An ambitious £20m scheme tocreate a new secondary school,primary school and nursery is set totransform learning environments inBedford – catering for more than1,200 students and pupils.Construction work has now

started on the new WixamsAcademy in Green Lane. There willbe a secondary free school and aprimary and nursery setting on thesame site – but the two schools willbe separate establishments and, as such, will be run by two different

trusts. However, both buildings arebeing designed at the same timeand will be built by one contractorsimultaneously.Lungfish Architects has created

the schools in response to BedfordBorough Council’s need for moreschool places in the area, which hasarisen as a consequence of thecontinuing growth of the newWixams housing development.The new Wixams Academy will

eventually accommodate an intakeof 500 11-17 year olds and 324pupils aged 17 plus, along with 70staff. The new primary school willcater for 420 pupils alongside 39staff as well as a 26-place nursery.Lead architect, Richard Daw, said

this project was one of the biggestand most ambitious the practice had been appointed to date.He commented: “It is extremely

exciting to be part of thedevelopment of a whole neweducational community which willenhance the learning experience for many young people in Bedford.”

New learning communityAutumnStatementreactionMark Robinson, Scape Groupchief executive, commented on the Chancellor’s AutumnStatement: “It’s certainlyrefreshing to hear theGovernment investing inaffordable housing with £1.4bn of funding for 40,000 homes,because housing associationshave been under huge fundingpressure for many years now and this move is long overdue.However, we also need to

recognise the role that localauthorities and city regions canplay in the delivery of affordablehomes – Metro Mayors will get more powers to borrow for infrastructure but councilsare not allowed to borrow to build homes and so it isdisappointing that this hasn’t yet been addressed by theChancellor. “We mustn’t let the

Government’s delayed HousingWhite Paper become a whitewash by once again avoiding thisreform. We also need to ensurewe are getting the balance rightbetween shared ownership,affordable rent and socialhousing, so the new flexibility forhousing providers ondevelopments is also welcome.“The Chancellor is absolutely

right to prioritise the roadprojects that will have the biggestimpact on congestion andhousebuilding. LEPs in the Northwill get £556m for investment in projects – the lion’s share of regional investment in England– which is a big boost for theNorthern Powerhouse. However, we also need to ensurewe are progressing the big ticketprojects that will really unlock the potential of the region in the long term, especially theTrans-Pennine Tunnel and HS3rail link between Manchester and Leeds. The Chancellor couldalso have done much more totackle the impending skills crisis.”

The Treasury recently announced the essential £369m renovation plansfor Buckingham Palace. To fund this ten-year endeavour, the Queen hasbeen given a 66% pay rise which will last for the entirety of the project.However, this news has caused a backlash from the general public and hasleft the UK questioning who should be paying for this refit. Consequently, a petition asking the Queen to pay for this refurbishment herself reachedits target in a matter of days, attracting over 140,000 signatures.

Now, home services marketplace, Plentific.com, has found that two out of three UK taxpayers feel unhappy with the costs. Ultimately, 68% of UKtaxpayers feel unhappy with the price tag. As the home of BuckinghamPalace, Londoners appear more supportive of the final price with only 61% feeling unhappy with the costs.

Leafield Environmental,has reported record salesof its cup recycling bins asa direct result of therenewed commitment ofbusinesses to tackle themuch publicised issue ofdisposable cup waste. Asmany as 5 billion papercups are used anddisposed of each year inthe UK which, due to theprevious lack of recyclingsolutions, were either incinerated or sent to landfill.

Leafield has been working with Simply Cups, the UK’s only cuprecycling scheme, which has resulted in an expansion of its cupbin range and increase in sales.

According to Justin Salmon, Business Development Manager forLeafield Environmental; “We knew our customers genuinelywanted to recycle their cups because it improves their recyclingtargets, avoids waste going to landfill and enhances theirenvironmental credentials. Now that there is a robust scheme inoperation, through Simply Cups, there is a huge incentive forbusinesses to recycle their cups, which gives us the opportunityto help them find the best bin for their needs.”

