Welcome to Fabulous Floors’ 15th year of publication! As
I sit back and reflect, I am truly inspired by the paths
that have brought us here, excited about the journey ahead and
enthused by the roads we have traveled along the way.
Drawing from my personal experience as a flooring
retailer and integrating that with my knowledge of con-
sumer needs and wants, made a partnership with Realtors
an exceptionally easy choice for to make. Fabulous Floors
Magazine is providing classes for Realtors to become Fabu-
lous Floors Certified™.
We are excited to present in this issue, Finding Your Way
Home, a section dedicated to helping YOU with your home
buying/selling process. This section includes articles written

There is hardly a flooring more unique than wood. First, no
two pieces are ever alike. Next, wood grain is unique from
species to species, tree to tree and cutting to cutting.
Now there’s a whole new world of wood beyond the tra-
ditional oak and maple. And finally, there’s what you can do
designing with wood—well, it’s uniquely a matter of imagination.
Don’t forget… Wood is a color too! From the blonde and soft
butter creams to the smoky and dark coffee oaks to the many
shades of greys that replicate reclaimed and vintage woods.
Now, there is a whole new palette of natural wood avail-
able in shades, tones and character influenced by exotics from
undiscovered corners of the world. ❚
How do I clean my hardwood floor?
There are some very basic things you can do to prolong the “just installed” beauty of your floor.
Mats, outside and inside doorways, will make the biggest difference because you’ll leave grit
and dirt particles outside, where they belong. When you have a spill, wipe it up with a paper towel
as soon as you can.
For daily cleaning, just use a microfiber mop. For large rooms, buy the widest one you can
find. Spots that need some extra attention can be cleaned with the same mop, sprayed with a good
hardwood floor cleaner available in flooring specialty and home improvement stores. Please don’t
wet mop your floor. Moisture will enter in between the planks in spite of the tight fit, causing the
wood and core to swell or warp. A damp towel or rag is OK to use.
When you vacuum, turn off the beater brush. It can scratch your floor, even if you have a hand-
scraped or wire-brushed finish.

Cork is the other wood with countless, diverse uses, includ-
ing flooring, where it has performed admirably and beau-
tifully, in some cases for more than 100 years. Over the last
decade, cork has enjoyed a well-deserved rediscovery based on
its allure and environmental responsibility.
Raw cork is harvested from protected, 50-to-100-year-old,
farm-grown trees, mostly in Portugal. Only the bark, source of
the cork, is harvested. How that material is processed deter-
mines whether cork becomes a wine stopper, bulletin board or
your next floor.
Cork is naturally moisture, mold and pest resistant, anti-
bacterial and flame retardant.
It’s a warm, comfortable, resilient surface, gentle under-
foot, and it’s a thermal and acoustical insulator.
Cork flooring is easy to clean and maintain, and new prod-
ucts come with longer warranties. Quality brands often can be

Here’s a bit of a riddle. It looks like wood and acts like a
hardwood. It can be installed like wood flooring. It’s very
stable and moisture resistant. It’s a fast, self-renewing natu-
ral resource. It can be colored without stains. And it’s one of
the fastest growing flooring products on the market. Give up?
Don’t. It’s a grass — bamboo, to you!
Cut into long strips after harvesting, bamboo flooring is
produced like plywood, with multiple laminated layers preci-
sion-cut to create tongue-and-groove planks. It is that engi-
neered wood construction which makes bamboo very dimen-
sionally stable and less likely to cup and wrap.
Because of its stability and with the strength of red oak and
hardness of red maple, bamboo makes an excellent “wood”
choice either above or below grade installation. Bamboo can
be glued to concrete, stapled to a wood sub floor or floated.
Although it is dimensionally stable, bamboo should not be
exposed to high moisture. To ensure a trouble free installation,
it should be unboxed and acclimated in your home.
From a design standpoint, bamboo is naturally light in
color except for the “knuckles,” as the growth segments are
called, which have a darker, mottled look. It is the distinc-
tive knuckles that give bamboo its slightly Eastern look. Many
darker colors can be achieved through a heat and pressure
process called caramelization. The longer the heat and pres-
sure, the darker the colors. Because this process is not a stain,
the color is permanent. ❚
BAMBOO TIPS
• Consider an area rug with your bamboo floors, for example,
natural woven grass, sisal and coir which will add to that East-
ern or natural look, as well as add to “lighter feel” of the floor.
• Bamboo should be cleaned with a non-alkaline substance,
no water or oils. Usually sold pre-finished, bamboo can also
be purchased in an unfinished form and can be sanded and
re-finished by a professional familiar with bamboo.

