Therearemanycrystallineproductsthatclaimpermanent,in-depthwaterproofing.However,themajorityofthesecontainstearatesandsodiumsilicates.Stearatesandsodiumsilicatesareoftenclassifiedasdampproofersandnotwaterprooferssincetheyareknowntobreakdownandleachoutofconcrete.

Silicate-basedproductsreactwithcompoundsinconcretesuchascalciumhydroxideorfreelime.Thereactionbindsthecompoundsintoaninsolublesolidanddoesnotpenetratemorethanafewmillimetresintotheconcrete.Theseproductsdonotpossessself-sealingcapabilitiesandsincetheyareinsoluble,thepresenceofwaterinthefuturehasnoeffectonthem.

Stearate-basedproductsarealsohydrophobic,whichmeanstheyrepelwater.Theseproductshaveminimalpenetratingabilityandmerelyfilltheinitialsurfaceporesofconcrete.Theyarebestwhenfirstappliedandwillcontinuallydeteriorate.Inaddition,hydrophobiccompoundswillnotwithstandhydrostaticpressureovertimeandcannoteffectivelyprovidelong-termwaterproofing.

Stick to the Original: KIMKryton’sKIMisacementitiouschemicaladmixturethatcontainsnostearates,sodiumsilicatesorharmfulchlorides.KIMworksthroughaproprietaryblendchemicals,promotingcrystalgrowththatcounteractswaterintrusion.Moreover,KIMandotherKrystolproductsarehydrophilic–theyusewatertofacilitateachemicalreactionthatcreatesanimpermeableconcretemass.Morewaterequalsmorecrystals,untilnoadditionalwatercanpenetrate.KIM’sself-sealinghydrophilicpropertiesmeanit’sabletogrowthroughouttheconcrete,increasingresistancetohydrostaticpressureandallowingittobecomestrongerwithage.

Beyonditselementsofstyle,luxuryandfunction,thishigh-endcondominiumdevelopmentisalsodefinedbyitssuperiorlocation.MerestepsfromtheFerryBuildingandtheEmbarcaderoCentreinthevibrant“SouthofMarket”orSoManeighbourhood,itissurroundedbyworld-classrestaurants,retailersandentertainmentvenues.

LocatedoneblockfromtheSanFranciscoBayand50-feetbelowthewatertable,therewasneveranyquestionthearea’snewestdevelopmentwasgoingtorequirewaterproofing.Tosavetimeandmoney,themaindevelopmentteamoptedforshotcrete,orsprayedconcrete,toformthebelow-gradewalls.Whileshotcreteisnotanewconstructionmethodology,usingtheapplicationstructurallyandwaterproofingitwithanadmixtureratherthananexternalmembraneis.

Makingthesituationevenmoreunique,thissteelandglassdevelopmentwithaconcretecorerequireda14-footthickconcreteslabasitsbasetokeepthebuildingssettledintothegroundandwithholdtheimmensehydrostaticpressure.

Themixed-useresidentialcomplexattractedattentionfromindustrystakeholderswhowerecurioustoseehowshotcreteandwaterproofingwithanadmixturewouldinteractandwhatresultsitwouldproduce.

Inventedintheearly1900’s,shotcreteinvolvessprayingconcreteormortarthroughahoseatahighvelocityontoasteel-reinforcedsurface.Duetotheforcewithwhichitisprojectedfromthenozzle,shotcreteundergoesplacementandcompactionatthesametime.Itisseenasaneffectivewayofsavingtimeandmoneybecauseitinvolveshalftheformingandequipmentofregularcast-in-placemethods.

Recently,shotcretehasbeengainingpopularityalongNorthAmerica’sWestCoast.SouthernCalifornia,forexample,hasseenadramaticincreaseinthecertificationofshotcretenozzlementosupportthedemandofexistingandfutureprojects.Developmentsarenowlookingtoshotcretetomeetdeadlinesandbudgets.

Inadditiontoprovidingwaterproofingfortheperimeterwallsofthefive-levelparkingstructure,Krytonproductswerealsousedtowaterproofthefoundationslabandelevatorpits.ThecoldjointsbetweentheslabandwallweretreatedwiththetwoproductKrystolwaterstopsystemforacompletelywatertightfoundation.Inall,almost80tonsofKrystolInternalMembrane(KIM)waterproofingadmixturewasused,whichisenoughtofill1,100readymixconcretetrucks.ThereadymixconcretewassuppliedbyBodeConcrete.

Generally,shotcreteischallengingtowaterproofwithconventional,surface-appliedwaterproofingmethods.Thehighspeedinwhichtheconcreteisforcedoutofthenozzlecandisplaceortearconventionalsurfaceappliedsystems.Theprojectteamrecognizedthosechallengesandsetouttofindawaterproofingsystemthatwouldwithstandtheimmensehydrostaticpressurefoundsofarbelowthewatertable.

Afterresearchingmanypossiblesolutions,theteamoptedforKryton’sKrystolConcreteWaterproofingSystem.TheKrystolInternalMembrane(KIM)isanadmixturethateliminatestheneedforexternalwaterproofingmembranes,makingtheapplicationprocessmorestraightforwardandconducivetoshotcreteapplication.Theadmixture

San Francisco’s newest landmark residential condominium community spans a full city block and consists of four buildings rising eight, nine, 37 and 41 floors.

measureswereinplace.Krytonprovidedadditionalinspectionservicestocheckdetailsaswellasmonitorthereadymixtrucksandshotcreteapplication.Testpanelswerecreatedwitheachnewmixtocheckconcreteproperties.Ashotcretedemonstrationwasalsocreatedtotestreboundandrebarstabilization.

