five reasons hoMes don’t sellTHE FIVE MOST COMMON FACTORS THAT PREVENT YOUR HOME FROM SELLING
HOME MARKETABIL ITY Like any product, your home’s appearance will have a pronounced impact on whether it sells or not. Buyers quickly bypass homes that are dirty, cluttered, and in need of repair. Many sellers wait until after a home inspection to make repairs and wait until receiving negative feedback to conduct a thorough cleaning and declutter. The average home statistically receives the most showings in the first 30 days of the listing term. Making these adjustments after most of your prospects have already seen your home results in lost opportunity and a lower sales price. Taking the time to conduct a thorough cleaning, declutter, stage and make repairs to your property will yield a higher sales price with fewer days on market.
POOR QUALITY L IST ING P ICTURESEmpirical research shows that today’s homebuyer shops on the Internet, and spends the bulk of their time perusing listing pictures. Poor quality listing pictures will result in limited showings and conversely, high quality listing pictures will dramatically increase showings. Because the pictures that agents upload into the Multiple Listing Service get syndicated to thousands of websites, the effect of the listing pictures is compounded, and the quality of your pictures will dramatically affect the interest in your property and the ultimate sales price.
L IMITED MARKETINGDid your previous agent market your property for the first week of the listing term and then forget about it?
The average agent enters the property into the Multiple Listing Service, installs a yard sign and then waits for the home to sell. The check that your agent writes for the advertising of your property is usually drawn from their personal checking account. When times get tough, it is not the agent’s mortgage payment or car payment that get cut, it is the money that he or she uses to advertise client properties. Most real estate agents devote very little time or money toward marketing client properties. Agents typically promise exposure on many websites.
What they don’t tell you, is that you will get a basic, free ad on most of these websites.
Free ads will typically offer limited or no pictures, no virtual tours, no lead capture points, and placement at the end of search results for your geographical area. Poor advertising of your property will lead to low offers and/or no offers.
NO FOLLOW-UPThe average real estate agent has zero sales experience. Typically agents lack the time, motivation, or skills necessary to proactively sell your home. Agents tend to wait for the phone to ring instead of making the calls necessary to get your home sold.
In today’s market, buyers have an abundance of listings to choose from. Buyers will look for reasons to eliminate your property from their list of potential homes. Overcoming these objections is the key to getting your home sold for the best price in the shortest amount of time. Having a skilled advocate that can pick up the phone to clearly and concisely work to overcome buyer objections is critical to getting a home sold.
PRIC INGEvery home seller wants to believe that their house is worth the maximum amount. Be wary of real estate agents that promise a high price, but provide little or no sales data to support their suggested sales price. This is a commonly used strategy to obtain listings. The overpriced listing then languishes on the market for months until it is reduced to a market price. The buyer then makes a lower offer because the listing has accumulated excessive days on market. Overpricing a home will cause: limited showings, poor advertising response, no offers, more days on market, and cause competing properties to sell. After seven years invested in growing his company and developing the product line, Chris sold his company and took a one year sabbatical to plan his next career move. A Fells Point resident for ten years, Chris, had personally participated in the development and renovation of over 30 properties. Brenda serves as Settlement Manager for The Chris Cooke Team. As Settlement Manager, she is responsible for coordinating and managing all client settlements. Brenda handles all listing and contract paperwork, scheduling inspections, appraisals, settlements, and communicating with clients about their transaction status. Brenda is also a notary public. Brenda’s extensive experience in the mortgage industry enables her to communicate effectively with loan officers and loan processors, helping to insure that client transactions settle on time with no surprises.

Prior to joining The Chris Cooke Team, Rick split his time between working for Ritz Camera where he ran a chemical print lab, and running his own wedding photography business. With over 12 years of working behind the camera, Rick has extensive experience with all aspects of photography, including lighting, color correction, film development, and digital image enhancement. Rick also has six years of experience working with Adobe Photoshop, which he teaches to students in his spare time. Rick resides in Rosedale with his wife. His hobbies include playing guitar, photography, softball, golf, and watching movies.

dena VoLuse graduated from Towson University in 2004, obtaining her bachelor’s degree in business administration with a concentration in marketing.
