Generations of American

Hardwoods are joined by exotic

new species from far corners of

the world.

Wood Intrigue

W O O D

There is hardly a flooring more unique than wood. First, no

two pieces are ever alike. Next, wood grain is unique from

species to species, tree to tree and cutting to cutting.

Now there’s a whole new world of wood beyond the tra-

ditional oak and maple. And finally, there’s what you can do

designing with wood—well, it’s uniquely a matter of imagination.

Don’t forget… Wood is a color too! From the blonde and soft

butter creams to the smoky and dark coffee oaks to the many

shades of greys that replicate reclaimed and vintage woods.

Now, there is a whole new palette of natural wood avail-

able in shades, tones and character influenced by exotics from

undiscovered corners of the world. ❚

How do I clean my hardwood floor?

There are some very basic things you can do to prolong the “just installed” beauty of your floor.

Mats, outside and inside doorways, will make the biggest difference because you’ll leave grit

and dirt particles outside, where they belong. When you have a spill, wipe it up with a paper towel

as soon as you can.

For daily cleaning, just use a microfiber mop. For large rooms, buy the widest one you can

find. Spots that need some extra attention can be cleaned with the same mop, sprayed with a good

hardwood floor cleaner available in flooring specialty and home improvement stores. Please don’t

wet mop your floor. Moisture will enter in between the planks in spite of the tight fit, causing the

wood and core to swell or warp. A damp towel or rag is OK to use.

When you vacuum, turn off the beater brush. It can scratch your floor, even if you have a hand-

scraped or wire-brushed finish.

Cork is the other wood with countless, diverse uses, includ-

ing flooring, where it has performed admirably and beau-

tifully, in some cases for more than 100 years. Over the last

decade, cork has enjoyed a well-deserved rediscovery based on

its allure and environmental responsibility.

Raw cork is harvested from protected, 50-to-100-year-old,

farm-grown trees, mostly in Portugal. Only the bark, source of

the cork, is harvested. How that material is processed deter-

mines whether cork becomes a wine stopper, bulletin board or

your next floor.

Cork is naturally moisture, mold and pest resistant, anti-

bacterial and flame retardant.

It’s a warm, comfortable, resilient surface, gentle under-

foot, and it’s a thermal and acoustical insulator.

Cork flooring is easy to clean and maintain, and new prod-

ucts come with longer warranties. Quality brands often can be

refinished. It’s a healthy flooring choice and a good investment.

When properly maintained, cork will last for generations. ❚

Cork… The

Other Wood

Cork is naturally moisture, mold and pest resistant, antibacterial and flame retardant.

Number One 2019 9

Here’s a bit of a riddle. It looks like wood and acts like a

hardwood. It can be installed like wood flooring. It’s very

stable and moisture resistant. It’s a fast, self-renewing natu-

ral resource. It can be colored without stains. And it’s one of

the fastest growing flooring products on the market. Give up?

Don’t. It’s a grass — bamboo, to you!

Cut into long strips after harvesting, bamboo flooring is

produced like plywood, with multiple laminated layers preci-

sion-cut to create tongue-and-groove planks. It is that engi-

neered wood construction which makes bamboo very dimen-

sionally stable and less likely to cup and wrap.

Because of its stability and with the strength of red oak and

hardness of red maple, bamboo makes an excellent “wood”

choice either above or below grade installation. Bamboo can

be glued to concrete, stapled to a wood sub floor or floated.

Although it is dimensionally stable, bamboo should not be

exposed to high moisture. To ensure a trouble free installation,

it should be unboxed and acclimated in your home.

From a design standpoint, bamboo is naturally light in

color except for the “knuckles,” as the growth segments are

called, which have a darker, mottled look. It is the distinc-

tive knuckles that give bamboo its slightly Eastern look. Many

darker colors can be achieved through a heat and pressure

process called caramelization. The longer the heat and pres-

sure, the darker the colors. Because this process is not a stain,

the color is permanent. ❚

BAMBOO TIPS

• Consider an area rug with your bamboo floors, for example,

natural woven grass, sisal and coir which will add to that East-

ern or natural look, as well as add to “lighter feel” of the floor.

