PROJECT SCOPE DESCRIPTION
GENERAL NOTESABBREVIATIONS
1. IT IS NOT THE INTENT OF THESE PLANS TO SHOW EVERY MINOR DETAIL OF CONSTRUCTION. THE CONTRACTOR IS EXPECTED TO COORDINATE, FURNISH AND INSTALL ALL ITEMS REQUIRED FOR A COMPLETE AND FUNCTIONAL INSTALLATION. THE CONTRACTOR SHALL USE THE PLANS IN CONJUNCTION WITH
THE SPECIFICATIONS. ANY DISCREPANCIES SHALL BE BROUGHT TO THE ARCHITECT'S ATTENTION IN WRITING PRIOR TO SUBMITTING THE CONSTRUCTION COSTING INFORMATION. IF A CONFLICT OCCURS WITHIN THE CONTRACT DOCUMENTS, THE CONTRACTOR IS DEEMED TO HAVE BASED THE
CONSTRUCTION CONTRACT FEE ON THE MORE EXPENSIVE MATERIAL OR METHOD OF COMPLETING THE WORK, UNLESS THE CONTRACTOR HAS REQUESTED AND RECEIVED A WRITTEN DECISION FROM THE ARCHITECT PRIOR TO SUBMITTING THE FINAL PRICING.
2. UNLESS SPECIFICALLY NOTED OTHERWISE HEREIN INSTALL ALL MATERIAL/PRODUCTS FOR THIS PROJECT IN STRICT ACCORDANCE WITH THE MANUFACTURERS LATEST PUBLISHED SPECIFICATIONS/ RECOMMENDATIONS. IF CONFLICT ARISES, NOTIFY ARCHITECT PRIOR TO PROCEEDING.
3. THE CONTRACTOR SHALL COVER AND PROTECT ALL EXISTING TO REMAIN AND NEWLY INSTALLED FINISH FLOORING FROM DAMAGE OR UNNECESSARY SOILING THROUGHOUT THE DURATION OF CONSTRUCTION. ALL MATERIAL DAMAGED BY THE CONTRACTOR SHALL BE REPLACED BY THE CONTRACTOR AT NO
COST TO THE OWNER.
4. THE CONTRACTOR SHALL FIELD MEASURE ALL DISTANCES AND CLEARANCES PRIOR TO COMMENCEMENT OF NEW WORK OR ORDERING OF MATERIALS. ANY DEVIATIONS TO THE CONTRACT DRAWINGS SHALL BE REPORTED TO THE ARCHITECT PRIOR TO PROCEEDING WITH THAT PORTION OF WORK.
CONTRACTOR SHALL NOT SCALE DRAWINGS.
5. THE CONTRACTOR SHALL SECURE AND PAY FOR ALL CONSTRUCTION PERMITS, FEES AND LICENSES AND INSPECTIONS. NECESSARY FOR A PROPER COMPLETION OF ALL WORK ASSOCIATED WITHIN THESE CONSTRUCTION DRAWINGS.
6. PERFORMANCE OF ALL WORK IS TO BE IN STRICT ACCORDANCE WITH ALL FEDERAL, STATE AND LOCAL CODES / ORDINANCES. CONTRACTOR SHALL HAVE ALL APPLICABLE CODE REFERENCES ON SITE AND AVAILABLE TO ALL TRADES.
7. THE CONTRACTOR SHALL USE ONLY THOSE ENTRANCES AND PARKING FACILITIES ASSIGNED BY THE OWNER FOR SITE ACCESS. ALL MATERIAL DELIVERIES AND DEMOLITION/TRASH SHALL BE REMOVED DAILY.
8. THE CONTRACTOR SHALL ENSURE THAT ALL EXISTING / NEW CONSTRUCTION WILL BE SHELTERED FROM DAMAGE BY WEATHER AT ALL TIMES DURING THE CONSTRUCTION/DEMOLITION PROCESS.
9. SUBMIT FINAL AIR TEST AND BALANCE REPORT AND OPERATION / MAINTENANCE MANUALS FOR APPROVAL BY ARCHITECT / ENGINEER 2 WEEKS PRIOR TO FINAL GOVERNMENTAL INSPECTIONS.
