Penn Street TowerIndianapolis, Indiana
Penn Street Tower is the newest project in
downtown Indianapolis that has taken the
historic Consolidated Building and adapted it
into a luxury apartment complex. Located at 115
Pennsylvania Ave, Penn Street Tower offers 14
floors of apartments which represent the height
of modern living and historical charm in the
heart of Indianapolis. The building may be over
a century old, but Penn Street Tower units have
been renovated to today’s modern standards
and features the best options for contemporary
downtown lifestyle. Tenants can also enjoy
the flexibility of being within walking distance
of Indianapolis’ greatest attractions such as
Monument Circle, Circle Centre Mall, City
Market and Indianapolis Symphony Orchestra.
Some of the amenities that you can expect in
each room are: granite counter tops, hardwood
floors, and modern appliances.

MULTI FAMILY & MIXED USE
Pulliam Square Indianapolis, Indiana
This multi-phase project takes what was once
the home of the Indianapolis Star and converts
it into a vibrant mixed-use development in
the heart of downtown. The first phase of
the project is new construction and contains
approximately 20,000 sf of commercial tenant
space, 116 apartments and a large rooftop
garden. The development is located in an
area dually influenced by both the lower scale
historic fabric and the larger scale modern
facades of the urban core. The development’s
design seeks to meld these influences together
into a dynamic and cohesive whole.
Thesecond phase of the project takes the
historic steel and concrete structure of
the Indianapolis Star and shapes it into a
contemporary apartment building with
approximately 260 units, a large fitness area,
an indoor pool, and multiple rooftop decks and
courtyards. The building’s main amenity is it’s
stunning views of downtown and the adjacent
Mass Ave and University Park.
MULTI FAMILY & MIXED USE
The Coil ApartmentsIndianapolis, Indiana
Located on the edge of the Broad Ripple
Canal, this project will add life to the already
vibrant neighborhood and solve many of the
problems that have plagued this popular area
of town, namely parking and new housing.
The mixed use development will provide a
combination of townhomes, apartments, retail
and a parking garage. The 131,000 square-
foot residential component includes 119
wood-framed townhouse and apartment units,
sitting atop a 34,000 square-foot grocery
and retail space. A four-level garage provides
parking for more than 350 vehicles. The site
will be developed to include streetscape,
related pedestrian ways and lush landscape to
complement the development and the nearby
canal.
Meridian and MainBROWNING INVESTMENTS
Carmel, Indiana
Strategically located at the intersection of
Meridian and 131st streets in Carmel, Indiana,
Meridian & Main is a dynamic new mixed-use
community. This high-profile project enjoys
significant frontage along Carmel’s main street
131st Street and Meridian Street with traffic
counts in excess of 37,000 vehicles per day.
Spread across over 40 acres, Meridian & Main
offers creates a comprehensive live/work/play
environment accommodating a wide variety of
office, hospitality, medical, residential and retail
tenants.
The Meridian & Main community is where
Carmel’s Main Street and Arts and Design
District meets the prestigious North Meridian
business corridor.

SENIOR LIVING & ADAPTIVE REUSE
Harder Hall RenovationSOUTH FLORIDA SENIOR LIVINGSebring, Florida
The 12.63-acre property is destined to
flourish once again as a beautiful senior living
residence that will rival the other pink palaces
of St. Petersburg; Loews Don CeSar Hotel and
the Vinoy Hotel. The vision of this renovation
is to restore the original Spanish Colonial
architecture, resurrect the local economy
and relate the charms of the past with today’s
modern standards.
The main building will include independent
living apartments, and new additions will be
constructed for assisted living and memory
care units. Amenities include a prime location
that is near Florida’s biggest attractions and
cities, an adjacent golf course and sweeping
views of beautiful Little Lake Jackson.
The original resort hotel was built in 1925,
during the construction boom, prior to the
market crash. The hotel has always been a
central landmark in Florida’s history, and
many people can still recall important events
happening here including weddings, high
school graduations and family visits. Harder
Hall was officially closed in 1986.
HISTORIC & ADAPTIVE REUSE
Centre City ApartmentsNATIONAL MULTI-FAMILY DEVELOPER
Dayton, Ohio
The renovation of the 21-story vacant office
building will transform this landmark structure
back into a downtown Dayton icon. The project
consists of the restoration of the exterior
façade by reconstructing the storefront to a
more historically sympathetic appearance,
restoring the brick and stone masonry,
reparing the historic sheet metal cornice and
restoring the historic wood windows. The
first floor of the interior will be renovated into
retail space, and floors 2 through 21 will be
converted into 166 apartments.
Built in stages over the course of almost 20
years, the original portion was built in 1903
through 1905 and reached 14 stories at its
highest point. The tower portion was finished
in 1924 bringing the total height to 21 stories.
It historically served as the headquarters of
United Brethren Christian denomination’s
headquarters and printing operations along
with office and retail functions. Most recently,
the building was renamed the Centre City
Building and served as a government office
building for the City of Dayton.

