Introduction:The proposal is to convince Mr. Lee Siew Wai, which is a developer that hired me as an architect to plan a development that will bring benefit to both his business and the community.

Therefore, after asking around and searching, an empty site in Taman Yoon Fook was chosen.

After choosing the site, site analysis was carried out with the potential of the site being stated so as to make the best out of it.

Through the site analysis, I have concluded that a plan has to be made in the perspective of what the area needed the most where the proposed project will be an attraction in that area for the community to make use of it and at the same time, benefits my client to the extent.

Proposal:Project: Commercial Area ( A Speed Mart )

Location: Taman Yoon Fook, Seremban, Negeri Sembilan

Size of land: 3495.88 m

Defination of Speed-mart:

A mini market that portrays a fast, easy & convenient store that supplies various types of daily use products with reasonable price.

Aim of speed mart:

To provide an ideal shopping environment that incorporates with the elements of time and money saving. The idea of “ Near & Safe” is being implemented.

Why Near?

Because the speed mart is located in Taman Yoon Fook which is a residential area and there are many other residential area surrounding Taman Yoon Fook. Therefore, residents in Taman Yoon Fook and other residents from the surrounding can make use of the speed mart with much connivence.

Why Safe? Since it is near, people do not have to drive kilometers to buy the things they need. Instead, this speed-mart is at a walkable distance for the residents of Taman Yoon Fook. As for the residential areas nearby, residents do not need to travel to another area far away from their house to get their needed items. Therefore, whether or not it is the residents of Taman Yoon Fook or the nearby residential areas, petrol will be saved as shorter distance was traveled to the speed mart.Additionally, time can also be saved with shorter distance traveled to the speed mart.

As a matter of fact, with these benefits that the residents will have when there is a speed mart built at the chosen empty site, it will attract more and more residents nearby as time, money and petrol is saved. When the residents chose to shop and buy their needed items at the speed mart, Mr. Lee will be able to obtain his benefits.

Bubble Diagram:

The bubble diagram above consist of the basic components of the project which includes the main building which is the speed mart. Furthermore, there are parking areas, driveways, toilets, stores, softscapes, entrance, and a loading and unloading area.

Using the elements stated in the bubble diagram, a conceptual diagram is formed which includes the placing of each elements on the chosen empty site.

Impacts:Every construction project will have an impact to the surrounding which includes the environment, the traffic, the community and many more. Some impacts brings benefits to the community and some are disadvantages. However, solution to each disadvantages created by this project is proposed so as to ensure the community gets the best out of it.

Environment:

The environment will be affected as there will be less greeneries when the site is cleared to build the speed mart.

Without greeneries, the area will look unappealing and it will affect the weather at that area as there is no shade provided.

Consequently, residents may not go to the speed mart because there are no greeneries there.

The solution to this problem is to add greeneries at the parking areas so as to provide shade and to enhance the visual look of the whole area.

By doing so, the area will come to life with the help of the greeneries planted at the parking area.

It also helps to indicate the separation of driveways and lanes at the parking area where people who travel there will be clear of every lane of the parking space.

The divider of the parking space is also planted with turfs to increase the greeneries at that area.

Traffic:When there is a speed mart built at that area, the traffic around that area will be affected as people will start to travel there to buy their needed items at anytime. This may cause traffic jam at the area which will create discomfort to the residents instead of benefiting them as they are unable to live in a harmonious environment.Therefore, a spacious parking area is provided at the speed mart so that enough space is provided for vehicles to be parked even at the peak season.

Residents will not have to park their vehicles along the main road which will cause traffic jam as enough parking spaces are provided.

Wide driveways which have two lanes for vehicles to travel in both direction is also provided at the area.

Therefore, a smooth traffic is provided at the area as vehicles are able to travel in and out of the area smoothly with enough space provided. In conclusion, traffic congestion will not appear at the area.

Water Absorption Area:When the land is developed into a speed mart, the water absorption area is decreased as the actual land is formed with soil. But after construction, it is turned into concrete land. Consequently, the flow of rain water will flood the lower area of the site as water absorption is unavailable.The solution to this problem is to build a good drainage system around the area so as to provide a pathway for the water to flow out of the area.

The drainage system at the parking area:Rain Water will be directed into these drains at the parking area which will prevent flood at the area which will cause the residents to be unable to park their vehicles when visiting the speed mart.

The drainage system around the whole site is wider and deeper compared to the one in the parking area so as to enable more rain water to be collected and directed to the main drainage system at the area.

Surrounding:The proposed site is surrounded by a few rows of commercial buildings that are in a run down condition.

After building the speed mart, the surrounding commercial area will benefit from it as more people are starting to travel to this area. The shops will be noticed by the people as they travel to the speed mart.Therefore, the whole commercial area will be lively again filled with people which will also benefit the business of the speed mart.

Building Team :Architect:

To design the layout plan of the whole area with detail design of buildings. Focus on the appearance, shape, size as well as the use of the building and comply with building and safety

regulations, local planning regulations and restrictions. Also oversees the construction of the project to ensure everything was built accordingly to the plan without offending the rules and regulations. Make decisions and solve problems that arise during construction stage.

Civil & Structural Engineer:Concerned with the design and physical integrity of buildings and other large structures and ensure the safety and durability of the project on which they are working. Also helps the architect achieve the vision for the project.Also

analyze configurations of the basic structural components of a building or other structure by calculating the pressures, stresses and strains of

each component, such as a beam or lintel. Considering the strength of various materials to use to build the buildings for example timber, concrete, steel and brick.

Land Surveyor:Record the distances, directions and angles between two points, on the ground, using benchmarks, as a starting point and prepare detailed layered map to show topography, easements, soil conditions on a parcel.

Contractor:Specialize subcontractors to perform all or

portions of the construction work.

Responsibilities includes:

Applying for building permits, securing the

property, providing temporary utilities on site,

managing personnel on site, providing site

surveying and engineering, disposing or

recycling of construction waste, monitoring schedules and cash flows, and

maintaining accurate records.

Mechanical & Electrical Engineer:

Manages the planning, design, construction and

maintenance of various mechanical systems, for

example, the Heating Ventilation ,Air

Conditioning, and rain gutter systems in

buildings and structures.

Also monitors and commission plant and

systems. Design, develop and maintain

electrical control systems focusing on economy, safety, reliability, quality and

sustainability which includes lighting, heating and ventilation.

Quantity Surveyor:Responsible for the cost of any building project - from initial estimates, right through to the final acquisition of materials. Also prepares contracts which includes the details regarding the quantities of required  materials.

Produce on-going cost analysis of maintenance and repair work.Analyze completed work and arranging payment to contractors as well as allocating upcoming work to contractors. Carry out site visits with assessments and projections for future work. Advise architects and contractors of the cost of the project.