• Bamboo should be cleaned with a non-alkaline substance,

no water or oils. Usually sold pre-finished, bamboo can also

be purchased in an unfinished form and can be sanded and

re-finished by a professional familiar with bamboo.

Bamboo to YOU!

What a good question! After all, there is more data avail-

able to us today than ever before. We can find out ev-

erything about a property; the neighborhood, the schools, the

taxes, we can even see the furniture in the backyard from a

satellite! With all that information, a Realtor seems superflu-

ous, and unnecessary to buy or sell. Right?

Seems reasonable, but it’s not so easy. The information one

can get today is ... data. It is no more than that, it’s raw data.

It’s not always accurate, it’s not always truthful, and it offers no

real local perspective. That fact alone justifies the use of a pro-

fessional Realtor to buy, or sell, a home. There are many other

reasons to use a REALTOR®, some of which may surprise you.

A Realtor can provide real knowledge, understanding and

expertise of the local market which the buyer can’t get from

raw data, or from the owner, who as a Seller, may have a

vested interest in not telling the whole truth. The train whis-

tles at 2 and 4 am... the neighbor’s dog that barks all day ... the

internet doesn’t know these little things, nor could it find out.

Now, as an Owner, the same things apply; just because you’ve

lived there, just because the neighbor down the street sold his

or her house for X$, does not mean your home is worth the

same or more. A Realtor’s job is to know the market; and ...

understand it, and the fact it changes daily.

There are a multitude of things that transpire in the buy-

ing/selling of a home that the internet cannot provide, because

it can’t talk to you about your goals, aspirations, financial situ-

ation, short & long term plans, family situation, wants, needs,

etc., If you want to buy a home and think you can afford it a

REALTOR® can, and will help you determine if your thoughts

are correct, and then answer all your questions. What about

resale value in the area... is the neighborhood gentrifying?

Going backward instead of forward? A cheap house doesn’t

mean it’s a bargain.

To a Seller, the Realtor is even more important. Selling

today is a complex undertaking, and as such, requires exper-

tise and knowledge of all the obstacles that may arise dur-

REALTOR®

Rory O’Connor began his real estate career in 1985, after a successful corporate career in consumer marketing, as well as running his own consulting business. Beginning with a small firm, he soon moved to RE/MAX in Saratoga, where he was a top agent, and earned his GRI designation. In 1996, he founded Saratoga Real Property, Inc. Specializing in personal service to his clients, the firm grew and was selected as the marketing and construc-tion management firm that built “The Village at Saratoga,” one of the most successful sub-divisions of its time. Rory has served actively for years on various GCAR committees, including the Grievance, Professional Standards, and Education. He also served on the CRMLS Board for several years. After completing his ITI Designation Course, he now enjoys teaching at GCAR’s school. He currently serves as a GCAR Director, and was recently named a NYSAR Director by GCAR.

ing the process. Realtors can point out all these

things, make suggestions as to what the house

may need, or not need, explain the whole process,

assist with pricing, the list goes on and on.

There is also an unfortunate reality, that in

our world today, there is a lack of ... integrity.

Without using a REALTOR® there is no guaran-

tee of integrity or honesty, no third party to try

and help keep everything above board. If you opt

to sell it yourself, you

can probably price it,

stage it well, market it

and probably get lots

of traffic — but, the

internet won’t tell you

if the traffic are quali-

fied buyers or potential

thieves, not everyone

is a qualified prospect.

If they walk through

the door with a REALTOR®, as a Seller you can be

assured they have been vetted as buyers and are

qualified to buy your home.