429 PennIndianapolis, Indiana
Stenz Construction solicited Browning Day
to bring our expertise in designing downtown
residential units to tackle the unique
challenge of building four new stories of
luxury condominiums on top of their existing
headquarters. The task was to address and
understand all the challenges of this idea and
help the client answer the question of whether
the project was economically feasible. The
design used a configuration with the units on
a single level except for the top floor units,
which have an option to purchase a portion of
the penthouse to expand their unit and gain
access to a roof terrace.
The plans were further tweaked to allow more
upscale and profitable units that overlook
Memorial Plaza and also have access to a
rooftop sunroom and deck. To maximize
square footage and increase layout flexibility,
the design embraced the use of a single,
centrally located corridor. The prevailing
structural grid was continued in an attempt to
respect the existing architecture, and enable a
better connection between the two structures
regarding the massing of the elevations.

The Donaghey Building NATIONAL MULTI-FAMILY DEVELOPER
Little Rock, Arkansas
As Little Rock seeks to gains momentum in
its downtown revitalization, the Donaghey
Building will contribute to that effort when
completed in 2017. This high-rise building was
Arkansas’ tallest building upon completion in
1926. The building is to be converted from
an office building into a mixed-use building
with retail space on the first floor and 154
apartments on the upper levels.
The upper levels will contain a mix of studio,
one bedroom and two bedroom apartment
units with a wide assortment of amenities
including bike storage and mechanic station, a
dog play area with wash station, fitness center,
game room, entertainment spaces, business
center, outdoor communal space, basement
storage and garage parking.
The design consists of retaining and restoring
the existing historic facades and character
defining features on the interior including
the marble lined corridor walls and art deco
detailing.

Market Centre NATIONAL MULTI-FAMILY DEVELOPER
Wichita, Kansas
Located on the heart of Wichita, the newly
renovated Market Centre Apartments will
continue to bring life and beauty to the
downtown culture when completed in 2017.
Originally built in 1918, this 11-story building
was formerly known as the Lassen Hotel and
at that time was Wichita’s tallest building, first
high-rise hotel, and the largest hotel in Kansas.
The mixed use 131,000 square-foot
development will includes 119 residential
units sitting atop a 34,000 square-foot retail
space and adjacent to a four-level garage. The
site will be developed to include streetscape,
related pedestrian ways and lush landscape to
complement the development and the nearby
canal.
The first floor will include the historic entry
lobby and commercial spaces. Floors 2
through 11 will be residential apartments with
tenant amenities. These amenity spaces will
include a fitness center, a community center,
an entertainment space, a game room and two
15-seat theaters.

