using a solution of half water,
half white distilled vinegar, wipe down the plastic and glass compo-
nents of the refrigerator. Sprinkle baking soda onto a damp sponge
and clean counter tops, stainless steel sinks, the oven range, and
within your microwave. To remove soap buildup in your dishwasher,
pour a cup of white vinegar in an empty machine and run through
the cycle. “Most people are un- aware that the kitchen sink is one
spot with the most germs,” says Clay Nichols of DadLabs.com, a
website that helps modern dads tackle the challenges of paternity,
one day at a time. Nichols under- stands the challenges of juggling
a busy schedule and tackling household chores. He suggests us-
ing the moments in between other tasks to clean as you go.
Check behind the lines. When cleaning carpets, flooring and baseboards, move furniture out of the way. If you’re look-
ing to refresh a room, try placing key pieces in new spots. To get rid of the carpet indentations left behind by

However, if there is a problem with a septic system, things can get messy and expensive very quickly. The key to keeping septic systems running smoothly is prevention. Septic systems are installed in homes that do not have direct access to municipal sewer lines. Septic systems are typically found in rural homes or in towns that may not have the resources for extensive sewer piping. While a properly designed septic system can be trouble-free, maintenance is still essential. Because septic systems tend to be out of sight and out of mind, homeowners can forget about them. But ignoring your septic system can cause problems in the future.

QUESTION: In your comments regarding strategic
walkaways you say that a contract is a contract, the collateral is the property, and if a borrower does not pay, the lender can get back the house. What has been the role of real estate brokers and salespeople in the mortgage meltdown?
ANSWER:Let’s look at the role of real estate bro-
kers in a model transaction. First we have the “listing” broker, who
represents the seller. The seller wants as much as possible from the transaction. If Smith offers $300,000, and Jones offers
$325,000, all things being equal, which offer would you take? In terms of financing, the listing broker represents the seller, not the buyer, and only wants to assure that the purchaser can actually go through with the deal. How the property is financed is determined by the purchaser and lender.
Second, with a “buyer broker” the cli-ent is the purchaser and the broker is required to get the best price and terms for the buyer client. A buyer broker also wants the purchaser to get a pre-approval or pre-qualification from a mortgage lender to assure that the buyer will not make an offer on a property that cannot be closed because of insufficient finances. As to how a property should be financed, which loan to prefer, that continues to be a mat-ter between purchasers and lenders.
I would like to see the system changed by expand-ing buyer broker obligations.
In a 2006 speech to the nation’s real estate regula-tors, I said the scope of en-gagement for a buyer broker should be expanded to include a strong explanation of the lending system, espe-cially toxic mortgages and their potential for default. “Consumers,” I said, “should be plainly told that interest rates can rise, that increases in home values cannot be guaranteed, that past performance does not assure future results and that informa-tion provided for stated-income (no doc) loans must be verifiable.”