As a buyer, a home listed by a Realtor has also

been looked at with knowledgeable eyes, and as

such, offers both buyer and seller a better chance

to buy/sell the home. Having a Realtor on your

side, be your buyer or seller is a wise way to go

and reduces your risks substantially.

The most important reason to use a Realtor to

buy or sell is one that is rarely thought of, and is

a significant responsibility a Realtor has to their

clien — be they buyer or seller.

What a Realtor does for their clients, after the

contract is signed, is the most essential task in the

process. The Realtor makes certain all the required

the inspections are done on time, they provide the

lawyers, bankers, loan officers, appraisers, and

the clients, with all the information they require.

The REALTOR® has the knowledge and experience

to handle these various

aspects of the trans-

action that must be

completed, to assure a

proper, timely closing.

REALTORS® nego-

tiate and manage the

transaction from begin-

ning to the end. In

most cases the Realtor

knows the most about

the deal. When the question comes up at the clos-

ing table, when there is a piece of paper missing,

it is often the Realtor who has the answer or the

needed paperwork.

The Realtor has the global picture of the trans-

action from beginning to end, and is committed

to their clients’ best interest by their professional-

ism, and adherence to the Realtor’s Code of Eth-

ics, a unique set of standards established by Real-

There are so many benefits to owning a house. Home own-

ership brings a lot of freedom that you don’t necessarily

have when you rent. For me, one of the biggest advantages

of owning a home is having the liberty to completely trans-

form our space. Other advantages we enjoy are certain tax

benefits, belonging to a tight neighborhood community, and

building equity.

Aside from having your very own place to plant roots, the

biggest advantage to owning a house is not paying your land-

lord’s mortgage. What do I mean by that? Living in an apart-

ment (or renting a house) means you pay a monthly fee to stay

a landlord’s residence. Your landlord will then use your rent to

pay down the mortgage on the property you live in, therefore

building equity in that property.

When you purchase a house you are making a smart invest-

ment. Unlike renters, homeowners build equity over time. On

most mortgages, a portion of each monthly payment goes

toward the loan’s interest. The remainder pays down its princi-

pal. (Your lender’s amortization schedule shows the exact pro-

portions, which change over time, for each month’s payment.)

Every dollar you put toward your loan’s principal represents a

dollar of equity—actual ownership of the property.

Take a look at the chart below. You can quickly add up how much can be spent on

rent per year. The sum of rent spent over 1–5 years and beyond if saved, could be used as

a down payment. In some cases if you have been renting for 5 or more years, you could

have purchased a small house by now.

Of course there are benefits to renting too. There are so many reasons why someone

would rent as opposed to owning a house. Brandon and I rented an apartment for over 3

years before we bought our house. When you rent, you have no responsibility to maintain

the building. It’s incredibly convenient. Renting is great if you aren’t sure how long you

want to live in an area before relocating. Many landlords will even include utility costs

in the rent which is one less thing to pay every month. There is less risk involved when

you rent. It’s a trade off.

Renting an apartment is a great for a short term. However, purchasing a house will

more than likely benefit you long term because home ownership yields a return on your

investment. If you aren’t sure you’re ready to buy a house, talk to your financial advisor

before taking the the next step. ❚

Aside from having your very own place to plant roots, the biggest advantage to owning a house is not paying your landlord’s mortgage.

Many older adults prefer to remain in their homes, where

they can continue to be part of their community and

friends. Moving to a nursing home often brings a loss of friends,

pets and sentimental objects they have collected over the years.

This loss can produce severe depression, and hasten the onset

of age related dementia. Staying at home helps seniors main-

tain their independence, and allows them to sustain a better

quality of life.

Assistive technology is a term now popularly used to refer to

adaptive, assistive or rehabilitation products, or devices designed

towards providing greater independence to those with disabili-

ties or limited abilities, typically caused by the aging process.

Why Aging in Place

Could Be the Right Solution

The aging in place movement

continues to grow so has the

places in which to live.