The Residences at the Conrad Indianapolis, Indiana
This 22-story luxury hotel and condominium
tower is located in downtown Indianapolis
next to Circle Centre Mall. Perched atop the
Conrad Hotel, the 15 luxury condominiums
present a contemporary design with extensive
finishes and angled walls for visual contrast.
The condominiums fill the top six floors of
the tower and offer breathtaking views of
downtown Indianapolis including Monument
Circle. The Residences private lobby and
elevator give residents access to all the
amenities of the hotel including a restaurant,
gym, pool, day spa and street-level retail. The
units are designs with many highly stylized
features, quality materials and a luxurious
aesthetics, including intricately patterned
marble flooring, hand blown glass fixtures and
elaborate floor to ceiling millwork.
The hotel and condominiums includes
adaptive reuse of the adjacent historic
buildings and also connects to the Artsgarden.
HISTORIC & ADAPTIVE REUSE
Athletic Club Condos Indianapolis, Indiana
The Indianapolis Athletic Club was renovated
to include 78 condominiums, throughout
the high-rise tower. The condos encompass
a variety of styles and floor plans, from
one-bedroom lofts to three-bedroom flats.
The units are complemented with in-house
amenities such as a full basketball court,
exercise rooms, racquetball and squash
courts, fine dining and banquet facilities.
Parking for 25 cars is also provided in the
garage basement with more than 70 individual
storage units available to tenants. Exterior
historic restoration was a key component to
the renovation of the Athletic Club building.
All existing wood windows were replaced with
the addition of more than 40 new window
openings in both the tower and annex. The
added windows allow for natural light to
penetrate spaces that had previously been
without.
Trees and foliage, that did not exist before,
were introduced to achieve the goal of
softening the Vermont Street streetscape
and improve sustainability. Together, these
changed turned the Athletic Club Condos
into a contemporary residential building, in
the heart of downtown Indianapolis, only
minutes away for restaurants, shops and
entertainment.
HISTORIC & ADAPTIVE REUSE
The collaboration between a visionary
developer and the designers at Browning Day
transformed this abandoned Indianapolis
historic church located Meridian Street, into
a luxury condominium building. The project
consists of two buildings, the historic church
and a new addition. The owner and architect
have worked closely with the Indiana Historic
Preservation Commission preserve what is
essential to the history and providing what is
necessary for the future. The majority of the
existing church was demolished, expect for the
sanctuary. The sanctuary’s detailed interior
vaults, medallions and other plasterwork are
features in the new condominium homes.
The demolished portion of the building was
replaced with new construction designed to
complement and compliment-by-contrast the
remaining turrets and sanctuary walls in scale,
rhythm and material. The new constructed
building has a contemporary corner turret
with exposed open steel frame top. There are
a total of 75 condominiums that fill four levels
above a two-level parking garage; one level at
grade and one level below grade.

Moonburn on MortonBloomington, Indiana
This new, 4-story development provides a
modern living space near Indiana University
that is targeted towards young professionals,
Indiana University faculty and staff, graduate
students and others who desire a high-end
lifestyle within downtown Bloomington.
The building includes a mix of 30 studios
and on-bedroom apartments, 1,000 square
feet of street frontage commercial space and
indoor parking for customers and residents.
Amenities include Juliet balconies, secure
building access, on-site bicycle parking and
a location that is only a short bike ride away
from all that Bloomington has to offer.
The structure is a mixture of limestone, brick,
metal panels and cement board. Scheduled to
be available for occupancy in the late summer
of 2016.

Alpha Phi Sorority House UNIVERSITY OF KENTUCKYLexington, Kentucky
Located in a prime location across from the
William T. Young library on the University
of Kentucky campus, this new house for the
Alpha Phi International Women’s Fraternity
sets a new standard for comfort, quality and
design in sorority housing.
The 21,000 square foot building can
accommodate 48 women and a housing
mother. Amenities include a full-service
commercial kitchen with a dining room able to
accommodate 80 people in addition to a large
chapter and recreation space with a capacity
of 200.

STUDENT HOUSING
Drew Hall is designed for the 21st century
student, offering comfort, safety, flexibility
and recreation.
Currently the tallest building on campus,
Drew Hall houses 144 upper class students
on four floors. This residence hall offers one
and two bedroom suites, each with a private
shower, toilet room, sink area, kitchenette
and a common gathering space. The building’s
amenities include cable television, Wi-Fi
networking and a 24-hour laundry room.
The four-story brick exterior building has
community kitchens and lounges on each floor.
Outside, a volleyball court, a bricked
courtyard and a fire pit are available for
students’ recreational use. Drew Hall is
handicap accessible and features handicap
accessible rooms on all floors. The design
follows LEED guidelines and other sustainable
programs. Submission will be determined by
the University.
Drew HallMARIAN UNIVERSITYIndianapolis, Indiana
STUDENT HOUSING
The Overlook at Riverdale is a newly
constructed graduate student apartment
project at Marian University. The 92,000
sq. ft. building provides 136 beds in 88
apartment units for students in the College of
Osteopathic Medicine. The 4-story building
offers a total of 9 different unit layouts,
varying from one to three bedrooms.
Each bedroom is a single occupancy room
with a bathroom immediately adjacent. The
kitchens come equipped with top of the line
finishes including granite countertops and
stainless steel faced appliances.
All two and three bedroom units are have
outdoor space. Common amenities shared by
building residents include a first floor lounge
and a second floor workout room that will
come equipped with the most effective fitness
machines.
Site features include a concrete patio
overlooking the Nina Mason Pulliam EcoLab,
parking in a heavily landscaped lot adjacent
to the building as well as a smaller remote
parking lot to satisfy additional parking needs.