What a good question! After all, there is more data avail-
able to us today than ever before. We can find out ev-
erything about a property; the neighborhood, the schools, the
taxes, we can even see the furniture in the backyard from a
satellite! With all that information, a Realtor seems superflu-
ous, and unnecessary to buy or sell. Right?
Seems reasonable, but it’s not so easy. The information one
can get today is ... data. It is no more than that, it’s raw data.
It’s not always accurate, it’s not always truthful, and it offers no
real local perspective. That fact alone justifies the use of a pro-
fessional Realtor to buy, or sell, a home. There are many other
reasons to use a REALTOR®, some of which may surprise you.
A Realtor can provide real knowledge, understanding and
expertise of the local market which the buyer can’t get from
raw data, or from the owner, who as a Seller, may have a
vested interest in not telling the whole truth. The train whis-
tles at 2 and 4 am... the neighbor’s dog that barks all day ... the
internet doesn’t know these little things, nor could it find out.
Now, as an Owner, the same things apply; just because you’ve
lived there, just because the neighbor down the street sold his
or her house for X$, does not mean your home is worth the
same or more. A Realtor’s job is to know the market; and ...
understand it, and the fact it changes daily.
There are a multitude of things that transpire in the buy-
ing/selling of a home that the internet cannot provide, because
it can’t talk to you about your goals, aspirations, financial situ-
ation, short & long term plans, family situation, wants, needs,
etc., If you want to buy a home and think you can afford it a
REALTOR® can, and will help you determine if your thoughts
are correct, and then answer all your questions. What about
resale value in the area... is the neighborhood gentrifying?
Going backward instead of forward? A cheap house doesn’t
mean it’s a bargain.
To a Seller, the Realtor is even more important. Selling
today is a complex undertaking, and as such, requires exper-
tise and knowledge of all the obstacles that may arise dur-

things, make suggestions as to what the house
may need, or not need, explain the whole process,
assist with pricing, the list goes on and on.
There is also an unfortunate reality, that in
our world today, there is a lack of ... integrity.
Without using a REALTOR® there is no guaran-
tee of integrity or honesty, no third party to try
and help keep everything above board. If you opt
to sell it yourself, you
can probably price it,
stage it well, market it
and probably get lots
of traffic — but, the
internet won’t tell you
if the traffic are quali-
fied buyers or potential
thieves, not everyone
is a qualified prospect.
If they walk through
the door with a REALTOR®, as a Seller you can be
assured they have been vetted as buyers and are
qualified to buy your home.
As a buyer, a home listed by a Realtor has also
been looked at with knowledgeable eyes, and as
such, offers both buyer and seller a better chance
to buy/sell the home. Having a Realtor on your
side, be your buyer or seller is a wise way to go
and reduces your risks substantially.
The most important reason to use a Realtor to
buy or sell is one that is rarely thought of, and is
a significant responsibility a Realtor has to their
clien — be they buyer or seller.
What a Realtor does for their clients, after the
contract is signed, is the most essential task in the
process. The Realtor makes certain all the required
the inspections are done on time, they provide the
lawyers, bankers, loan officers, appraisers, and
the clients, with all the information they require.
The REALTOR® has the knowledge and experience
to handle these various
aspects of the trans-
action that must be
completed, to assure a
proper, timely closing.

ning to the end. In
most cases the Realtor
knows the most about
the deal. When the question comes up at the clos-
ing table, when there is a piece of paper missing,
it is often the Realtor who has the answer or the
needed paperwork.

action from beginning to end, and is committed
to their clients’ best interest by their professional-
ism, and adherence to the Realtor’s Code of Eth-
ics, a unique set of standards established by Real-
tors for the benefit of all consumers, both buyers

There are so many benefits to owning a house. Home own-
ership brings a lot of freedom that you don’t necessarily
have when you rent. For me, one of the biggest advantages
of owning a home is having the liberty to completely trans-
form our space. Other advantages we enjoy are certain tax
benefits, belonging to a tight neighborhood community, and
building equity.
Aside from having your very own place to plant roots, the
biggest advantage to owning a house is not paying your land-
lord’s mortgage. What do I mean by that? Living in an apart-
ment (or renting a house) means you pay a monthly fee to stay
a landlord’s residence. Your landlord will then use your rent to
pay down the mortgage on the property you live in, therefore
building equity in that property.
When you purchase a house you are making a smart invest-
ment. Unlike renters, homeowners build equity over time. On
most mortgages, a portion of each monthly payment goes
toward the loan’s interest. The remainder pays down its princi-
pal. (Your lender’s amortization schedule shows the exact pro-
portions, which change over time, for each month’s payment.)
Every dollar you put toward your loan’s principal represents a
dollar of equity—actual ownership of the property.