The Harvard Joint Center for Housing Studies recently

published a report with stunning statistics on housing

and aging. By 2035, one in three U.S. households, versus

today’s one in five, will be headed by someone 65 or older.

This will also mean an American population with one in

five people over 65—almost 80 million people—up from

one in seven today. That’s an increase of more than 30

million people over the next 20 years.

What to consider if you are thinking of staying in your own home:

● What will you need to make your home accessible? Does your

bedroom need to be moved from upstairs to downstairs or will you put

in a stair lift?

● What will you need to change to make your home safe? Will you need

outside stair rails, do the stairs need to be changed, or should you move

to a basement apartment?

● Do you have any chronic diseases that you will need additional help

with? Will the disease require you to have additional home help? Would

this person need to live in your home? Do you have the room for them?

● Should you be moving to a home where everything can be on

one floor? What type of modifications will you need to your kitchen

and bathroom? Are the halls and doorways wide enough to allow a

wheelchair? Do you have lever-style handles on faucets and doors that

are easy to open?

People who want to remain at home are making adjustments to their

homes while still in their 50s.

Although no one wants to think about aging, it is something we will all

have to face. For more information on what you can do to make your home

IntroductionWhat you need to know to be smart about your flooring in your new or existing home. Being able

to describe your lifestyle and knowing what questions to ask when buying a new home makes you a

truly savvy shopper. However, your Realtor can provide additional information that is unique to the

property you are looking at. Below and on the pages to follow will present several product categories

with their main benefits together with major considerations and general questions you may want to

discuss with your Realtor or agent. Your Realtor can provide answers to these questions and more.

Above and at right: Dreamweaver Knockout Sage.

Carpet/PureColor Homeowners today live busy lives. Taking kids

to practice, making sure the dog gets to the

groomer, or completing those “honey do” proj-

ects are just a few of the things that the aver-

age homeowner tackles in their day to day life.

Worrying about stains on their carpet should

not be one of them. Engineered Floors doesn’t

believe that it’s acceptable to have to move the

couch over a few feet to cover up that grape

juice stain. That’s why Engineered Floors cre-

ated a proprietary fiber, PureColor. Carpet is

many things to people. It is comfortable, quiet,

warm and inviting. But it all starts with a supe-

Dreamweaver Polyester Carpet

rior carpet fiber. But it all starts with a superior

carpet fiber.

PureColor is solution-dyed, meaning that the

color of the carpet fiber goes all the way through,

much like the orange of a carrot, as opposed to

traditional piece-dyed fibers where the color only

sits on top of the fiber, like the red skin of a rad-

ish. This creates a more balanced look in the color

of the carpet. It also means that PureColor will

not bleach from spot cleaning, doesn’t fade from

prolonged sunlight exposure, won’t wear in high

traffic areas, and best of all, can resist some of

life’s harshest stains. Wine, pet stains, and mud

are not an issue with PureColor.

For more information go to www.fabulousfloorsmagazine.com

Historically, solution-dyed carpet was a premium,

something a consumer could have only if they

were willing to pay for it. Modern manufacturing

technology and logistics keep PureColor afford-

able for any homeowner.

PureColor is an asset to any room in the home.

Whether installed in the living room, child’s play-

room, or even a sunroom, it will perform. It’s not

a “niche” product or something that will fade

away with passing trends. It is, however, some-

thing that every homeowner can live their life

on, something that doesn’t cause stress or more

work, and something that helps the homeowner

out when they need it most. After she simply takes

a rag and any common household carpet cleaner

to get out that grape juice stain we want her to

say, “That’s why I bought this carpet!”

Pentz

Pentz Commercial Flooring Solutions features

APEX SD, a breakthrough in commercial polyes-

ter fiber. APEX SD products feature color clarity

that lasts, with commercial-grade color fastness.

Furthermore, Pentz products are extremely resis-

tant to both water-based and oil-based stains.

This means that you get commercial carpet, that’s

durable with style to match. Best of all, it comes

in hundreds of styles, in both broadloom, planks,

and modular tiles, to give your space a look you’ll

love for a long time.

