AREAS OF FOCUS

Air Filters Drains Condensing

Units

Air Supply Grilles Air Return Grilles Thermostats

Page 3: Home hvac maintenance tips slide show

AIR FILTERS

DO: Use high- efficiency pleated

filters; change every other month, or 1-3 times per year for higher

efficiency 4” filters.

DO NOT: Use ineffective disposable

fiberglass filters.

Page 4: Home hvac maintenance tips slide show

DRAINS

DO: Pour 1 cup of algaecide down the

drain once per month during warmer months.

DO NOT: Ignore air conditioning drain maintenance; this can lead to

water leaks and property damage.

CONDENSING UNITS

DO: Keep unit clear of grass, bushes and leaves.

Spray pesticide around base once per month to keep ants and spiders out of the unit.

Turn off unit at thermostat when mowing close by.

During warmer months wash the condensing coils on the unit (see later slide for details).

DO NOT:Allow pets near the unit; their fur

may clog the coils and male dogs have the tendency to

urinate on the coils which can corrode them very quickly.

AIR SUPPLY GRILLES

DO: Keep all supply grilles wide open; these

are designed to circulate specific amounts of air throughout your home.

Closing them off can have adverse effects on system operation and efficiency.

DO NOT: Close off supply grilles in unused

rooms.Doing so won’t save any money and could damage your cooling system.

AIR RETURN GRILLES

DO: Keep the grille free of dust and

debris buildup which happens over time.

DO NOT: Obstruct the air return grille with

furniture, or other items; doing so can have adverse effects on system operation and efficiency.

THERMOSTATS

DO: • Find a comfortable temperature setting and

leave it alone.

• Use programmable thermostats to automate temperature changes and increase efficiency.

• Read your owner’s manual thoroughly to get the full benefit of all available functions.

DO NOT: • Create large temperature swings by turning

your system off when leaving for extended periods.

• Instead lower the thermostat’s setting and readjust when returning.

• While leaving the fan on continuously is mostly a personal preference, do not leave the thermostat in the “On” position if you keep your home below 72 degrees; this can result in a high-humidity condition in some cases.

CLEANING YOUR CONDENSOR COIL

1

2

3

Turn off system at thermostat.

Wash coils, with a spray nozzle set at a 3 to 4 inch wide pattern; starting at the top move downward until you reach the bottom of the coil, then start again at the top of the next section, repeating this step all the way around the unit’s coils until the entire surface area is clean of debris.

If your unit has a hail guard with louvers covering the coil, it may be easier to wash from the bottom up following the same guidelines.

!WARNING

Take caution when spraying coils, not to use too much spray force or wash the coils at a horizontal angle across the coil fins. Doing so may flatten, bend, or otherwise damage them which will reduce efficiency of operation.
