350,000 square feet of Class A office space
General Office (GO) zoning for the entire site
Building 2 (the left most building) will have approximately 170,000 square feet of office space, in a three story building with a parking garage underneath and a height of 40 feet.
Building 1 (the right most building) will have approximately 180,000 square feet in a three story building and a height of 40 ft.
The building in between is a 5 story parking garage with 1.5 stories underground and a maximum height of 40 feet.
The closest setback from Lost Creek Blvd. will be 300 feet from the southwest corner of building 1.

The closest setback from the back property line of residents on Quaker Ridge will be 300 feet from the northwest wing of building 2.
The closest setback for the surface parking lot from the back property line of residents on Quaker Ridge is 110 feet.1

Unresolved Issues
GO zoning All the other office buildings in the area are Limited Office (LO) All of proposed development meets the criteria for LO zoning
except the number of stories of the parking garage. LO limits the buildings to 3 stories and the garage is 3.5 stories above ground and 1.5 below ground.
Perhaps better to be LO with a variance on garage GO allows buildings 60 feet high, so in the future Building 2
could be increased to that height. GO allows permitted and conditional uses broader than LO Have to limit uses through a voluntary restricted covenant*