Take a look at the chart below. You can quickly add up how much can be spent on
rent per year. The sum of rent spent over 1–5 years and beyond if saved, could be used as
a down payment. In some cases if you have been renting for 5 or more years, you could
have purchased a small house by now.
Of course there are benefits to renting too. There are so many reasons why someone
would rent as opposed to owning a house. Brandon and I rented an apartment for over 3
years before we bought our house. When you rent, you have no responsibility to maintain
the building. It’s incredibly convenient. Renting is great if you aren’t sure how long you
want to live in an area before relocating. Many landlords will even include utility costs
in the rent which is one less thing to pay every month. There is less risk involved when
you rent. It’s a trade off.

Many older adults prefer to remain in their homes, where

friends. Moving to a nursing home often brings a loss of friends,

This loss can produce severe depression, and hasten the onset
of age related dementia. Staying at home helps seniors main-
tain their independence, and allows them to sustain a better
quality of life.
Assistive technology is a term now popularly used to refer to
adaptive, assistive or rehabilitation products, or devices designed
towards providing greater independence to those with disabili-
ties or limited abilities, typically caused by the aging process.

The Harvard Joint Center for Housing Studies recently
published a report with stunning statistics on housing
and aging. By 2035, one in three U.S. households, versus
today’s one in five, will be headed by someone 65 or older.
This will also mean an American population with one in
five people over 65—almost 80 million people—up from
one in seven today. That’s an increase of more than 30
million people over the next 20 years.

What to consider if you are thinking of staying in your own home:
● What will you need to make your home accessible? Does your
bedroom need to be moved from upstairs to downstairs or will you put
in a stair lift?
● What will you need to change to make your home safe? Will you need
outside stair rails, do the stairs need to be changed, or should you move
to a basement apartment?
● Do you have any chronic diseases that you will need additional help
with? Will the disease require you to have additional home help? Would
this person need to live in your home? Do you have the room for them?
● Should you be moving to a home where everything can be on
one floor? What type of modifications will you need to your kitchen
and bathroom? Are the halls and doorways wide enough to allow a
wheelchair? Do you have lever-style handles on faucets and doors that
are easy to open?
People who want to remain at home are making adjustments to their
homes while still in their 50s.

In April of 2018, REALTORS® in New York State began to
get certified in flooring through a unique program offered
by Fabulous Floors Magazine. Fabulous Floors Magazine, and
the Greater Capital Association of REALTORS® have teamed up
together to offer Fabulous Floors Certified in New York State.
“We are excited this has come to fruition,” says Margo
Locust, Owner and Publisher of Fabulous Floors Magazine,
“imparting knowledge and flooring education has always been
a cornerstone of our publication for the past 15 years.”
“After completing the two-day course and passing the
test,” continued Margo, “participants will receive continuing
education credits in addition to a Fabulous Floors Certified
designation. As a value-add, participants are listed on pages

The classes are taught by Fabulous Floors Magazine’s Asso-

wants to switch up your home design look, area rugs could

A Closer Look at WATERPROOF Flooring
Luxury vinyl flooring (LVF) is a relatively new term that encompasses lux-
ury vinyl tiles (LVT) and luxury vinyl planks (LVP). These categories rep-
resent choices that present the aesthetic of limestone, marble, Papua ebony
or tropical bamboo, along with the hard wearing, low maintenance and af-
fordable attributes of luxury vinyl flooring.
From the oldest to the newest resilient, luxury vinyl flooring is gaining
traction in residential and commercial applications. Luxury vinyl tiles (LVT)
come in squares and rectangles, in sizes up to large format that is favored cur-
rently by designers and architects; the installations use simple click-together
technology, grouting is optional — more for aesthetics than function.
Using state-of-the-art digital imaging, including different species of hard-
wood, and innovative formatting, like planks, resilient flooring offers unlim-
ited possibilities of style and design.
Luxury vinyl planks (LVP) come in stone- and wood-look planks, with
widths up to 6 inches and lengths to 48 inches (4 feet). LVP’s are laid simi-
lar to a traditional plank floor or in patterns, like chevron or herringbone.
Floors can be designed so that the pattern can be made up of LVPs in a
length that requires no trimming. ❚
According to the World Floor Covering Association, the abil-ity to replicate real hardwoods and stones using advanced photographic technologies is the foundation of luxury vinyl flooring systems. There are four distinct layers fused together to produce the final product: a resilient vinyl backing, a vinyl color layer, a photographic film layer, and a urethane or aluminum oxide top layer. The protective top layer (also called the wearlayer or mil layer) is very important to the durability of the product. Quality prod-ucts will have as high as a 40 mil layer. Commercial applica-tions can successfully utilize 20 mil or above.
