It’s a Hybrid of a Membership based Hacker Space and
a traditional leasing situation. Small leases of one bench
for 6 months will be considered, up to large established
labs leasing 20,000sf or more for 10 year terms.

DIY Labs are usually BSL1(Bio Science Level One)
labs.“BSL” is a biosafety contaminant rating. BSL1
Labs are equipped for work with benign organisms
like genetically debilitated e-coli strains, molds, and
yeasts.
Built as a biological and chemical research
facility, Parish accommodates scientists in both the
Chemistry and Biology Fields.
Community Labs, DIY Labs, Open Source Labs are
much smaller than Orchard Tech Lab most often
maxing out in size at about 3,000sf.

BioSafety Levels are designated &
ranked from BSL1 to BSL4.
Parish Tech Lab can accommodate BSL2
projects – potentially BSL3 which is
dependent on staff training as well as
the structure and fit up.

Parish Tech Lab was originally designed for wet lab work, animal husbandry and chemical compound study.
Community Labs, BSL1, work with the most inert of biological materials.
BSL2 Level pathogens include: Connecticut’s very own Lyme Disease, as well as Hepatitis A-B-C & Measles.
BSL-3 pathogens include the ever feared: SARS, Eastern Equine Encephalitis, and Yellow Fever.
BSL-4, the most dangerous, is what every movie lab looks like: Pressurized suits, multiple showers & ultraviolet rooms at the entries and is where work involves dangerous pathogens with no vaccines or treatments, like: Ebola, Smallpox and Hemorrhagic Diseases.

Parish Tech Lab meets the BSL1 conditions easily as BSL1 Labs are most reliant on personal protection: Goggles, gloves, etc.
It also has Chemical and Biological Fume Hoods in place to properly vent and clean waste and bi-product gases, at BSL2 guidelines.› One could walk, in today and set up a Bio Lab without any additional work
being competed. Lab Space, Office Space, Kitchen space & conference rooms are available to lease now.
BSL3 requires more delineation and security between Labs, and internal spaces.› PHd’s could not easily step out of their offices and into the lab without
security locks on doors and additional safety checks, as well as donning protection suits and gloves.
BSL-4 the most dangerous, require complete protection including breathing apparatus and hoses, multiple showers & ultraviolet rooms at the entries.

1. Tenant Improvement Cost Clause:
› Costs aren’t solely in Walls & Paint. Higher Costs are in:› Cutting concrete floor slabs in one-story “flex” buildings for
power, high speed data wiring, plumbing…
› Adding power and redundant systems (generator power, server racks) Additional air conditioning ...
Landlords generally require tenants to pay for “fit-ups” amortized over Five or More years of the initial lease term.

2. Security:
Deposits run higher in BioTech Leases than standard office or commercial lease Deposits due to costs of systems.
Can also include Bank Letters of Credit
Often include Personal or Corporate Guaranties May include additional deposits to cover Hazardous Materials disposal or clean up.

3. BioTech Labs are nearly always Responsible for their Utilities
and will spend time negotiating how they are defined and metered in
a lease negotiation. Particularly the whole building back up systems.
Increased Building Service and Utilities could spark controversy
4. Assignment and Subletting is another potential hot spot. A
Savvy Landlord will likely restrict an established lab from subletting
to a start-up or profiting from tenant installed equipment that has
become a permanent part of the real estate or a sub tenant who
might compete with another of the Landlord’s tenants or demand
higher and additional deposits from a subtenant.

As many in the scientific community know, Grant Funding has been on the wane for a while now.
Less than five years ago, the scientists in the top 40% of their field were virtually guaranteed a federal grant of One Million Dollars a year for Five Years.
Now funding channels have shrunken and labs are lucky to get $800,000 a year guaranteed for three to five years. And if those scientists, in that lab are affiliated with a university, the university will take $300,000 minimum of the top for expenses including utilities and per diems.
This is just another reason that an equipped lab lease is an attractive option.

times and because the tenant leaves lab equipment behind, the tenant needs
to get the usable life out of the equipment before leaving it.
