Adera’s Ultima at Pacifi c Spirit will be the ultimate place to live once construction is completed.
“Th is is the best of what we have to off er,” says vice-president of sales and marketing Eric Andreasen. “We’ve taken everything we’ve learned from Pacifi c Spirit, and put it (into) Ultima.”
Th ere is already interest in what he calls the ultimate community.
“Th ere’s been an overwhelming response,” he says. Homes at the University of British Columbia have yet to be released, but Andreasen says there are only 12 left for pre-registration. Th ere will be 60 homes in total.
Homes range from 630 to 1,152 square feet, most include a roomy private patio or deck. Owners can choose from three designer colour schemes in Golden, Charcoal or Red.
Bathrooms include porcelain fl oor tiles and quartz slab countertops, with an undermount sink and tiled shower surround in the en-suite. All fi xtures are by Kohler.
For the budding gourmet, kitchens are fi tted with quartz slab countertops, a glass tile backsplash and porcelain tile fl oors. Each kitchen comes with a suite of GE Profi le appliances, including a side-by-side Energy Star fridge, self-cleaning electric range and over-the-range hood fan.
One option available at Ultima is a kitchen worth $40,000 that includes
spectacular high-gloss cabinets.“Th is will be the ultimate ultra-
gourmet kitchen,” Andreasen says. Granite countertops and hardwood fl oors are available as upgrades.
Homebuyers can choose granite tile, heated bathroom fl oors or an electric fi replace, among other upgrade options.
Ultima is the fi nal building at UBC, and will complete Adera’s Pacifi c Spirit collection.
“Th is is a more aff ordable product at UBC,” Andreasen says. Th e target demographic ranges from young
professionals, to people selling their West Side homes and downsizing.
“It’s in the middle of the University Hill catchment,” says Andreasen. Th is will allow children to start schooling at local elementary schools and continue through secondary school and then on to UBC, all without having to move.
Ultima is in the heart of UBC’s Westbrook Village, making shopping, the Chan Centre for the Performing Arts and other services minutes away.
Owners receive membership to a car-sharing program, with access to a 200-car network, and a free Telus high-speed service package for the fi rst year.
Even the building itself is beautiful. “Th ere’s a giant glass face on the building,” Andreasen says. “Th is makes for a waterfall eff ect of glass.”
“We always want views,” says
Andreasen. Th ose who buy on the top fl oor get scenic views from a private roof-top West Coast lanai.
Adera is involved with UBC’s Residential Environmental Assessment Program (REAP), a green rating system for residential building. Ultima has Gold status, having earned high points in all seven rating categories. Th e program ensures buildings consume less water, energy and other natural resources, have higher-quality indoor environments, and were built using construction practices that have lower impacts on the site and community.
Ultima is selling out of Adera’s Spirit building while they wait for a sales centre to be completed. Adera expects to hold a grand opening in May.

Massive March for Greater Vancouver home sales.30 per cent jump in sales doesn’t quite set a record for region
Home sales nudged, but couldn’t quite break, the record for sales in March.
Th e Real Estate Board of Greater Vancouver reports 4,080 sales of all types of residential properties last month. Th at’s a 31.7 per cent jump from February’s 3,097 sales and a 30 per cent increase compared to March 2010.
REBGV President Rosario Setticasi said March 2011 saw a massive, 80.1 per cent rise over the 2,265 home sales in March of 2009.
“Our market has had a very strong start to the spring season,” Setticasi said. “With home sales above 4,000 and nearly 7,000 home listings added to the MLS in March, it’s clear home buyers and sellers view this as a good time to be active in their housing market.”
New listings in Greater Vancouver totalled 6,797 last month – a three per cent decline
compared to March 2010 when 7,004 properties went up for sale. However, new listings in March of this year did represent a 19.4 per cent jump over February.
Th e benchmark price for all residential properties in Greater Vancouver over the last 12 months rose 5.4 per cent to $615,810 last month, up from $584,435 in March 2010.
March saw 1,795 sales of detached properties, with a benchmark price rising to $866,806 – up 8.3 per cent from last year. Apartment sales reached 1,622, and the benchmark price rose 2.1 per cent to $403,885. REBGV saw 663 attached property sales, and a benchmark price of $511,039. Th e benchmark price is up 3.6 per cent.
Th e all-time sales record for March was in 2004 when 4,371 transactions were recorded.

