Your clients use BIM.What is it?All manufacturers have one thing in common: the desire to reach the widest possible market and increase sales. However many companies struggle to be in the forefront. They need to be chosen as an option for specifiers (architects, engineers, and even designers), in addition to having its supply aligned with the latest technologies and working methods.

BUILDING INFORMATION MODELING (BIM) is a methodology that involves the creation of three-dimensional models of buildings, including the full range of products and associated materials, such as all sharing information associated processes. Associated with the three-dimensional model of the building there is a set of data describing its behavior that, together with geometry, allow to perform simulations: quantification of materials and costs, energy analysis and consumption, among others. The sharing and management of all information related to the project during its life cycle, from design and construction to asset management and its eventual demolition, is the essence of BIM.

Why everyone talks about BIM?LET’S START WITH A DEFINITIONWHAT IS IT_BIM is the collaborative design process of a building using a coherent system of computer models rather than separate sets of drawings.HOW_It involves creating three-dimensional models of the building, including the full range of associated products and materials.WHY_Optimization of construction processes, enabling the reduction of time in creating drawings, facilitating the application of the products in the project and its specification.

The European directive 2014/24/EU (EUPPD) recommends that all 28 EU member states encourage, specify or mandate the use of BIM for publicly funded construction and building projects in the EU by 2016. It will be compulsory to use BIM on publicly funded projects in 2016 in the UK, in 2017 in France and 2018 in Spain.

So who uses BIM?

1_OWNERS AND INVESTORS In order to ensure a more efficient design validation, a further reduction in costs and better planning, the investor - whether an individual, a company or public entities - sees in BIM a mandatory methodology for any project. Apart from direct advantages, it allows working with multidisciplinary teams, regardless of their country of origin, with the certainty thatBIM enables effective communication and efficient project management.

2_CONTRACTORSCost reduction and better management and planning of construction are someof the key arguments that attract more and more contractors to seek BIM as a methodology in its projects. A BIM mo-del includes all materials, components,

equipment and products that are part of a building. Thisallows a correct integration of the entire supply chain, in which manufacturers are an integral part.

3_SPECIFIERSArchitects, engineers, interior designers and those who develop designer jobs, are largely responsible for the expansion of BIM. The greatest ability to control the project and also the higher cost control allows them to meet the new market challenges. Markets are becoming increa-singly global, so when these professionals include products of specific manufacturers in their projects, they have a key role in prescription, opening an important area for internationalization.

08

Page 9: BIM content Guide for brands by bimK

4_MANUFACTURERSBrands who choose to present their products in BIM are to be providing to specifiers, and later to other stakeholders of a building, quality elements. Their products in 3D format, with associated technical data, facilitate designers access to product information. To be integrated into the design increases product and brand loyalty, ensuring that on average nearly 70% will be used in construction. At the same time manufacturers are being transported to global markets: either by local professionals that include the products in their projects, either by being selected by professionals in other countries that have adopted BIM methodology. When presenting the market its BIM products, a ma-nufacturer can:• Access a large number of professionals worldwide• View their products included in new buildings• Be at the forefront in the choice of their brand and products face competition• Increase the exposure of their products to subscribers• Export and increase sales.

How to see your productsin a BIM project?

When it is necessary to convince a client, whether contractor or even the developer, nothing like already have the products included in the project. Much of the access to these BIM products is made by the designers through libraries available on the internet. Libraries are part of the process of any BIM building.

A BIM content library is an on-line platform where manufacturers enter their products, so that all other industry players have easy access to them.

The creation of BIM models and application of BIM products with standardized information is a need in the industry.

17

Page 18: BIM content Guide for brands by bimK

To meet the designers and all those involved in construction, manufacturers need to provi-de:• categorized and classified products • 3D files to download and associated technical data• organized data for use in various stages of design and in the entire building lifecycle.

Once downloaded, these products become part of the specifier library, opening up oppor-tunities for manufacturers to have their products in more than one project.

Want to increase your exportationTo have a good catalog or website in many languages, even optimi-zed for the search engines does not mean it can introduce your pro-ducts in international projects. In addition, presenting your products modeled in 3D is also not enough to take advantage of the BIM grow-th worldwide.Your brand and products must be in platforms that allow you to rea-ch the main subscribers firsthand and in project context. This way you can be part of a complete supply base, whether for commercial, institutional, governmental and residential projects worldwide.

You’re being inefficient in predicting the marketsThe information that your sales team can get is most often when the project is finished and the contractor starts the construction works. If you use the business intelligence maps, you can create indicators to help you understand where your products they are being used, what types of projects, in which regions, and even to compare with your competitors, to assess their market share. About 75% of the products specified in BIM projects are applied on site.

You have online simulators for the general publicIt is true that a good simulator allows the end customer to evaluate how your product fits into a project. However the lack of technical details and the inability to integrate directly with professional software such as Autodesk Revit®, ArchiCAD®, Bentley® and even SketchUp®, significantly limits the access of specifiers to your products.Offering your products in online BIM libraries means that they are directly incorporated into building projects, right from the first moment. And as your products are more than just a 3D object, the parametric information - whether dimensions, thermal resistance, application, among other data - ensures that the end result is what the designer expects.

