KEY QUALIFICATIONS FOR CHRIS GIST Strong understanding of all aspects of Commercial and Retail construction, including building code requirements, basic understanding of all construction trades, contracts and documents, means and methods; ability to read blueprints, do quantity take offs, cost estimating , critical path scheduling and understands and enforces OSHA and other legal and regulatory requirements of the construction industry. Accomplishes construction project results by defining project purpose and scope: calculating resources required: establishing standards and protocols: allocating resources, scheduling and coordinating staff and sub-contractors: evaluating milestone assumptions and conclusions: resolving design problems and evaluating and implementing change orders. Conducts weekly project progress meetings with key subs, generates meeting notes to P.M. Develops and maintains a project construction schedule providing monthly updates including adjusted schedule for any needed time recovery measures and all significant contract change orders or delays. Review and update the project financial budget continuously & report changes to P.M. Ensure project budget constraints are met. Review, approve and process owner, subcontractor & supplier invoices and payments, including all associated lien releases. Estimate and generate all change orders as required. Implement and ensure compliance with project quality control program. Review, approve and distribute all required submittals. Ensure compliance with all contract requirements and provisions. Ensure compliance with the safety program and all other safety requirements. Maintain positive project relationships with Owner, Architect, Subcontractors and Suppliers. High ethical standards and behavior.

Oversee punch lists and prompt completion of all project closing requirements.

Completes close out requirements and punch lists in a timely manner. Handle warranty call backs quickly to maintain owner/client relationships.

Initiate and maintain liaison with client to facilitate successful construction management process. This includes attending client-initiated meetings and ceremonial events.

Proficiency in computer software applications including Microsoft Project, Expedition, Word, Excel as well as Prolog (Target’s Construction Management Software).
