I am not sure if you can help me …BUT…I was wondering, ARE YOU… cooperating with real estate on this home, MEANING… if we bring you a buyer willing to pay price acceptable to you then you would pay a full real estate commission?

(Usually it will be yes or HOW MUCH)

If Yes....Great, so can you tell me a little more about the home? Specifically, what upgrades and improvements have you made to the home since you have owned it. It will make it easier to sell to my Buyers.

If No...OK, just so I am clear - you have the home listed at _______________. If i bring you a buyer willing to pay _______________ you would not compensate me for that? Thank you very much for your time and I wish you the absolute best….GET OFF THE PHONE IT IS A WASTE OF TIME

IF They Ask DO YOU HAVE BUYERS…Sir/Ma’am we actually specialize in the area and have quite a few Buyers. I would not tell you a lie and say absolutely YES because I don’t know enough about your home yet. You do want an HONEST AGENT…right? GREAT..then we… ARE ON THE SAME PAGE!

Can you tell me what upgrades you have done to the home since you moved in?