In April of 2018, REALTORS® in New York State began to

get certified in flooring through a unique program offered

by Fabulous Floors Magazine. Fabulous Floors Magazine, and

the Greater Capital Association of REALTORS® have teamed up

together to offer Fabulous Floors Certified in New York State.

“We are excited this has come to fruition,” says Margo

Locust, Owner and Publisher of Fabulous Floors Magazine,

“imparting knowledge and flooring education has always been

a cornerstone of our publication for the past 15 years.”

“After completing the two-day course and passing the

test,” continued Margo, “participants will receive continuing

education credits in addition to a Fabulous Floors Certified

designation. As a value-add, participants are listed on pages

30 and 31, connected locally with flooring retailers. It’s a win-

win for everyone!”

The classes are taught by Fabulous Floors Magazine’s Asso-

ciate Publisher Lisbeth Calandrino. Lisbeth has been teaching

product knowledge classes for a number of years, is prominent

in the flooring industry with several professional certifications.

“The need for flooring information became evident to

me,” stated Lisbeth, “after I was the keynote speaker for the

Greater Capital Association of REALTORS® in Albany this past

year. Many of the REALTORS® confirmed that during the sale

of a property they play an advisory role. However, this is often

with little knowledge of current flooring trends and product

information. Unless you are dealing with it daily, it’s hard to

be up-to-date on the advancements in our industry!”

“If REALTORS® share the knowledge they gained in the

flooring certified class, potential home buyers can make an

informed decision on the best return for their investment.”

Realtors are excited to partner with Fabulous Floors Maga-

zine which offers continuing education credits and Fabulous

Floors Certification™ as part of our Professional Development

Program. It is definitely an industry first. ❚

Giving consumer’s (potential homebuyers) insight into the floor conditions and what it would take to replace them on both the purchase and selling of a home will be an invaluable tool.

Sherwin-Williams’ 2019 Colormix® Color Forecast is here!

With a single master palette it is sure to inspire and help

professionals and DIYers select the right color scheme for any

project. The 42-color palette is divided into six themes, or color

journals:

Shapeshifter, Wanderer, Aficionado, Enthusiast,

Naturalist, and Raconteur.

Collectively, the journals are fresh, fluid swipes of color that

are key for 2019 color and design trends.

Every color in the Color Forecast, whether alone or com-

bined with others, tells a different story, riddle or song, similar

to the honesty found only in a written journal.

The Sherwin-Williams Color Forecast team led by Sue Wad-

den, Director of Color Marketing, developed this year’s trends

by identifying colors from free-spirited wanderers and old-

world storytellers, while drawing inspiration from every cor-

ner of the globe extending to the cosmos. The result: an organic

and spontaneous palette.

Come Home to Carpet

C A R P E T & A R E A R U G S

As one approaches home in a fairytale, the path magically

becomes softer and brighter. It’s part of the tale.

With carpet, though, that’s simple reality.

Think of the colors, patterns, textures and sensuous soft-

ness of carpet!

And, yes, it also does have a practical side: sound insula-

tion, energy savings, nonslip safety, ease of installation, dura-

bility, environmental consciousness, non allergenic properties,

extended warranties, and design flexibility, all fluent in the

language of luxury.

Carpet is warm underfoot and invitingly quiet. It offers a

rich and subtle array of sensations to the touch. And its multi-

dimensional visual appeal is ideal for integrating patterns, col-

ors and textures into your design composition.

With a new insistence on optimism, today’s consumers are

embracing colors inspired by nature. It might be the exotic col-

ors of the South Seas captured in Gauguin’s Tahitian paintings,

Visual texture can be enhanced by elegant

carpet sculpting, dye patterns (like updated florals

ranging from restrained to bold Persian looks), or

techniques that add color flecks and even metallic

elements into the yarn.

