North Park Property Management, a growing firm based in Northbrook, Illinois is purchasing a 70,000 SF neighborhood shopping center located in Homewood Illinois. The center is currently 93% occupied by tenants such as Ace Hardware, Panera, Subway, Bank of America, Lorenz Appliances, and smaller boutiques. The property is stable and provides attractive cash-on-cash returns of 9%-10% a year at the property level. The value-add potential at the property level is to re-lease the spaces that are currently significantly under market, which comprise about 30% of the total SF, to a market rate of $8-12PSF (NNN) over the investment period. The Subject Property represents a $7.1M investment, of which $1.8M will be PeerRealty Equity, and the remainder a senior fixed-rate loan. This equates to an acquisition basis of just over $100 PSF, while replacement cost is estimated to be $200+PSF. PeerRealty Investors receive an 8% preferred annual return for the life of the investment, and all remaining cash flow is split 70% to Investors and 30% to the Sponsor. The targeted IRR is 15% and the targeted hold periods is ±5-7 years.

Homewood-Flossmoor is home to excellent school systems with a top-rated high school and receives numerous awards for excellence in its park districts and recreational facilities. The suburban geographic position is ideal, as it provides easy commutability to Chicago and surrounding areas. The downtown area was rated one of the best downtowns in the Chicago Metropolitan area by the Chicago Tribune due primarily to the quaint shopping and restaurants available.