10. AVOID ANY PENETRATIONS OR TEMPORARY SUSPENSION OF EQUIPMENT (OTHER THAN THAT INDICATED IN THESE DRAWINGS) FROM THE STRUCTURE ABOVE WITHOUT WRITTEN APPROVAL FROM THE ENGINEER. THE CONTRACTOR SHALL NOT ALTER, LOAD OR PENETRATE THE STRUCTURE IN ANY MANNER
WHICH MAY COMPROMISE ITS INTEGRITY
11. ALL SMOKE AND FIRE RATED WALLS SHALL BE LABELED ABOVE THE CEILING WITH RED, PAINTED STENCILED LETTERING IDENTIFYING THE APPLICABLE WALL RATING AND STATING EITHER "FIRE AND SMOKE BARRIER - PROTECT ALL OPENINGS" AT SMOKE AND FIRE RATED WALLS OR "FIRE BARRIER - PROTECT
ALL OPENINGS" AT FIRE RATED WALLS. STENCILED LABELING SHALL OCCUR ON BOTH SIDES OF EACH SMOKE AND FIRE RATED WALL AT NOT MORE THAN 15 FEET ON CENTER AND ALL WALL TERMINATION OR CHANGES IN DIRECTION SHALL BE DESIGNATED WITH A VERTICAL LINE.
12. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO SUBMIT SAMPLES OF PATTERN AND COLOR ON ALL FINISHES FOR REVIEW AND APPROVAL BY ARCHITECT / OWNER PRIOR TO ORDERING MATERIALS.
13. THE CONTRACTOR SHALL COORDINATE ELECTRICAL AND MECHANICAL SUBCONTRACTORS AS RELATES TO SCOPE OF ELECTRICAL WORK ASSOCIATED WITH THE COMPLETE AND FUNCTIONING MECHANICAL SYSTEM, FIRE ALARM SYSTEM WIRING, AND CONTROLS WIRING REQUIRED BY THE MECHANICAL
DRAWINGS AND NOT INDICATED ON THE ELECTRICAL DRAWINGS. CONTRACTOR SHALL ALLOW IN BID FOR COST OF ELECTRICAL WORK NECESSARY TO COMPLETE INDICATED WIRING & TERMINATIONS.
14. ALL EXPOSED WOOD AND / OR WOOD IN NON-PROTECTED CONCEALED SPACES SHALL BE FIRE RETARDANT TREATED WOOD.
15. THE CONTRACTOR SHALL COORDINATE SIZE AND LOCATION OF PLUMBING PIPING AND FITTINGS SO THAT THEY ARE CONCEALED BEHIND FINISHED SURFACE OF WALL UNLESS SPECIFICALLY NOTED OTHERWISE. CONTRACTOR SHALL NOTIFY THE ARCHITECT IF THERE IS A CONFLICT WITH THE WALL TYPE
CALLED FOR IN THE PLAN.
16. THE CONTRACTOR SHALL COORDINATE WALL DEPTH SO THAT ALL ELECTRICAL PANELS AND DEVICES ARE FLUSH MOUNTED IN WALL UNLESS SPECIFICALLY NOTED OTHERWISE. CONTRACTOR SHALL NOTIFY THE ARCHITECT IF THERE IS A CONFLICT WITH THE WALL TYPE CALLED FOR IN THE PLAN.
17. THE DRAWINGS INCLUDED IN THIS SET ARE DESIGNED AS A COMPLETE SET AND SHALL NOT BE SEPARATED INTO INDIVIDUAL SHEETS OR BY DISCIPLINE. INFORMATION CONTAINED ON ONE SHEET MAY SPECIFICALLY APPLY TO INFORMATION OR CONDITIONS ILLUSTRATED ON OTHER SHEETS. IT IS THE
CONTRACTORS RESPONSIBILITY TO VERIFY THAT SUCH ITEMS ARE COORDINATED AND INCLUDED IN ANY PRICING INFORMATION.
18. ACCESS PANELS:
(1) WALL MOUNTED ACCESS PANELS SHALL BE "KEY LOCKED" IN SPACES WHICH ARE ACCESSIBLE TO THE GENERAL STAFF
AND / OR PATIENTS.
(2) WALL MOUNTED ACCESS PANELS LOCATED IN FIRE RATED WALLS, FIRE RATED SMOKE BARRIERS AND/OR NON-RATED SMOKE TIGHT PARTITIONS SHALL BE "KEY LOCKED."