Kryton’sSanFranciscobaseddistributor,RonL.BishopAssociates(RLBA),providedlocalsupporttotheentireteamandassistedinmonitoringthewaterproofingaspectoftheproject.Krytonalsoconsistentlyhadafactoryrepresentativeonsitetomonitorthewaterproofingprocessandtroubleshootasnecessary.

Theluxurydevelopmentopeneditsdoorstonewresidentsandbusinessownersinthesummerof2008.TheresultisashowpieceforthecityofSanFranciscoandahigh-qualityhometomorethan640people.ThenovelapproachofusingKryton’sadmixtureincombinationwithshotcreteassistedwithmeetingademandingconstructionschedule.ForKrytonandothersintheindustrywithwatchfuleyes,theprojectwaseducationalandrevolutionary.IthelpedtodemonstratethatshotcreteandKryton’sKIMadmixturecouldeffectivelyworkhand-in-handandpositionsKrytonasaleaderinwaterproofingshotcrete.

canbeintegratedwiththeconcretemixatthereadymixfacility,mitigatingconcernsoverdamagingmembranesduringtheshotcreteapplicationandeliminatingtheneedfordetailingaroundsoilnails.KIMalsosavestimeandmoneybecauseon-sitepreparationisn’trequiredandasubtradeisn’tneededtoapplythewaterproofingmembrane.TheprojectteamwaspleasedtofindthatKrytonmettheirneedsandmostimportantly,KrytonstandsbyitsproductsandguaranteesthatKIMwilllastthelifetimeofthestructure.

However,evenwithallKIM’sbenefits,therewerechallengesfacedonthismammothwaterproofingproject.

Duetothesizeandscopeoftheproject,theconstructionteamdividedthesiteintoquadrantsand40-footsections.Oftenwithlessthantwodaystotopoffeachsection,theteamhadtocompleteaminimum25-footliftandtwo-footdeptheachdaytomakefullheightonschedule.ThefastpacedscheduleposedKryton’sfirstwaterproofingchallenge.Tomeetdeadlines,anaccelerator

wasusedintheconcretetoassistinsettingandachievingtherequiredliftheights.Thisresultedintheconcretesettingmorequicklybutalsoledtounexpectedcoldjointsformingbetweentheshotcreteliftlines.Thiswasoneofthekeylessonslearnedindevelopingawaterproofedshotcreteapplicationprocess.Krytoncontinuestoworkondevelopingsystemstoaddressthisissueforfutureprojects.

Althoughnotalessoninshotcreteapplication,bleedwaterfromthe14-footslabposedauniquechallenge.Typicallybleedwaterrisestothesurfaceofconcreteandevaporates.Inthiscase,theslabwasexceptionallythicksoittooklongerfortheconcretetostopbleeding,whichmadefinishingdifficult.Whenworkingontheslab,theKrytonteamrecognizedthebleedwaterneededtobecontrolledandmanagedonthickerslabs–akeylessontakenfromthisproject.

Whenconstructioncrewsbegandiggingthe60-footpitthatwouldbecomethefoundation,thelastthingtheythoughttheywouldfindwasanoldrelicfromSanFrancisco’shistory.Twenty-feetintotheexcavationofthesite,crewscameacrossa125-footshipwhichwaslateridentifiedasthe1818whalingshipTheCandace.BackinitsheydaytheshipwasusedforseatradesandspermwhalehuntingintheSouthAtlantic,PacificandIndianOceans.AfteravoyagetotheArcticdamagedtheship,CaptainNormanStarrguidedtheleakingvesseltoSanFrancisco,arrivingonJuly4,1855.TheCandacewasburiedunderthecityandforgottenuntilcrewsworkingonTheInfinitymadeherdiscovery.Astheonlyshiptobediscoveredin

tactunderthecity,TheCandacehasfoundanewhomeasthecenterpieceoftheSanFranciscoHistoryMuseum.

The104-yearoldAmericanConcreteInstitute(ACI)istakinganewdirectionfollowingtheSpring2008Convention.Withadynamicandinnovativestrategicplan,theinstitutewillnotonlycontinuetodevelopeducationandcertificationprograms,butwillalsoemphasizecollaborationwithrelatedorganizationsandassociations.

Realizingthenextgenerationofconcreteworkersandengineersrequireasolideducationandeasyaccesstoinformation,theACI’sboardofdirectorsrequestedataskgroupbeformedtoevaluateexistingprograms,determineifothereducationalopportunitiesexistandidentifyprogramsorproductsthatcouldproduceadditionalrevenuefortheinstitute.

ThetaskgroupidentifiedfournewinitiativestoenhancetheACI’scurrenteducationalprograms.Theyinclude:creatinganaudioversionofthebookTheContractor’sGuidetoQualityConcreteConstruction;creatingandmaintainingawebpageonsustainabilityandemergingorinnovativetechnologies;developingandpromotingprogramsforinspectorstosupportACIcertificationprograms;anddevelopingane-learningproductonawiderangeoftopicsinpartnershipwithElsevierLtd.

Inaddition,theinstitutehasplacedanewemphasisonrecruitingacademicgraduatesoruniversitymembersand,

througharecente-studentmembershipdrive,hasaddedmorethan3,000newstudentmembers.

Inaddition,reorganizingthe318Codeandcontinuingtodevelopandregularlyupdatethepractice-orientedConcreteKnowledgeCenterwebsite,willbekeyfortheACIinthecomingyears.Giventheenthusiasmwiththenewdirection,theboardwillmeetagaininMarch2009inSanAntonia,Texas.

“ThebottomlineistheroleoftheACIistoimproveourindustryforthebenefitofeveryone–fromworkerstocustomerstothepeoplewhoworkaroundanduseconcreteeveryday,”saysYuers.

The ACI has more than 20,000 members in 108 countries around the world. Yuers was nominated and appointed to the 19-member board in 2007.
