COMMERCIAL :

.free to implement a specific character to the buildings. .provision of a proper loading and unloading platform for the shops and market. .proper drainage and waste disposal facilities. .commercial area should cater to the needs of pilgrims and tourists. .proper and permanent cafeteria and accommodation facilities. .commercial area should be accessible from main circulation stream. .provision of a proper parking area to avoid on street parking and connected issues. .separate and efficient pedestrian paths. .restrictions to high privatization. .proper vehicular accessibility to market areas. .basic facilities such as toilets, comfort station, water supply, electricity etc. .proper separation between non and vegetable market while maintaining a connectivity. Resting and waiting area facilities for trade union members.

Following are the shops to be included in the commercial zone- textile shops, restaurant or cafeteria, hotels, bakery and juice shops, electronic shops, hardware shops, fancy shops, saloon and beauty parlor, internet cafe, footwear shop, crockery shop, supermarket, provisional store.

VEGETABLE MARKET.

All the shops should be located such that the customers can have a clear visibility and the ease of making choice.The minimum clear width of access to the market as well as the width of street giving access to the plot from the main street should be 3.6 metres.

The space set apart as access should be separately distinguishable and should be drained and lighted properly which was lacking in the existing market areas.

Sufficient number of parking units shall be provided for the customers as well as shopkeepers.

Each off street parking space provided for parking cars shall not be less than 15 sq. Mts. and for scooters and cycles the area provided should not be less than 3 sq. mts. and 1.5 sq. mts. respectively.

The existing intimate ambience of the veg. Market can be replicated to a considerable extent.

Sufficient loading/unloading spaces should be provided for the shops, without interrupting the circulation pattern of the users.

Shops shall be provided with greater width than the depth so as to allow better display opportunities for the shopkeepers. Sanitation and drinking water facilities should be provided for the shopkeepers.

NON-VEG MARKET

Lack of sanitation and toilet facilities led to unhygienic condition of market No separate water supply to each shops. Improper drainage facilities led to the blockage of canals. Proper drainage lines should be provided from each shops Lack of proper drying area for dry fish shops Entry to the market should be wide enough Parking facilities should be provided for the customers Lack of proper loading and unloading facilities

TRANSPORTATION :

Observed peak hours : 8:30-10:00 A.M 3:30-05:30 P.M

Presently in the bus stand, an average of 3 buses were observed waiting at a timeK.S.R.T.C buses and other long route services passing by, requires a proper bus stop for a smooth traffic flow Parking for 2 buses in the terminal- an average of 2 buses come to a halt at the stand

Waiting space for 50 persons

Comfort station required for bus terminal and for the common parking lot(catering to tourists and pilgrims) Pilgrims (esp. ayyapans) exhibit practice of self-cooking and prefer such resting spots.

24 hrs lorry parking (catering to ari-angadi and the markets)

Proper signages to be provided.

Total flow of people in the entire area (bus terminal,parking lot) - 400 on an average.

CULTURE AND INFRASTRUCTURE

Improper level differnce to be solved (drain is stopped by the irrigation department culvert)Waste management - non-biodegradable waste should be collected & disposed - veg. and non-veg. market should be located at a close proximity to the bio-gas plant.Aquaduct is to be covered by slabs.A visual or physical barrier is to be made in order to prevent waste dumping in the natural drain.