(3) CEILING MOUNTED ACCESS PANELS IN ALL TOILET ROOMS SHALL BE "KEY LOCKED."
(4) ACCESS PANELS SHALL BE FITTED WITH INTEGRAL GASKETS TO BE "AIR TIGHT" IN ALL SPACES UNDER NEGATIVE PRESSURE, EVEN ROOMS THAT DO NOT HAVE A SUPPLY DIFFUSER (SUCH AS TOILET ROOMS).
(5) ACCESS PANELS SHALL BE OF THE "FIRE RATED TYPE" AND EQUAL TO THE RATING OF THE WALL, BARRIER, PARTITION, SOFFIT OR CEILING WITHIN WHICH THEY ARE INSTALLED.
(6) THE CONTRACTOR SHALL VERIFY THAT ACCESS PANELS OF THE TYPE SPECIFIED ARE INSTALLED IN WALLS, PARTITIONS, BARRIERS, AND IN "NON-ACCESSIBLE TYPE" CEILINGS AND SOFFITS WHERE VISUAL ACCESS AND/OR PHYSICAL ACCESS FOR SERVICE OR ADJUSTMENT TO MECHANICAL, PLUMBING, FIRE
PROTECTION, SECURITY, ELECTRICAL AND COMMUNICATION ITEMS MAY BE REQUIRED.
(7) ACCESS PANELS INSTALLED FOR PHYSICAL ACCESS SHALL BE MINIMUM 24 INCHES BY 24 INCHES IN SIZE. ACCESS PANELS FOR DIRECT HAND ACCESS SHALL BE MINIMUM 12 INCHES BY 12 INCHES IN SIZE. ACCESS PANELS FOR VISUAL ACCESS SHALL BE MINIMUM 18 INCHES BY 18 INCHES IN SIZE.
(8) PRIOR TO INSTALLATION OF GYPSUM BOARD ON FRAMED WALLS, PARTITIONS, BARRIERS, AND IN "NON-ACCESSIBLE TYPE" CEILINGS AND SOFFITS, THE CONTRACTOR SHALL SUBMIT DRAWINGS FOR ARCHITECT/ENGINEER REVIEW, WHICH INDICATE THE PROPOSED LOCATIONS AND SIZES FOR ALL ACCESS
PANELS.
19. PROVIDE CONTINUOUS SEALANT TO PROVIDE "WATER TIGHT" AND "AIR TIGHT" CONDITIONS AT THE PERIMETER OFF ALL DOOR FRAMES, INTERIOR WINDOW FRAMES, EXTERIOR WINDOW FRAMES, WINDOW STOOLS, CABINETS, CASEWORK, COUNTER TOPS, TOILET ACCESSORIES (BOTH RECESSED AND
SURFACE MOUNTED), FIRE EXTINGUISHER CABINETS, FIRE DEPARTMENT VALVE CABINETS, ETC. (EVEN WHEN THE JOINT AT THE PERIMETER IS EITHER HIDDEN OR NOT CLEARLY VISIBLE).
20. VARIOUS COMPONENTS OF CIVIL, STRUCTURAL, MECHANICAL, ELECTRICAL, PLUMBING AND / OR OTHER SPECIALTIES MAY BE SHOWN IN THE ARCHITECTURAL DRAWINGS FOR INFORMATIONAL PURPOSES ONLY. REFER TO THE RESPECTIVE SPECIALTY DRAWINGS AND SPECIFICATIONS FOR INFORMATION.
21. THE CONTRACTOR SHALL USE THE EXISTING BUILDING IN A MANNER WHICH WILL NOT DEFACE OR DAMAGE THE EXISTING FACILITIES AND / OR SITE IN ANY FASHION. ALL DAMAGE BY CONTRACTOR SHALL BE REPAIRED/ REPLACED BY THE CONTRACTOR AT NO COST TO THE BUILDING'S OWNER. PROVIDE
PROTECTIVE MATERIAL AS WARRANTED.
22. ANY EXISTING ELEC., PLUMB OR HVAC DEVICES OR SYSTEMS WHICH ARE NEEDED TO MAINTAIN THE OPERATIONS OF THE SYSTEM, SHALL BE CAPPED OFF OR REROUTED AS NECESSARY TO MAINTAIN SYSTEM, REGARDLESS IF INDICATED HEREIN.