A trio of Nottingham-based firms –CPMG Architects, J Tomlinson andTurner & Townsend – havecompleted an energy-efficient firestation in Nottingham that will useless than a quarter of the energywhen compared to the formerCentral Fire Station.The three-storey building,

designed, constructed and projectmanaged by city-based contractorson behalf of Nottinghamshire Fireand Rescue Service has alreadypicked up a Regeneration Award at

the East Midlands fbe Awards 2016.The £3.7m station houses three

fire engine bays, modern trainingfacilities and office space forNottingham City Council’sEmergency Planning Team.Nick Gregory, director for CPMG

said this project has helped revive aformer brownfield site and hasexpanded the team’s blue lightportfolio: “The development of thisvital building has been a fantasticpartnership of Nottingham-basedcompanies which have allcontributed to creating anemergency services facility fit for the 21st century,” he said.“The PV panels, smart lighting,

large floor-to-ceiling windows to increase natural daylight andsmart use of materials have allhelped to contribute to the building’senergy-saving attributes. We’reproud to have delivered a safe andhighly efficient building that will alsosave the fire service money thanksto its lower running costs.”

Sustainable safetyMPsreportreceivessupportfromBSRIABSRIA is in support of a report by MPs which “slammed theGovernment for axing its zerocarbon buildings policy” and has called for it to be reinstated. An investigation by MPs on theEnvironmental Audit Committeesaid the decision by the Treasurywas one it made onenvironmental matters “at shortnotice with little or noconsultation with relevantbusinesses and industries.”The MPs’ report found the

Treasury had “ridden roughshod”over other departments’objectives to change and cancel several long-establishedenvironmental policies. It observed the conclusion to axethe zero carbon homes policycaused shock in the constructionindustry, including housebuilders,who had been working towardsexecuting the strategy for over a decade.Tassos Kougionis, principal

consultant – residential, atBSRIA’s Sustainable ConstructionGroup, said: “This is good newsfor the industry. Long-termsustainability targets shouldalways be favoured overGovernment short-termpriorities, especially if thisensures value for money. Zero carbon buildings, bothdomestic and non-domestic, are energy-efficient, comfortableand contribute positively to theoccupants’ wellbeing, all keyareas of interest for BSRIA.“Of course we should not forget

that along with addressing fuelpoverty, energy security andefficient use of resources, zerocarbon buildings also supporttackling climate change and futureproofing our building stock.”

Biomass power plants are springing up all over the UK, encouraged bygenerous Government subsidies. Various forms of biomass fuel areemployed, ranging from household waste to purpose-grown crops such asMiscanthus grass. The most popular biomass fuel is wood fibre. There is awidespread belief that because wood, unlike coal or gas, is a renewablematerial, it is always better for the environment to burn wood. But this isnot true. Wood contains much less energy by weight than coal so you haveto burn much more to get the same amount of power. This also means thatburning wood releases four times the carbon of the equivalent coal,meaning wood is a dirtier fuel. As for sustainability, no amount ofreplanting can compensate for the carbon released by burning wood fibre as biomass. So, burning wood to produce electricity is not only unsustainable but alsodoes nothing to help meet the UK's carbon reduction targets. Yet theGovernment pays the power industry billions of pounds of taxpayers'money to encourage this practice. Norbord is raising the issuessurrounding the misuse of wood due to these ill-considered subsidies. In contrast, it sees the way it and other similar companies use wood as bothsustainable and a way of keeping carbon locked up for longer. Only wastewood which cannot be reused or recycled should be incinerated.For further information visit www.usewoodwisely.co.uk.

Mapei UK have recently helped completea flooring refurbishment project inGatwick Airport’s North TerminalDeparture costing approximately£2million. DMC Contracts carried out theinstallation, leading the design betweenMapei and Gatwick Airport to deliver arobust flooring system that wouldtolerate the demands of a busy airportterminal.

As the UK’s second largest airport and the most efficient single-runwayairport in the world, Gatwick Airport required a screed that could endurethe high volume of footfall which it encounters daily. Mapei specified ascreed containing their Topcem binder, also including Mapefibre NS12polypropylene fibres, to replace up to 9,000m2 of the previous flooring inthe North Terminal Departures.

Topcem, which carries an EC1 rating, produces a perfect screed to useprior to the installation of any flooring where rapid drying is required –allowing light foot traffic after just 12 hours, ensuring the airportexperienced minimal disruption. Mapefibre NS12 helps to create a strongmatrix within the screed which is more resistant to the stresses induced bythe setting and hardening process. Once laid, the floor was left for 28 daysbefore it was drop-hammer tested, where it received a Category A rating.

