• The building has a seismic resistant design with accessibility for the physically challenged and an integrated built-up landscape.

• Treated Fresh-Air is being supplied at all the office floors to improve air quality, thus reduces toxins, odour and provides significant reduction in energy cost of HVAC operations; eco-friendly benefits for the end user.

• The building consists of stepped terraces for every four floors, sun breakers, glass facades that provide a unique characteristic.

• Facade cleaning system is mounted on the terrace area with separate garbage shafts for a cleaner and greener environment.

• Materials with recycled contents are prioritized and construction waste is diverted into recycle center to minimize the amount of waste going to the landfill.

As per the IGBC Green building design guidelines the day and night study has been conducted to ascertain the per day average calculations for:

• Equipment handling• Occupancy schedule• Lighting usage

to arrive at an effective average electrical usage to evolve the sustainable design features at Manjeera Trinity Corporate project

ENERGY CONSERVATION FEATURES

• Manjeera Trinity Project comes with insulated wall and roof measures as per the standard IGBC guidelines that will re-radiate heat to control heat transfer providing reduction of energy usage and air conditioning or cooling cost loads (upto 20%)

• Façade elements provide continuous rejection of solar heat to enable drastic reduction of temperature (upto 25 C) and increased comfort level for occupant

• Double glazing and UV resistance façade glass provides thermal resistance against the wide temperature fluctuations prevalent in Hyderabad Metro region

INDOOR POLLUTANTS CONTROL MEASURES

Main service entryways of the building directly connected to the outdoors have been installed with grates at least six feet long that allow for cleaning underneath, in the primary direction of travel to capture dirt and particulates from entering the building.

Roll-out mats will be placed at the main front entrance and other subsidiary entrances on the building front.

COMPLIANCE TO VAASTU

The broad principles of Vaastu were considered in the design of the project. Some of the principles of Vaastu applied are:

• Open space around the building. North and East setbacks shall be more or equal to South and West setbacks respectively

• Southern Building higher than Northern building

• Entries & Exits at site level and unit level.

• Placement of service utilities like sumps, D.G.s.

• Avoiding toilets at North & East quadrants.