26. ALL DIMMING MECHANISMS HAVE TO BE COMPATIBLE WITH FIXTURE DIMMING REQUIREMENTS.CONTRACTOR MUST VERIFY ALL DIMMING MECHANISM AND FIXTURE DIMMING REQUIREMENTS BEFOREANY ORDERING, INSTALLING, OR WIRING OF ANY DIMMING MECHANISMS AND FIXTURES.
27. THE ELECTRICAL CONTRACTOR SHALL FURNISH A COMPLETE SET OF AS-BUILT DRAWINGS, SHOWING ALLCHANGES AND DEVIATIONS TO THE ARCHITECT/ENGINEER PRIOR TO COMPLETION OF THE PROJECT.
28. SEAL ALL NEW CONDUIT PENETRATIONS THROUGH FIRE RATED WALLS, CEILINGS, FLOORS, ETC., TOMAINTAIN EXISTING FIRE RATING CONDITIONS. FURNISH AND INSTALL FIRE RATED ENCLOSURES FOR ALLEQUIPMENTS PENETRATING FIRE RATED ENVELOPES, SPACES, ETC. IN ACCORDANCE TO SECTION 714 OFFBCB (5th EDITION).
29. ELECTRICAL CONTRACTOR IS RESPONSIBLE TO PROVIDE WIRING FOR HVAC SYSTEM: A/C EQUIPMENT(S),SMOKE DETECTORS, THERMOSTATS, TEST STATIONS, MOTORIZED VOLUME DAMPERS, ETC. ELECTRICALCONTRACTOR SHALL COORDINATE WITH MECHANICAL DRAWINGS AND PROVIDE ALL NECESSARYCONTROL WIRING. ELECTRICAL CONTRACTOR TO THOROUGHLY REVIEW MECHANICAL PLANS ANDPROVIDE POWER TO ANY MECHANICAL EQUIPMENT OR DEVICE THAT IS NOT SHOWN ON ELECTRICALPLANS BUT IS SHOWN ON MECHANICAL PLANS.
30. INSTALL "GFCI" GROUND FAULT INTERRUPTER RECEPTACLES WITH WEATHERPROOF COVER WITHIN 25 FTOF HVAC EQUIPMENT, MOUNT RECEPTACLE ON UNISTRUT (UNLESS HVAC EQUIPMENT IS SPECIFIED WITHFACTORY INSTALLED CONVENIENT RECEPTACLE) .
31. CONTRACTOR MUST VISIT THE SITE PRIOR TO BID OR CONSTRUCTION TO VERIFY ALL EXISTINGCONDITIONS. BEFORE SUBMITTING BID, BECOME THOROUGHLY FAMILIAR WITH ACTUAL EXISTINGCONDITIONS AT THE BUILDING SITE. THE INTENT OF THE WORK IS SHOWN ON THE DRAWINGS ANDDESCRIBED HEREINAFTER. BY THE ACT OF SUBMITTING A BID PROPOSAL FOR WORK, THE CONTRACTORSHALL BE DEEMED TO HAVE MADE SUCH STUDY AND EXAMINATION AND TO ACCEPT ALL CONDITIONSPRESENT AT THE SITE. 32. OPERATING MANUALS AND MAINTENANCE MANUALS SHALL BE PROVIDED TO BUILDING OWNER INACCORDANCE TO SECTION C405.7.4.2 OF FBCEC (5th EDITION).
33. ELECTRICAL CONTRACTOR TO PROVIDE DOCUMENTATION FOR EQUIPOTENTIAL GROUNDING IN ALLPATIENT CARE AREAS INCLUSIVE OF THE NEW PHILIPS RADIOLOGY EQUIPMENT AS PER NFPA 99 (2005),SECTION 4.3.3 & FBC (2014), SECTION 419.3.11.6. THE EFFECTIVENESS OF THE GROUNDING SYSTEM SHALLBE DETERMINED BY VOLTAGE AND IMPEDANCE MEASUREMENTS WITH AN APPROVED METER
34. PROVIDE A DEDICATED NEUTRAL WIRE FOR EACH PHASE CONDUCTOR IN ALL PATIENT CARE AREAS. ASPER NFPA 70 (2011, SECTION 210.4B)