Sophisticated geometrics, updated tweeds and

re-imagined hounds-tooth patterns are now avail-

able. Subtle pinstripes and wider banding can

add refined style to living areas, classic elegance

to hallways, and both dimension and design con-

tinuity up a flight of stairs.

With advances in technology and design art-

Switch Up a Look with Area Rugs!

Above: Lakeside from Nourison; below: Focus from Oriental Weavers.

An area rug can be the foundation of any room. It’s up to

you! If you are the type of person who likes change and

wants to switch up your home design look, area rugs could

be the perfect solution. Let’s say it’s Spring and you want to

reflect a light, airy feeling to your living room after coming out

of a harsh Winter season. There is nothing like an area rug to

instantly change the feeling in your home.

Area rugs do more than protect the floor; they define space

and create focal points, pulling together color, patterns and

textures. Don’t be afraid to layer… put a rug-on-rug or rug-on-

carpet to create a new, interesting look in a room.

You can use area rugs to connect spaces, transition from one

room to another, mix-and match colors and patterns or coordinate

the palette of your stair landings — the possibilities are endless!

Area rugs are as diverse as they are versatile: hand-knot-

ted, woven, hooked or braided. Machine made or hand tufted.

Synthetic or natural. They can be playful and inexpensive — try

shags, which offer so many vibrant color choices.

What’s more, most rugs are environmentally friendly, fash-

ioned from natural fibers like wool, silk, sisal (spun from plant

fibers) and coir, each with a distinctive texture. And of course,

some come from recycled materials.

Whether inexpensive or of heirloom quality, area rugs can

be taken to your next home or passed on to the next genera-

tion. The better area rugs are often referred to as decorator

rugs because they come in many types, varieties and patterns.

As you shop for a rug, make sure you have samples of your

existing colors and fabrics in hand. Maybe bring a throw pillow

or your favorite collectible piece.

Remember, area rugs can be fun, fresh, practical and eas-

ily changed, just like your mood or the seasons! Give it a whirl!

You can do it! ❚

The Flooring Fashion Future…

The end of vinyl as you know it!

Resilient flooring as we know it today has gone through

more than a century of evolution and innovation. From

its humble beginnings as linoleum to its current incarnations

as sheet vinyl and Luxury Vinyl (LVT), resilient has come a

long way.

Resilient flooring is the hard surface flooring with a little bit

of give. From cork and leather to sheet vinyl and luxury vinyl

flooring, contemporary flooring looks fabulous and performs

even better.

With that little extra give, resilient flooring is kind to your

feet and legs. Those working on their feet in kitchens, work-

shops or retailers can attest to the comfort of a resilient floor

compared to ceramic tile or terrazzo.

unlimited possibilities of style and design. Gone

are the days of the high gloss finish found on

older sheet vinyl and stick-on tiles. Today’s lux-

finishes.

Much of the resilient flooring on the market

today is made of high-performance vinyl. So it’s

It’s not just the affordable price

point that saves you money. Resil-

ient flooring lasts a long time with

very little maintenance. Just damp

A Closer Look at WATERPROOF Flooring

Luxury vinyl flooring (LVF) is a relatively new term that encompasses lux-

ury vinyl tiles (LVT) and luxury vinyl planks (LVP). These categories rep-

resent choices that present the aesthetic of limestone, marble, Papua ebony

or tropical bamboo, along with the hard wearing, low maintenance and af-

fordable attributes of luxury vinyl flooring.

From the oldest to the newest resilient, luxury vinyl flooring is gaining

traction in residential and commercial applications. Luxury vinyl tiles (LVT)

come in squares and rectangles, in sizes up to large format that is favored cur-

rently by designers and architects; the installations use simple click-together

technology, grouting is optional — more for aesthetics than function.

Using state-of-the-art digital imaging, including different species of hard-

wood, and innovative formatting, like planks, resilient flooring offers unlim-

ited possibilities of style and design.