2

3

23

Page 24: BIM content Guide for brands by bimK

Your marketing needs more channelsto measureand guarantee resultsBeing specialty trade shows, customer meetings or even commercial initiatives for new businesses, the presentation tactics of your products will certainly be printed catalogs, a presence with a website, files in image format or even in 3D. Additionally, you can include your products in directories on the internet and even make online advertising, complementing your promotion strategy. However, there is a key moment - one in which the specifier adopts the products and materials of a brand in his project. If it is true that this process is the culmination of a multi-channel marketing strategy, your product can only be available at this decisive moment through BIM libraries. In a library products are categorized, promoted and directly included in the projects through a simple click. Apart from the advantage of being present in the moment of decision, you’ll obtain performance indicators that may support the marketing and even your future commercial work.

Your products are exchanged for others not so good(and you cannot do anything about it)Quite often in the building process there are products that are replaced by others of similar features but of inferior quality. If this scenario already happened to you, surely wondered why not compare the comparable, instead of relying only on price. The BIM methodology is seeking to harmonize this process, ensuring that the products and materials used are in accordance with what was planned. This comparison work can occur both in design or construction phases, opening opportunities for real competition and new opportunities in markets for which your proposal is more competitive.

ARE YOU A DESIGNER, INTERESTED IN MATERIALS, PRODUCTS OREQUIPMENTS FOR ARCHITECTURE, ENGINEERING AND CONSTRUCTION INDUSTRY?

FactorDisagree Agree 1 2 3 4 5

For each category, select the appropriate number. If you strongly disagree, choose 1. If you strongly agree, select 5. The numbers between 1 and 5 correspond to your level of agreement, neutrality or disagreement. Count your score when you're done and follow the instructions at the end.

• If you score> 20, are ready for BIM• If you scored between 10-20, you're going in BIM direction. You should consider very soon to prepare your products and your brand to the BIM methodology.• If you scored less than 10 points, may still not be ready for BIM. But that does not mean you should stop reading this document!

Regardless of your score, if you’re still not presenting your products in BIM platforms that is not good news. However, where you are now is exactly the starting point that can change the way you present your products to the markets.

29

Page 30: BIM content Guide for brands by bimK

Investmentand costsTo embrace BIM, the costs process is quite straightforward and is only built over 3 blocks. Each block has a value which varies according to the complexity of products, quantities and information details required.

30

Page 31: BIM content Guide for brands by bimK

1MODELING AND PARAMETERIZATION _Initially your products have to be modeled natively

in 3D to each software. For example at bimK® we use Revit®, ArchiCAD®, Bentley® and

SketchUp® because they are standards in the market. Later, will be added in great detail

all the technical information that characterize your products, constructing a parametric base,

critical to the success of your products. Thus is created the BIM product. The cost to produce

these objects is unique and should be incorporated into the product development chain. Once

modeled incurs no other costs.

2AVAILABILITY IN ONLINE BIM LIBRARIES_ Once the products and technical data are

ready, it will be possible to include them on platforms that feature the BIM objects to

architects and other specifiers. It is these platforms they choose your products and

add them in their projects. In order to be in these online storefronts, there is a monthly cost

(or yearly), which should be seen as marketing and advertising, which ensures the smooth

operation of the platform for specifiers (usually free for them).

3LEVEL OF BUSINESS ANALYTICS AND BENCHMARKING INFORMATION_Now is the time

to visualize the behavior of your products in the library. Statistics and tactical market data.

Data that may indicate your success as well as your market behavior. Depending on the

detail of information required cost level will also vary, and may be analyzed as marketing costs.

31

Page 32: BIM content Guide for brands by bimK

To succeed with BIM librariesmore than technology

Would you buy a Ferrari and then keep it in the garage? That’s what happens when you develop all you products in BIM, cast them in an online library, but nothing else happens.

While there are important differences between BIM libraries, success is often determined by three factors:

1. YOUR STRATEGY AND MANAGEMENT PROCESS OF YOUR PRODUCTS AND ITS INFORMATION

2. YOUR CONTENT AND GENERATED DATA FLOW RATE

3. YOUR TEAM

With limited investment in these areas you can usually get a good (but not great) ROI in BIM. The key is “Think big, start small, and move quickly.”In other words, the best results usually come if you start with what you have today, and then incrementally invest to move on an upward results curve.

BIM, as a construction methodology which involves all the building’s life cycle, is innovative. It’s a break with the traditional methods that promises greater efficiency and better results in the construction industry.

32

Page 33: BIM content Guide for brands by bimK

Based on this principle you can explore some key tools that BIM libraries, such as bimK®, present to you:

BUSINESS ANALYTICS – know which are the most

downloaded products, which keywords made them be

presented to specifiers, the origin of accesses, the type

of products searched by regions

BENCHMARKING E BUSINESS INTELLIGENCE –

know your products facing the competition, better un-

derstand the type of specifiers who are using your pro-

ducts, introduce performance indicators from platform

data to your sales

BIM is no longera desire buta reality.