Aquinas Hall ST. CATHARINE COLLEGESt. Catharine, Kentucky
This new, four-story student housing building
is on the St. Catharine College campus in St.
Catharine, Kentucky.
This student housing project is approximately
37,800 square feet and provides 100 student
beds, a two-bedroom director’s apartment
and support spaces.

STUDENT HOUSING
Erickson HallINDIANA STATE UNIVERSITYTerre Haute, Indiana
The six-story renovation turns Erickson Hall
into a on-campus student housing building that
offers 260 beds in double occupancy rooms, all
clustered around a pod shared toilet/shower
room. In addition to the pod style living units,
the facility features classrooms, support spaces
and the Office of Residential Life Services.
The first floor contains a front student porch,
snack area, laundry room, apartments, common
space and other support rooms. The Office
of Residential Life Services is also housed on
the first floor. The lower level are opened to
daylight and have three multi-use classrooms.
An integral part of the First Year Initiative,
whose goal is to provide amenities that will
make the transition to college life smooth for
freshmen students, Erickson Hall is a co-ed
residence that offers academically-themed
communities for criminology/criminal justice,
exploratory studies and psychology.

Josephine Ogle Senior Residence HallHANOVER COLLEGEHanover, Indiana
The Ogle Center and Senior Residence Hall is a
facility designed with flexibility and efficiency
at its core. The Residence Hall houses
sophomores, juniors and seniors in a suite-
type living environment. Each four bedroom
suite (three doubles and one single) houses
seven men and/or women. Two bedrooms have
their own bathrooms, while the third double
shares a bathroom with the single room. Each
suite features a living room with skylights,
cable hookup with TV, washer & dryer, a small
efficiency kitchen with a compact refrigerator
and a sink. The suite can be adjusted to house
two or four students. The flexible design
allows for a co-ed residence.
A small conference facility is attached to the
building, connected by a covered walkway.
During the school year the conference
rooms are used for seminars, computer labs
and training. In the summer, it becomes a
conference center and the suites are used for
conference housing. The building is designed
to blend into the Southern Federal style of the
campus.
STUDENT HOUSING
Aloha Tower is the most recognized building
in the state of Hawaii and second only to
Diamond Head as Hawaii’s most famous
landmark. Owned by the State of Hawaii
and listed on both the Hawaii and National
Registers of Historic Places, it is about to
undergo a transformation that will turn this
landmark into a 300-unit student dormitory
and a multi-use complex.
Located on a waterfront site on Honolulu
Harbor, the 160,000-square-foot, two-story
waterfront marketplace would put student
housing on the upper floor with retail, dining
and entertainment options on the first floor.
The second floor will be converted into
75000 square feet of chic urban lofts that can
accomodate more than 300 students, resident
advisors, visiting faculty and other university
guests.

Wabash Landing Apartments PURDUE UNIVERSITYLafayette, Indiana
Wabash Landing is a comfortable apartment
community on the banks of the Wabash
River offering a picturesque view of the river
and Purdue University. This 92-unit housing
structure, a combination of one-and two-
bedroom apartments, is an integral component
of the Wabash Landing project, which also
includes a hotel and commercial/retail area.
The mixed-use building includes a childcare
center and retail space located below the
apartments. Parking is provided for the
residents in an attached above-ground garage.
Designed with the comforts of home in mind,
Wabash Landing offers a centrally located
contemporary living experience with easy
access to entertainment, restaurants and a
variety of shops.
MULTI FAMILY & MIXED USE
STUDENT HOUSING
The goal of the renovation and addition to this
traditional 1960s-era dormitory was to create
a new Freshmen Life Center to house 275
male and female residents.
The facility includes classrooms, seminar
rooms and ten study lounges used by
faculty and staff to assist freshmen in their
adjustment to college life. A new grand entry
rotunda welcomes students to the college
experience.

Greg Jacoby, AIA is a Principal and the COO of Browning Day who leads our mixed-used, residential and healthcare practice. He has
built a solid reputation for delivering difficult projects on time and within the allocated budget. His leadership and problem solving
skills are a great asset to stakeholders and developers. Greg is recognized for his work with the St. Vincent Oncology Center, Circle
Centre Mall, Westview Hospital Healthplex, and Conrad Hotel and Condominiums.
He has extensive experience with residential, preservation/adaptive reuse and commercial and healthcare projects. He joined
Browning Day in 1983, after he graduated from of Ball State University College of Architecture and Planning with a Bachelor of
Architecture and Environmental Science in 1982.