400 x 400 porcelain tiles and 600 x 300 conglomerate tiles were thenlaid with Mapei’s grey coloured Granirapid (which also carries an EC1rating) – a rapid setting, high strength, flexible tile adhesive suitable for abusy airport environment. The floor tiles were grouted with Mapei’spopular Ultracolour Plus Grout in the ‘Cement Grey’ shade (113).

With Gatwick’s moving annual total passenger numbers recentlyreaching over 41 million, the airport required an abrasion resistantflooring for some 400m2 of the baggage area floors. Mapei’s UltratopIndustrial was specified because of its excellent abrasion and wearingresistance to the high volume of traffic in the area. Is it possible, however, to know

too much? One of our membersrecently raised the dilemma of how to address any wrongassumptions that have been made in the tender document. For example, as an incumbent, do you actually cost an elementthat you know is not possibleunder the current operation,bearing in mind that the otherbidders will – resulting in a

In some cases there is, perhaps, a temptation to pitch for what youare currently delivering, ratherthan what is in the tenderdocument, which is a real mistake.It is also very hard to propose anynew ideas without riskingquestions as to why you haven’tproposed them before. You arealso aware of what works andwhat doesn’t, as you haveprobably evaluated many options.Examine any such observationscarefully before including them inyour bid, as resulting initiatives

may come at a higher cost andeven create a perception that you are either arrogant orcomplacent.

At our London event, a senior localauthority procurement executivesaid that, in his experience,incumbent teams look back whilenewcomers look forward and thata successful bid should be able todo both. While he recommendedbringing in some fresh eyes, he also said that he had seencases where a new bid team,

parachuted in with no priorknowledge of the operation,has neglected to speak to thepeople actually operating thecontract. As a result it has thrown out everything achievedduring the contract period – both good and bad. This, to me, is incomprehensible and certainlydoes not meet any of thestandards and best practice towhich our membership adheres.

There is no doubt that being the incumbent brings its ownchallenges. I would recommendstarting the process as soon aspossible and perhaps even tryingto influence the thinking of theprocurement team by sharingyour experience andunderstanding of the contract. A good bid team must be able to apply its privileged supplierinsights intelligently and carefully,for example, not overpricingrebids because of its knowledge of the reality of the contract.

Smoke ventilation maintenance – the hot issue for HAs and LAsBy Simon North – Service and Maintenance Division Manager with SE ControlsOngoing budgetary pressures and a lack offamiliarity by local authorities and housingassociations about the strict regulations thatgovern the maintenance of smoke ventilationsystems, has given rise to a worrying trendthat will leave them exposed to prosecutionfor non-compliance unless it is addressed.

In an effort to integrate fire systemsmaintenance and save money in the process,many HAs and LAs are ‘bundling’ smokeventilation maintenance into a multi-disciplined ‘fire service’ contract, where thecontractor is responsible for all fire andsmoke system maintenance, often acrossseveral locations and building types.

However, under the scope of various BritishStandards, including BS9991, BS9999 andBS7346 Part 8, together with BuildingRegulations ADB; the European EN12101standard and best practice guidancedocuments from the Smoke ControlAssociation, there are specific maintenancerequirements and procedures that must befollowed.

The real ‘teeth’ behind this complex and vitallegislative framework is the RegulatoryReform Order (RRO). This gives fire serviceofficers an extensive range of enforcement

powers in situations where smoke controlsystems have been inadequately maintainedunder the demands of the various pieces oflegislation.

The penalties for non-compliance can besignificant, including the prosecution ofcompanies, building owners, landlords andindividuals responsible for buildingmaintenance, resulting in punitive fines aswell as custodial sentences.

At SE Controls, we have already been directlyinvolved in a significant number of projects tocorrect problems caused where general firecontractors have found themselves out oftheir depth and unable to maintain thesmoke control system within the demands ofthe regulations.

In one instance themaintenancecompany had failed tonotice a smoke ventthat had been ‘nailedshut’ rendering it inoperable anddangerous, whileanother recent caseor poor maintenance from an inexperiencedcontractor resulted in an automatic smokevent falling out of the building. A majorinternal review followed, together with theinvolvement of the HSE and prosecutions arenow being considered.

