Plenty of large-scale residential development is taking place. A boom in rehabilitations of gutted fixer-uppers has seen values rise steadily for single family units. Rents have held at affordable levels, averaging about $1,000 a month for a 1 bedroom. Meanwhile across the river, Capitol Hill is at about $1,400 for the same square footage.
Businesses are coming back, too. Bus Boys and Poets just announced a coming restaurant at the heart of the historic district which will have a culinary training center. Whole Foods Market plans to launch a monthly fresh food market to serve the Southeast area. Located on the St. Elizabeth Hospital's eastern campus, the project will donate all of its profits to charitable organizations in the area, which includes the Anacostia, Barry Farm, Congress Heights and Douglass neighborhoods.
In 2013 the Anacostia Arts Center opened. A 9,300 square foot facility, with a 1,000 square foot theater, galleries, and attached businesses; the community's cultural activities have acquired a strong ally. Artists have taken notice of the affordable residential spaces and studio opportunities.
A thrilling news factor is the planned pedestrian-friendly bridge to the eastern Anacostia Historic District. Four firms are competing for the chance to build the new versatile architectural space of utility and aesthetics. A development firm will be chosen this month. The "11th Street Bridge Park" intends to evoke the success found in alternative-use projects such as High Line in Manhattan.
