Hartley Homes & Consulting has taken the high road exceed-ing the challenges of the new BC Building Code introduced in De-cember of 2014. Code require-ments for the Central Okanagan

region require a net insula-tion value of RSI 3.19. Hartley Homes introduced the use of 2 x 8 exterior wall construction to deliver a net RSI 4.15, exceeding the Building Code by 30%. We also use R50 attic insulation.

We help our clients design their custom homes to support their specific life styles; we do this with our longstanding de-sign team at Mullins Drafting & Design. Our clients also enjoy the support of our interior de-signer at Align by Design and complete custom cabinetry by Spectrum Cabinets.

Our homes feature:u Stronger foundations with 24” wide concrete footings

and engineered concrete walls. u More durable drainage with perforated 4” PVC pipe for

weeping tile, solid 4” PVC pipe for rainwater leaders. u Engineered floor joist systems using 14” deep floor

joists and ¾” T&G fir plywood glued and screwed to eliminate potential floor squeaks.

u Better water proofing in wet areas using water resistant drywall in the entire bathroom area, and Schluter floor and wall water proofing membranes.