On a number of other remedial projects, fireofficers or building control have alreadyimposed close notices on the buildings,resulting in disruption, the removal of tenantsand large unbudgeted costs for the housingassociation. Clearly, these could have beenavoided if the specialised smoke ventilationmaintenance contract was kept separate andhandled by a specialist company with thenecessary skills, experience and expertise.

Emergency lighting (EL) providesillumination when normal lightingfails. Much like a fire system, you hope it will never be needed,but it plays a vital safety role whenit is. The features and capabilitiesof EL have evolved rapidly over the last decade, mainly due todevelopments in smart paneltechnology and the luminairesthemselves.In most countries, EL is a legal

requirement for public buildingsand, as with fire systems, it mustbe installed and maintained in fullcompliance with relevant

regulatory standards. The goodnews is that recent technologicaldevelopments have resulted inbetter performance, enhancedefficiency and reduced costs for testing and maintenance. The basic code of practice

in the UK is BS 5266 and theUK's Regulatory Reform FireSafety Order (2005) reinforcesthe requirement for an adequateEL installation and, importantly,the frequent testing required toensure it is fully functional.One of the major areas

of development is the luminaires

themselves. Offices and publicspaces tend to be more focusedon aesthetics, and the use ofsuspended ceilings and unshieldedfluorescent lamps is becomingmuch less common. The latest ELsystems can convert almost anycommercial fitting for emergencyuse, which means that traditional,standard designs of emergencyluminaire are no longer the onlyoption.LED solutions for most standard

lighting applications are nowavailable and there are increasingnumbers of specialist emergency

lights that use the technology.Companies with ICEL 1004approval can adapt virtually anyluminaire for EL usage includingLEDs.LED luminaries offer great

advantages. They will typically last 50,000 hours, compared to 7,000 hours for fluorescenttubes and the lower power usagemeans they need smaller batterypacks, offering both visual andpractical benefits. Testing and maintenance

regimes have also evolved, with revised standards andprocedures. EL systems need tobe tested monthly and annuallyunder simulated emergencyconditions, in accordance with EN 50172, with test resultslogged and any corrective workundertaken. Manual testingremains common but the cost of it is increasingly hard to justify,especially as larger sites may haveseveral testing regimes in place.This is where intelligent EL testpanels can help.Automatic testing systems

offer many developments andefficiencies. The units usuallyconsist of control panels,connected to addressableluminaires, or lights withaddressable modules, working in much the same way asaddressable fire systems. Some are limited to fixedemergency luminaires, while others allow these

addressable modules to beinstalled within almost any light.The modules allow

communication with theemergency light test panel tofacilitate seamless monitoring and testing, to a completelyflexible schedule. The modules can provide rich data, as well as controlling the light andmonitoring the local power supply,battery condition and lamp status.Any faults or potential faults areautomatically relayed to the panel,which provides instructions forany necessary maintenance. These systems are

recommended by ICEL (The Industry Committee for Emergency Lighting) as a benchmark for new andrefurbished EL installations. They can allow remote access to installations using the Cloud(internet) to view the very latestreports, even via a mobile phoneor tablet. Organisations with multiple sites

can have all their emergencylights on a single network, with all testing, maintenance andcompliance data safely stored in aremote location and easily sharedwith the appropriate managers or local maintenance partner. The Cloud allows FMs to monitorand manage EL across sitesanywhere in the world very easily.Automatic phased testing alsoallows buildings to be testedoutside their normal hours of use,

reducing interruptions to business operations and makingmaintenance and testing morecost-effective.Systems can be rolled out

in one installation, or extendedpiece by piece until all emergencyluminaires have been adapted/replaced and integrated. In thenear future, we are likely to see a move towards even moreintelligent systems that focus on directing the public towards a specific exit route, as opposed to simply lighting up the area. Emergency lighting should not

be an after-thought. There arenow many reasons to consider the latest emergency light testingsystems, from aesthetics toenergy use while, at the sametime, enjoying increasedcompliance and safety for buildingoccupants, managers and owners.