Luxury vinyl planks (LVP) come in stone- and wood-look planks, with

widths up to 6 inches and lengths to 48 inches (4 feet). LVP’s are laid simi-

lar to a traditional plank floor or in patterns, like chevron or herringbone.

Floors can be designed so that the pattern can be made up of LVPs in a

length that requires no trimming. ❚

According to the World Floor Covering Association, the abil-ity to replicate real hardwoods and stones using advanced photographic technologies is the foundation of luxury vinyl flooring systems. There are four distinct layers fused together to produce the final product: a resilient vinyl backing, a vinyl color layer, a photographic film layer, and a urethane or aluminum oxide top layer. The protective top layer (also called the wearlayer or mil layer) is very important to the durability of the product. Quality prod-ucts will have as high as a 40 mil layer. Commercial applica-tions can successfully utilize 20 mil or above.

When it’s time for an update, we all want our homes to look like we’ve hired a pro. Thankfully, many of today’s home interior brands make it easy and affordable for you to create professional-looking spaces with your own personal touch—while staying within budget. Here are a few simple designer tips to keep in mind as you select new flooring for your next remodel.

Start with function.Every room in your home serves a unique purpose, and the first rule of good design is making the space work for you and your lifestyle.

Before you select anything, think about the variety of activities that take place in the room you’re designing. This will help you plan adequate storage, appropriate seating and the right floorcovering.

Learn the basics. It’s easy to feel overwhelmed by all the different types of flooring products on the market. There are a lot of details to consider, like style, installation method, and how long it will last. Many homeowners prefer carpet in bedrooms and family rooms, for the way it cushions underfoot. Browse the latest Tarkett styles for soft patterns that add warmth and style.

For other areas of the home—like kitchens, baths, laundry rooms and basements—look for waterproof products that resist splashes and spills, like Tarkett’s ProGen™ luxury

vinyl tile. Some materials—like TruTEX™ luxury sheet flooring—also resist mold and mildew, and are asthma & allergy friendly® certified to maintain healthy environments for your family and pets.

Find your style.Today’s flooring designs offer a huge selection of colors, patterns and textures to explore, which immediately give rooms a high-end, designer look. The latest styles let you make a statement on the floor, and use that as a foundation for the rest of your design.

You don’t have to be a designer to create a designer look.

Shinju Mirai comes in four patterns that can be used alone or in combi-

nation: Paper, a dynamic texture reminiscent of energizing waves or crin-

kled paper; Serene, featuring the subtle ripple of tranquil waters; Tent, offer-

ing minimalist beauty and architectural appeal; and Zen Garden, exuding

the calm essence of meditative gardens.

Shimmering tiles offer a modern interpretation of beloved textile patterns

The Textile collection channels vintage textile patterns and weaving tech-

niques from around the world. The new Textile line is created through a

meticulous translation of embroidery, woven fabrics, and other textures into

imaginative, sustainable, glimmering surfaces ideal for commercial and resi-

dential applications. ❚

Bargello: The name “Bargello” originates from the Bargello palace in Florence, Italy, spe-cifically tracing back to a pair of 17th century chairs boasting a unique upholstery, made even more interesting by fusing in a flame stitch pattern. To emulate the needlepoint embroidery, in which vibrant wool threads were stitched onto canvas with upright flat stitches, martini-glass-shaped tiles are installed in a geometric wave with alternating colors.

Imberline: created in honor of traditional weaving techniques

that combine various colored stripes. The lustrous glass tiles, measuring ½ inch by 4 inches,

are ideal for walls and back-splashes, where a dramatic

stripe can make a visual impact.

When you decide to sell your home, before you let poten-

tial buyers see the property, there are few quick fixes

to improve its overall look. If you don’t have the budget for a

total bathroom remodel, you can do a lot without spending big

bucks. On the other hand, even the smallest things can throw

off your potential buyers. Take a look at these great tips that

require a bit of your sweat.

