Location:
The property is approximately 2 miles west and 2 miles north of Downey, Idaho. The
farm borders Interstate 15 south of the exit ramp for Highway 91. This property is being offered
as a whole and the Seller will consider offers on the various portions.
Farm Land Totals:
The property contains a total of 607.21 acres per Bannock County records. There are
four noncontiguous tracts all near each other. Farm Service Agency maps indicate that there
are 529.3 acres irrigated. The irrigation system is made up of 4 center pivot systems and 7+
wheel lines. Water rights are from 4 wells.
Description of Tracts 1 and 2
This portion of the farm lies in two tracts both of which are north of Bowman Road and
across I-15 from each other. An overpass for Bowman Road crosses over I-15 so that farming
the properties together is convenient. Tract 1 is accessed from Degn Road. These two parcels
contain a total of 354.71 acres according to Bannock County assessment records. FSA records
indicate the total irrigated to be 319.73 acres of which 183.49 acres are irrigated by two
Zimmatic pivots and 136.24 acres have been irrigated with wheel lines. Soils are Downey-
Arimo complexes which are soils that are very common to this area.
Tracts 1 and 2 receive water from a well located on Tract 2. A buried mainline connects
the two tracts. According to the person who farmed the property in 2019 the well that irrigates
Tracts 1 and 2 is a really good well which pumps from about 50 feet in his estimation. This well
has a 125 hp GE motor and a Variable Frequency Drive panel which helps conserve energy.
The irrigation system on Tract 1 includes two 7-tower Zimmatic pivots and one short wheel line
while Tract 2 has 7 wheel lines. The water rights for Tracts 1 and 2 are summarized in the
following table.

Buildings on Tracts 1 and 2
There is an farmstead area located along the south boundary of Tract 1 that includes an
older frame home of about 1,485 sq. feet plus a basement of 1,188± sq. ft and an attached 2 car
garage. The home includes 3 bedrooms and 1 ¾ baths, was originally built around 1910 and
has been add to and remodeled since. There is also a shop of approximately 4,400 sq. feet
which has a concrete foundation and concrete floor over approximately 1/3 of the shop area.
There are also two hay sheds, loafing sheds and other buildings.
Real Estate Taxes, Tracts 1 and 2:
The 2018 real estate taxes on Tracts 1 and 2 were $7,729.
Description of Tract 3:
Tract 3 includes a total of 101.69 acres per County records. FSA maps show that there
are 84.36 acres irrigated by an 8 tower Valley pivot and a handline. Irrigation water from a well
located on this property is pressurized by a 125 hp US motor and also has Variable Frequency
Drive panel. The well on this parcel is also said to be very productive according to the tenant
farmer. Soils are mostly Downey-Arimo complexes which are soils that are very common to this
area along with some Wursten-Watercanyon variant etc. complex. There are no building
improvements on this portion.

The 2018 real estate taxes on Tract 3 were $545.44.
Description of Tract 4
Tract 4 includes 150.91 acres of which according to FSA records there are 125.21 acres
irrigated by an 8 tower Valley pivot using a 50 hp GE motor and a 125 hp US motor and a
Variable Frequency Drive panel. Soils are primarily Downey-Arimo complexes which are soils
that are very common to this area. This portion of the farm has two wells but also has a
mainline that interconnects it with the well on Tract 3. The two wells on Tract 4 are reported to
be less productive than the other wells. The previous tenant has stated that the main line that
connects the well on Tract 3 with Tract 4 runs through property that he owns but that there is no
recorded easement for it. The water right appurtenant to Tract 4 is summarized below.

The 2018 real estate taxes on Tract 4 were $807.30
Potato Cellars & Scales:
The Potato Cellars have a total capacity
of 210,000 cwt and are located on a 7.36 acre
assessment parcel adjoining Tract . The
buildings were constructed in 2014 and are
Belen Curvet built by Steel Vision. Each bay is
68 feet X 248 feet or about 16,864 sq. feet per
side. The capacity is approximately 105,000 cwt
per storage bay. The cellars are built on an 8
inch high concrete foundation and have 4 inches
of urethane insulation. Floors are concrete;
there is a 25 CFM air system along with good air and humidity system and humidicell and
electronic panels. There are heavy duty bulk heads and swinging doors on each end of the
cellars and an elevated truck door on the east end. In addition there is a 10 foot X 100 foot
scale platform for an 80 ton rated truck scale. Associated with the platform scale is an 8 foot X
10 foot wood frame scale office that is heated, lit and insulated. There is a domestic well
located very near the southwest corner of the cellar building and near the south property line.
According to IDWR records this well is in the name of Dirk Parkinson as Tag # D0065747 and
has an 8” diameter hole with the static water level at the time of drilling of 38 feet. The well is
cased 190 feet and is 220 feet deep.
Real Estate Taxes:
The 2018 real estate taxes on the Potato Cellar portion were $7,026.42.
Price & Terms & Taxes:
Total Price is $2,800,000 cash terms. All offers are subject to approval of the U S
Bankruptcy Court. The 2018 real estate taxes on the total ownership including the cellars and
the farm portions were $13,275.66.