Fire safety is a big issue acrossmultiple industries. The number of deaths from fires may bedecreasing but there were still258 fire fatalities in Englandbetween April 2014 and March2015. Fires don’t just causeobvious destruction either –hidden costs also come with fire related incidents. For example,as much as 45% of all insuranceclaims in the energy sector can be attributed to fire.It is clear that fire is costly,

and in more ways than one. The majority of casualties inindoor fires are due to smoke and hazardous emissions whichare mainly released when plasticmaterials burn. These fumes can

affect the respiratory system and impair vision resulting inlonger building escape times.However, by implementing fire safety building materials, the chance to escape from a fire can be increased significantly,increasing survival and decreasingthe human and financial costs. Stay safeThe use of fire safety materials to save lives as well as preservebuildings and their contents is now easier than ever before. This is due to the introduction of Construction ProductRegulations (CPR), the new fireperformance regulations forconstruction products, whichreplaced the original directive

in 2013. CPR will becomemandatory for cables (across allof Europe) on 1 July 2017 and willbring more transparency to themarket by ensuring all cables areclassified and assessed in thesame way – preventingcounterfitting and increasingsafety. Cables are an integral part

of building construction. There arevast quantities of LAN, power andfibre optic cables runningthroughout a modern structurewhich may contribute to a fire.Choosing the correct cable forconstruction is being madesimpler through CPR. Trust the right cablesA new generation of Low Fire-

Hazard cables are beingdeveloped with the ability to increase escape time. These cables slow the spread of fire as they are flame retardant,reduce heat release and have a limited quantity of flamingdroplets. They also ensure lowersmoke opacity and gas emissions,reducing effects on therespiratory system and vision and increasing the escape time. In new builds, these cables

can be used for power, LAN and

telecom circuits,providing longer escape timesfor buildings which are likely to be busy e.g. hospitals, schools or other public buildings. However, it is not only new buildsin which these cables can beimplemented; older buildings canhave these cables installed whenequipment is upgraded. Low Fire-Hazard cables

also create a safer workingenvironment for rescue teamsand, when used in combinationwith other forms of passive fireprotection (PFP), increase safeevacuation time. Testing – the heat is onThe Europacable group (whichNexans is part of) has workedclosely with a team of scientists at Lund University in Sweden todefine how much these fire safecables contribute to a fire. Lund University was chosen due to its expertise in fire engineeringand modelling and provided theopportunity to carry out FSE (Fire Safety Engineering)evaluation in line with industrystandards. Low Fire-Hazard cableswere tested against standard non-fire safe cables with ProfessorVan Hees, from the department

of Fire Safety Engineering, playinga key role. Professor Van Heesused computational fluid dynamicssoftware combined with data fromreal evacuation attempts. This significantly increased theaccuracy of the modelling firedevelopment in buildings andunderstanding how occupants of buildings are affected by fires. Various factors were measured

during testing: smoke flow,composition of smoke and

heat from smokeand thickness of thesmoke layer. Heat release rate(HRR), smoke production and thecontent of smoke gases releasedduring the course of a fire werealso measured. All of this datawas then used as input for theevacuation simulations which can predict outcomes for a varietyof busy public buildings, such ashospitals and schools. Overall, results highlighted that

Low Fire-Hazard cables increasepublic health and safety in theevent of building fires whencompared to non-fire safe cables.This is due to Low Fire-Hazardcables producing fewer noxiousgases and no opaque smoke. The cables also cause a decreasein fire spread due to theirheatproof materials. In conclusion, installing Low Fire-

Hazard cables in new builds andreplacing cabling in existingbuildings can slow the spread of fires and the release of smokeand hazardous gasses, savinglives and protecting property.

Emergency services have moretime to work and a safer workingenvironment can be created,meaning more lives can be saved.Another benefit of Low Fire-Hazard cables is a reduction ininsurance claims made for firedamage, helping bothbusinesses andhomeowners.