Looking for a simple butfast cover-up to screenan old fence or wall, an
unsightly building or a nosyneighbour? Why not make gooduse of some interesting and at-tractive vines.
Most folks plant vines, like clematis andhoneysuckle, for their lovely flowers, but at-tractive, carefree foliage is also something tobe considered.
One of the most unusual and attractive isa delightful kiwi vine that has dappled pinkedges on its leaves all summer long. Theleaves come out green in the early spring,then turn white and, eventually, pink. It hassmall white flowers that can be pollinatedby planting both male and female vines. Itsfruit, which is simply delicious, is very simi-lar to the small grape-like kiwi. Its propername is Actinidia kolomikta.
For fast growing vines that are greatcover-ups on chain fences or unattractivecement walls, try one of the many forms ofVirginia Creeper. Parthenocissus quinque-folia is the traditional large-leafed varietythat turns brilliant red in fall. The so-called‘Boston Ivy’, P. tricuspidata ‘Veitchii, hassmaller and more elegant foliage with allthe same characteristics. Its new growth isa purple red all summer long and this plant
is quite pollution resistant. There are a fewnew varieties now available, like P. henry-ana, that have attractive variegated foliage.Even in winter, the massive network of vinesmakes them effective.
A very classy and elegant vine that isseldom used is a dainty small-leafed akebia.It is a semi-evergreen vine that producesfragrant small purple flowers that are inbloom right now. This Japanese native alsoproduces small, sausage-shaped fruit. It isan effective, fast growing vine that would beuseful almost anywhere.
The vine being promoted in many maga-zines today is the ‘Hummingbird Vine’.In our region it does not bloom until mid-summer, but when it does, its huge orange toscarlet blossoms are really quite something.Its leaves are very lush and fast growing,making it an ideal cover for old stumps,walls or trellises. There are many variet-ies available today, but ask for Campsisradicans or C. tagliabuana ‘Madame Galen’for the bright orange flowers that appeal tohummingbirds. The newest variety, ‘IndianSummer’, has a slightly lighter orangecolour but blooms earlier and longer. It’squite amazing. All campsis need little carebut must have a hot, sunny area for the bestperformance. They can be invasive, so rootpruning is recommended to keep them wellbehaved.
If you want ‘fast’, then one vine I reallyshould mention is the ‘Silver Lace Vine’,
Polygonum aubertii. Often called the Mile-a-Minute Vine, it is among the fastest growing,stretching up to twelve feet per season. Tocover a patio, pole, old fence or anythingunsightly for that matter, it is the best. Ihave run these vines up evergreen trees fora striking effect each summer as the lacywhite blossoms provide a nice contrast. Itis the vine which seems to grow anywhere,with little care.
I once visited a gardener who smothereda rather unattractive old shed wall withseveral varieties of honeysuckle. Not onlydid they look great, but their fragrance alsofilled his entire garden. I was not the onlyadmirer either, as several hummingbirdswere sipping nectar from the long slenderflorets of a variety called ‘Dropmore Scarlet’.My favourite variety is the soft yellow, very
perfumed ‘Halliana’. There is a new variety,called ‘Honey Baby’, that grows only to sixfeet and has yellow perfumed flowers allsummer long. All varieties can suffer frommildew and aphids.
Wisteria also grows quickly and whetherit be the white, pink or blue variety, is notedfor its rapid growth and clean appearance.By the way, the Chinese varieties grow anti-clockwise, while the Japanese varieties growclockwise. The Japanese (floribunda) typestend to bloom far earlier than the Chinese(sinensis) varieties, which often take up toseven years for the first blooms to appear. Myadvice: purchase larger grafted varieties forearlier blooming.
If you have a really shady spot, then theclimbing hydrangea is absolutely the best.‘Hydrangea petiolaris’ is an excellent, lushgreen climber with rounded, heart-shapedleaves. Its large, flat white flower clusterslook absolutely smashing in June. Its newer,more dainty cousin, ‘schizophragma’ comesin both pink and white.
Another somewhat forgotten vine is thePorcelain Vine (Ampelopsis elegans) whichhas dainty white and green foliage that is atrue class act in full sun or partial shade.
Vines are great, easy to grow, colourfuland effective in solving so many landscapeproblems. Take a good look around yourgarden and see if a few vines here and therewouldn’t improve the overall appearance orat least cover up a few of those trouble spots.
