Market ConditionsSales of foreclosures throughout Maryland increased in the second quarter of 2011 by 6.5 percent from the first quarter, according to figures from housing data company RealtyTrac.

Foreclosures represented about one-quarter of all sales statewide, with short sales accounting for roughly another one-quarter. (50%)

Market ConditionsExpectations for home prices rising much through 2015 have dimmed, according to a survey of 111 economists and real estate experts conducted by research firm Pulsenomics and released this week by financial information company MacroMarkets.

Home prices are expected to rise only about 1 percent annually in the next four years, versus the average 7 percent annual decline in the past five years and the 10 percent annual gain from 2000 to mid-2006.

Market ConditionsIn Prince George’s County, which still has the most foreclosure sales in the state, foreclosures represented 40 percent of all sales in the second quarter.

But foreclosure sales actually declined in the second quarter from a year ago by 8 percent. Baltimore City, another high foreclosure area, saw a 5 percent increase from a year ago.

Investors accounted for 22 percent of all home purchase activity in August, up from 18 percent in July and 21 percent in August 2010. First-time buyers purchased 32 percent of homes in August, unchanged from July and up from 31 percent in August 2010.