In October 2015, the Governmentintroduced new smoke and CO regulations for landlords. This legislation requires thatlandlords install a smoke alarm on every floor of each propertyand a CO alarm in any room which contains a solid fuel burningappliance, with a £5,000 penaltyfor non-compliance.While these regulations are

a good start, there is still a lack of knowledge – and information –when it comes to best practice for specifying smoke, heat and CO alarms. Notably, landlords areonly required to install CO alarmsin dwellings where a solid fuelburning appliance is present andthere is no requirement on wheresmoke or CO alarms should besited. What’s more, there is no

guidance on heat alarms, or thebenefits of installing a connectedalarm system.Smoke alarmsLegislation states landlords arerequired to install at least onesmoke alarm per floor in eachresidence. However, while one per floor is the minimum by law,this is not necessarily bestpractice. According to The FireSafety Advice Centre, there shouldbe an alarm within 1.5m of theentrance to all habitable roomsand any cupboards that pose afire risk – especially those withinthe path of an escape route. What’s more, residents of

differing abilities should also betaken into account when an alarmsystem is specified. For example,choosing units which have clear

LED display alerts alongside an audible alarm to cater for the hearing impaired.When it comes to siting smoke

alarms, you should position theunit as centrally as possible,whether this is in an entrance hallor a room. The alarm should alsobe at least 30cm away from anywall or light fitting.CO alarmsTo remain compliant with the law, landlords in England andWales must ensure that a carbon monoxide alarm is fitted in every room featuring a solid fuel burning appliance. However, in terms of ensuringtenant safety, this is the bareminimum.

A Surrey prep school that offers pupils'lungfuls of inspiration' has transformedits sports provision with a new all-weather multi-use games area (MUGA).

Hazelwood Prep School and Nursery forboys and girls from six months to 13years in Limpsfield near Oxted hasfurther invested in its facilities, whichinclude an art studio with a kiln, sportshall, extensive playing fields and a'classroom in the trees'.

The school motto, chosen by the pupils, isspiritu inspiratus, which translates as'lungfuls of inspiration' as children aregiven the space to breathe and to discoverand develop their own unique talents.

Hazelwood commissioned Maidstonefamily business Sovereign Sports to installthe MUGA. They are specialists in theconstruction of all-weather sports courtsto SAPCA and LTA standards for schools,tennis clubs, local councils, sports clubsand private homes, predominantly in theSouth East of England.

Sovereign designed the new-build MUGAprimarily for tennis and netball, but with acouple of recessed goals, and additional

recesses for storage of cricket equipment.

They turned to steel fencingmanufacturer Zaun for the only meshsystem in the UK designed specificallyfor tennis courts, with a Super Reboundoption that allows the court to stagemany other games.

Zaun’s Advantage Tennis mesheliminates many of the downsides oftraditional tennis chain link fencing,which deforms over time and is easy tocut, disfigure and vandalise.

By contrast, Zaun's mesh can withstandheavy use while allowing easy viewing ofthe on-court action. It uses a 200mm x40mm twin wire mesh, that is smallenough to prevent tennis balls passingthrough thus improving gameplay andball retention.

Many incidentsof CO poisoning are the result ofgas leaks from incorrectly fitted,inadequately maintained or faulty appliances like boilers and cookers, none of which are covered by the legislation.For true protection, a CO alarm

should be placed in every roomwhich contains a fuel burningappliance, as well as an alarm in any bedrooms located abovethese. Though this level of cautionmay seem excessive, recentfigures have shown that incidentsof CO poisoning are on the rise,with a 10% increase in suspectedcases over the last two years.Then there’s siting – ideally,

the alarm should be positionedhigh up in the room, typically30cm from the ceiling and 1maway from boilers, fires, cookersor heaters. It can be fixed to a wallor free-standing on a shelf, as long

as the recommendedpositioning requirements

are met.Heat alarms

Much less is known about

Barnsley-based Euroglazeand Shepley in Manchester have all been fully trained in the manufacture of the doors and have successfullycompleted their fabrication trials, while Hart & Co in Skelmersdale will be completing training early in2017. is already working with specifiers to win projectspecifications for the AGILA fire door and installers now have a choice of manufacturers to supply them. Education budgets in the UK are coming under intense strain.According to a study last year by the Institute for Fiscal Studies,the sector faces up to 12% cutsin real-terms over the currentparliament. In this climate, manyschools are searching for ways to relieve budgetary pressure bycapitalising on additional revenuestreams.

One avenue is for schools toopen their facilities for communityuse. In fact, our researchsuggests that if 10% of the UK’s24,317 schools actively pursuedthis, the £103m deficit run bylocal authority schools could be virtually eradicated.