1. Change the Light FixturesReplacing all the light fixtures in the bathroom is probably the

easiest way to breathe more life and bring the room into this

millennium. It provides a facelift by brightening it up and mak-

ing it appear more prominent.

2. Change the Shower HeadsWith a tutorial from YouTube, you can change the shower

heads yourself. It will improve the form, function, and look of

your shower cabin. Today,

shower heads offer features

such as water conservation,

adjustable height, multiple

spray settings, massages,

and other. Buyer’s like to

see these kinds of improve-

ments that make a bath-

room feel a bit like a spa.

3. Update Cabinets Elevate the space by buying a few high-quality cabinets. It can

be inexpensive but depends mainly on how many cabinets

there are in the room. Add a few luxury accessories, such as a

quality wooden stool, towel rack, and a black-and-white q-tip

box. These will pay off handsomely.

4. Change the TileIs your bathroom tile old and chipped? Well, it’s time to replace

it and, luckily, there are so many tile options you can choose

At Tampa Tile we have built our repu-

our customers since 1953.

Our family owned business is commit-

ted to delivering you authentic ceramic tile.

Products are ever evolving and nowa-

days few factories chance to make out of

the box tile that’s creative. Few ceramists

are artisans anymore. Most rely on indus-

trial production techniques, like digital

glazing and rectification.

We make sure you have a broad selec-

tion of the latest styles and trends to meet

all tastes. We have searched and found

tiles whose style and beauty are the prod-

uct of skilled ceramic artisans. We spe-

and stylish. We suggest you to go with natural

stone such as marble or travertine. If you’re going

with porcelain floor tile, make sure to install slip-

resistant tiles or ones with textured surfaces,

because porcelain floor tiles can be very slippery

when wet. The professionals at Tampa Tile can

help you find the tile that’s right for you.

5. Install a Low-Flow ToiletFor this fix, you’ll need a whole new toilet so it

might be the most expensive fix on our list. How-

ever, it will pay off because your local regulation

might require having low-flow toilets in the house

before you can sell it. Also, you’ll save more on

water while you’re still living in that house.

6. Fresh CaulkFirst, use a box-cutter or razor to cut out and

remove old grout. Clean the mildew underneath

it, then grab a caulk gun and start applying fresh

caulk. You’ll be surprised to see how it makes

your bathroom feel and look brand new.

Improving the look and feel of a bathroom

With these simple, low-budget tweaks, you can

reap some huge rewards when the time comes

value to sell it more quickly. ❚

1. Choose a reputable storeDon’t rush out to grab a price based on a televi-

sion ad. Find a local flooring retailer who is ded-

icated to providing you with service at the right

price. Friends and the Better Business Bureau

are good sources of information, but look for a

retailer with commitment.

2. Don’t rush when making your flooring selection

People too often buy flooring that is similar to

what they had, hoping to replicate the former

look. This can be a big mistake because it’s nice

to have a change. Consider doing something dif-

ferent when you have the opportunity to redeco-

rate your home or a particular room. Purchase

the best floors you can afford.

3. Consider the room setting before you buy

There are certain floors that go in particular set-

tings and special periods, such as sisal carpets

with rattan, woven rag rugs with Colonial pieces,

and Oriental rugs with English traditional design.

Selecting carpet or floor treatments must be done

with an overall look in mind.

4. Ask questions about fashion and function — don’t guess

When it comes to color coordination and how

well your floor will perform in your home, don’t

hesitate to verify, if it is what you want. Ask for

Five Keys to a Successful Floorcovering Purchase

samples, fabric swatches and manufacturers’

literature to ensure you are buying what will be

right for you.

5. Buy the right floor care productsOne of the biggest mistakes people make when

purchasing hard surfaces is not learning how to

maintain them. Too often, they don’t know how

to care for that floor, especially pre-finished wood

products. It is very important when you purchase

a new floor to ask the salesperson for the care

instructions put out by the manufacturer. ❚
