Buyer agents preview homes through broker inspections. I organize the broker inspections for all of Black Rock once a month to attract agents to Bridgeport via gourmet lunches, drawings, and door prizes across all broker firms.

Open Houses (Optional)

1. Open houses rarely bring buyers. NAR's latest Profile of Home Buyers and Sellers concludes that most consumers who bought homes in rarely or never attended an Open House. 90% of buyers preview their next home online and then ask their agents for an appointment to see it.

2. Most people who attend open houses aren't ready to purchase buyers. The buyers who go to open houses tend to be three to nine months from buying. Ready, willing and able buyers have agents who make appointments.

3. Security -- theft of property, casing a home for a later burglary is becoming a serious concern. Need to lock away valuables of all kinds prior to Open House.

Marketing Black Rock

It is not enough to market your property, your listing agent must market the Black Rock location as many potential buyers are not familiar with the area. Many agents do not know how to market Black Rock, because their focus is on other markets, such as Fairfield or Westport.

For example, many agents may not know that the Bridgeport Education Master Plan includes the addition of 7th & 8th grades for the Black Rock School or the progress on the Fox Street pedestrian bridge to the Fairfield Metro Train Station.

Marketing Bridgeport

It is not enough to market Black Rock, your listing agent may need to sell potential buyers on the Bridgeport location as many potential buyers are aware of our city’s past problems, but not aware of Bridgeport’s future prospects and signs of progress.

I keep in touch with commercial real estate professionals and real estate investors to learn about commercial development prospects and progress. I also stay in close contact with our legislators on SmartGrowth (regionalization) initiatives, which will lower property taxes.

Many buyers discover Black Rock by driving through it. The QR code allows a buyer with a smart phone to go directly to the Black Rock Homes for Sale website where they will see a slide show of featured homes. Your home will be shown and they can click on the photo for more information.

I also get many phone calls from the sign riders. Not everyone has a smart phone, but smart buyers often decide that the agent with the most sign riders is probably the neighborhood expert and the one that they should call.