34

Page 35: BIM content Guide for brands by bimK

And remember that opportunities allow access to an increasingly global market.

Let us look at Europe and legal directives opportunitiesIn 2014, the EUPPD - European Public Procurement Directive - adoption recommendsall member states to encourage, specify or mandate the use of BIM forpublicly funded construction.

In addition to government initiatives to encourage the adoption of BIM, European legislation regulating energy consumption and CO2 emissions and other regulations affecting the construction industry are incentives for the adoption of BIM, the methodology that involves all the information and simulation of a building model. In the global market Architecture, Engineering and Construction projects are increasingly executed in different countries. The implementation of BIM in various countries around the world is a reality that can not be ignored.

Let’s start?A BIM platform is based on real products, provided by you.

You can start with a product in CAD / CAM and technical information dispersed. From this moment, after adequate 3D modeling, it is processed: the information is organized and files are created so that the product is published and reaches the computer or tablet of each player in the construction process.

The product will be present on the desks of designers and project managers that will carry it back to reality, putting it into BIM models and finally building with them, applying it in real enterprises. Finally, because the product information is always updated on the platform, a simple search will provide information necessary for the conservation and maintenance of the building.bimK® is the platform that allows you to explore all the BIM benefits and start the growth of your company.

A case studyTo evaluate how it all works, here is an example of a case involving a manufacturer in the whole process of building construction. In this case it is possible to understand the importance of BIM for those who produce materials and products throughout the entire project.

If a manufacturer has their products already available through a platform as bimK®, at this stage the brand can already be included in this sketch.

PROJECT [3D WITH DATA]It all starts with the request of the investor. The project briefing includes the specification of the building, the objectives for the same, references and any details that might help the architect to build a proposal. In the initial phase, it was common for the architect to present a draft produced in a CAD software. The rise of new, more targeted tools for BIM allow the presentation of 3D ideas early on, already including materials and products from various manufacturers.Once approved is initiated the construction of the architectural model. Here the detail is relevant and the choice of products that respond to the BIM methodology is critical. When using a library like bimK®, the responsible architect works with his team and shares the various objects that will use in the project. The design work begins with the architects but still has other players for which bimK® is very important: the various engineering teams go ahead with the electrical, mechanical and structural modeling. These elements, using BIM methodology, ensure that safety and quality standards are applied as planned.

Manufacturers have not only architects as specifiers. The engineering projects are the key to incorporate technical products into the project.

38

Page 40: BIM content Guide for brands by bimK

40

Page 41: BIM content Guide for brands by bimK

PRE-CONSTRUCTION [4D & 5D]Good planning is critical to the success of a building.A project that incorporates all of its objects from a library as bimK®, allows you to schedule the construction works (adding a fourth dimension to the project) and preview costs (the fifth dimension respectively). This is only possible through data quality of products and materials that manufacturers offer. The pre-construction lists all the elements needed to build:

• Allows more detailed queries to the market• Allows you to compare products for its properties and intended function and not

merely by price• Optimizes the entire construction process, minimizing errors and improving timelines• To check a library for detailed product and materials data is a unique character-

istic of BIM design methodology

41

Page 42: BIM content Guide for brands by bimK

Even in the building process, during construction works, a manufacturer that has its products in bimK® can be searched.

CONSTRUCTION [3DB]The construction process revisits all the planned design in all its dimensions.

Contractors have a number of challenges that only occur on site. A simple lack of stock may lead to the search for alternatives.

However the most common situations are the de-mand for compliance with the construction plan, and the greater technical knowledge of materials and products used throughout the BIM process.

The control of the construction works is thus more immediately focused on the details provided by the project teams.

42

Page 43: BIM content Guide for brands by bimK

45

INTERIOR DESIGNFinally, when the construction works ends, it’s time to prepare all the interior design and decoration. The furniture and accessories brands can also embrace BIM for develop their busi-ness. The ease of access to products, and compatibility with less technical tools as SketchUp®, allowsa large number of specifiers to use the pla-tform. Interior designers and decorators are also important to the whole process of building that was born with the briefing, de-signed and built by BIM methodology.

Page 46: BIM content Guide for brands by bimK

The opportunities for manufacturers don’t end with the construction of the building. Extend in time with the maintenance and remodeling.

BUILDING MAINTENANCE AND MANAGEMENT - FM [6D e 7D]The sixth and seventh dimensions of a BIM project end in the building management and control. Since the small part replacement to repair an air conditioning infrastructure, if a BIM model is built, the process is linear.By using BIM methodology, maintenance teams have access to a wide range of data that allows them to manage the building in detail. Easy access to brand products used in construction, encourages the use of it in post-construction.

Finally, remodeling is also part of this final dimension. The use of BIM in renovations is also important, and once again the manufacturers can take advantage of it. The opportunities for manufacturers do not end with the construction of a building. Extend in time with the maintenance and remodeling.
