CASE NO. 601F Consider a request of Marcelo Andonie,

applicant, representing MS410 Partners,LLC, owner, for the significance reviewof the existing structure(s) located at518 Tuxedo Ave under DemolitionReview Ordinance No. 1860 (April 12,2010) in order to demolish 100% of theexisting main structure.

SUMMARY Applicant is seeking to demolish 100%

of the existing structures located at518 Tuxedo Ave.

BACKGROUND

Legal Description (LOT 3, 4 & the easthalf of lot 2, BLOCK 201, CB 4024)

The property is zoned SF-A and islocated on the south side of TuxedoAve., between Loveta St. and La JaraBlvd.

PROJECT LOCATION

POLICY ANALYSIS The 2,795 square foot home (inclusive of

attached garage) was built in 1950,according to the Bexar County AppraisalDistrict.

Staff has reviewed the property and has notfound any evidence that the home was builtby a noted architect, belongs to a distinctarchitectural style, or has any majorhistorical significance.

ARB RECOMMENDATION

On November 17, 2015 the ARBreviewed the case, found nosignificance in the existing structure,and approved the demolition request.

PUBLIC NOTIFICATION Postcards were mailed to property owners

within a 200-foot radius of the property,appropriate notice was posted on the Citywebsite and a sign was posted on theproperty
