Case Study: Maersk
Complex office fit-out is a breeze
The ClientEstablished in 1904, Danish shipping and logistics giant, Maersk, has grown into a global company
employing 110,000 people in 125 countries worldwide.
The ChallengeMaersk took out a lease on floors 11 and 12 of The Plaza, a prestigious office building on Liverpool’s
Old Hall Street, offering the city’s largest commercial floorplate. The building’s owners had
refurbished the two storeys but had created a ‘blank canvas’ office space for the new tenant to fit
out to its own requirements.
Amongst those requirements was a completely new data suite to provide all the IT services to
Maersk’s new offices. This area had to be kept at a constant and precise temperature to ensure the
smooth running of the client’s IT systems and prolong the life of the hardware. Other requirements
included creating rooms to suit the daily activities and functionality of the offices, incorporating all
the necessary electrical services.
The SolutionThe Trustland Group worked alongside their partners Kimpton Building Services and Rosebery
Group as TKR to undertake the mechanical, construction and electrical services, presenting a
unique approach to tackling the £2 million refurbishment project.
The two 27,000 sq ft floorplates were converted into manageable work spaces, meeting rooms and
offices using glazed partitions. In addition to management offices, meeting rooms and a training
room, a dining area incorporating a servery and kitchen with catering capabilities for 200 staff, was
installed. An impressive lobby was created with the use of real wood veneers and back painted

The Plaza office fit-out was a significant, high profile project completed within a very tight time frame. At Trustland, we relied on our experience to manage the project in a proactive way and respond quickly and efficiently to any issues
glass, light oak floors, beech wall panelling and a bespoke reception desk constructed from oak,
maple and beech. The existing air conditioning system was stripped out and replaced with the
client’s own specification.
For the data centre, TKR created an air tight, pressurised room within the office area, with its own
air conditioning system, designed to keep the data centre at a constant temperature of 21ºC. The
air conditioning system is accurate to +/- 0.5ºC and the atmosphere is controlled at 50% humidity,
accurate to within +/- 5%. The team also installed complex cabling requirements to ensure the fit out
was futureproofed.
The refurbishment included the in-house design and development of all the necessary electrical
services, incorporating general LV power, lighting, emergency lighting, new fire alarm and a
comprehensive audio visual system.
The careful planning and management of the project meant that it was completed on time, within
budget and with minimal disruption to the existing site.