Consider, for example, the factthat school, college and universitysites house 77% of all sports hallsand 61% of artificial grass pitchesin England. Yet Sport England hasfound that almost 40% of schoolsports facilities across the countryare not available for any form of community use.

We’ve found, however, thatthose schools that do opt to open their facilities can generateaverage annual revenues of £40,000. In some cases, this figure rises to as much as£350,000 per year. For thosewho choose to go ahead, the goaldoes not simply have to be toraise additional funds.

Schools often bring purpose andsecurity to a broader communitythan their students, supportingsocietal cohesion and bringingpeople of different backgroundstogether. They might adjust theprice at which they hire out theirfacilities, or arrange sponsorshipagreements with privatecompanies, in order to supportsocial initiatives.

Schools are often not aware of the usefulness of the resourcesthey own. Some are obvious:football pitches, badminton andbasketball courts and swimmingpools, for example. The majority of facilities, in fact, lendthemselves to sports groups;

schools therefore find that theseare most likely to cover costs and break even. However, thoseschools with less of a sportingfocus often have other amenitieswhich are in demand, such as artand music rooms and dance andrecording studios. At the most basic level,

all schools have carparks,classrooms and main halls – with other assets – such asoverhead projectors andinteractive whiteboards and Wi-Fiadding to their value. The key is tomake communities aware of thepossibilities. An engaging outreachstrategy can open up many morepossibilities that may not be

immediately apparent –everything from chess and bridgeclubs to circus and stunt schools.Partnerships with, for example,police and local authorities couldbe established to arrange training,fitness testing and speedawareness courses. For many schools, the main

obstacle to doing this is cost.Handling all the administrative,legal and financial aspects involvedis not part of the core schoolsbusiness and so can seemprohibitively burdensome. The right processes in place,however, can make a significantdifference. The legal challengesneedn’t be overwhelming either. It is true that more bookings often bring more potential risk.The key is to have a rigorous riskmanagement strategy in placeand to thoroughly understand andreview it. Schools have to ensurethey always have the rightdocumentation, such as up-to-dateand relevant insurance coverage,coaching qualifications andreferences. They also need to set out

appropriate procedures, such asthose around health and safety, by inspecting a premises prior toa letting to ensure that it is fit foruse. There must be clear lines of accountability and anunderstanding of who could be legally responsible shouldsomething go wrong. Managing clients’ expectations

of what they are permitted to usealso means that costs are likely tobe lower than many schools mightpresume. The main expenses toschools are the fixed costs whichhave already been paid; additionalheating and lighting charges, for example, are likely to beminimal. If they do choose to hireout their facilities, an essentialarea schools need to get right ismarketing. That means beinglisted on core hire websitesalongside other venues, as well as having their own dedicatedwebsite with an easy-to-reachcommunity lettings section, which takes advantage of searchengine optimisation techniques

so as to be found by prospectiveclients searching online. It alsomeans having a reliable onlineplatform in place to process end-to-end bookings and which can actas a transparent system providingclear information about externalusers of the school, includingwhen and where they have bookedand for what function. In addition, working alongside

groups that engage with the local community – for example,local authorities and councils,community organisations, othereducation and training providers,and local agencies – can helpbring schools together withgroups who are likely to hire their facilities. The challenges laid out above

are not always straightforwardand will require an initialinvestment of resources.However, schools which make the decision to hire out theirfacilities – whether to raiserevenues, engage with the widercommunity, or both – should beaware that this is being carriedout effectively all over the country.With the right processes in place,they too, should have everychance of succeeding.

Portakabin hands over new schoolThe Portakabin Group has handed over the first new school in the £28m Surrey and Kent batch of the Priority SchoolBuilding Programme. The £5.6m building for Pyrford PrimarySchool near Woking was successfully delivered on time andon budget. The scheme for 480 children has replaced twooutdated 1960s buildings which Portakabin will now demolish.The use of off-site construction has halved the programmetime for completion and occupation at Pyrford, ready for thestart of the 2016/17 academic year. The approach has alsoavoided any interruption to teaching on a constrained ruralsite which is immediately adjacent to the original school. The new school is designed to havehigh levels of natural light in order to improve concentration levels.

New education CPD A RIBA-approved CPD which detailshow gypsum fibreboard out-performs other partitioning boardshas been launched by fermacell.The 45-minute presentation isdesigned to help architects design more cost-effective, low-maintenance and high-performingpartitions, understand materials forsustainable education construction,recognise and understand the truemaintenance costs of an educationbuilding and how better buildingmaterials can reduce them in thelong-term, and how to maximise a project's performance withoutcompromising quality. The new CPDexplains how gypsum fibreboard'sdensity makes them harder todamage, although easier to repairthan plasterboard.

Lighting up learningSpectral Lighting has provided an energy-efficient and aesthetic lighting scheme for the new, four-storey Science building at theUniversity of Hertfordshire, working alongsideengineering consultancy Couch Perry &Wilkes. Maintaining good indoor air qualitySilver Springs Primary Academy in Stalybridge, Cheshirewas recently re-opened after the complete replacementof the existing school with a total rebuild on the samesite. Portakabin volunteers help flood-hit pre-schoolSeveral months on from York’s devastating floods, the playground at Huntington Pre-school was still out of use, having been damaged and contaminated by heavily polluted flood waters. A team of volunteersfrom the Portakabin Group then stepped in to rebuildand transform the children’s facilities. Fifteen staff fromacross the business offered to help and weresupported with the donation of plants, trees, equipment and building materials from a numberof local companies. Portakabin also supplied a range of recycled materials to create a seriesof raised timber planters and a stage, a water play area made from off-cuts of plasticguttering and mud kitchens from recycled sinks.

Façadeshield UV offers first-class protectionFaçadeshield UV, developed by the A. Proctor Groupto maintain the building fabric behind rainscreen cladding, has been successfully installed as part of an impressive new school sports complex at St Aloysius’ College in Glasgow.The design included an attractive rainscreen clad finish, which was constructed by contractor Topek. Steven McCrory,design and procurement manager at Topek explained:“Façadeshield UV was selected to protect the fabric and performance of the insulation installedbehind the rainscreen cladding. The design of the external cladding had a perforated pattern,which meant that sunlight could shine through to the insulation boards behind it. The foil face ofthe insulation was not resistant to ultra violet light and, therefore, the introduction of theFaçadeshield UV membrane was essential in preserving the quality of the insulation.”

Altro resins break new groundAltro resin flooring is providing the ultimate in colour,flexibility and durability on an award-winning, £10mrefurbished campus at North Hertfordshire College in Hitchin. Altro Flexiflow and Altro MultiScreed EPNaturals have been used within the multi-functionalhub space on the new campus. The design for thenew campus was created by international designpractice, Scott Brownrigg. Associate, Clark Barton,

explains how Altro resins played a part in his vision: “The new campus is open-plan, bright,colourful, modern yet functional and it was vital that the flooring should reflect and complementthis. Over the past month, the Communities and LocalGovernment Select Committeehas been hearing evidence related to their Parks Inquiry.Local authority funding cuts haveleft parks at risk and theCommittee is hearing whatoptions exist. The options explored from Rethinking Parks –a programme run from late 2014to early this year to explore newways to fund parks – are amongmany the Committee will hearabout.Rethinking Parks was an

experimental programme to find,test and assess the potential of new business models for publicparks in the UK. Heritage LotteryFund’s 2014 State of UK Public

Parks report identified that 45%of parks managers wereconsidering selling off ortransferring public parks to othersto manage (cuts since then haveincreased). It was against the backdrop

of large cuts to traditional fundingsources and a hollowing out ofskills to adapt to a challengingfunding landscape, that Nesta, the Big Lottery Fund and HeritageLottery Fund, worked with elevenprojects to prototype new ways to reduce costs or raise newrevenues for parks.The ideas explored through

Rethinking Parks represented aselection of those being mulledover elsewhere in the UK and so,testing their viability in practice

and sharing that learning wouldassist the wider sector in adaptingideas with promise and avoid anypitfalls the parks developers wesupported came across. So, one year on, what models

continue to look worthwhile foradaption and replication and whatconditions are likely to stimulatetheir take up? Across the programme we

found, instead of three to fourmodels with promise, many morehad potential if the conditions areright. While no one model testedwill replace the need for someform of Government (local orotherwise) funding to supportpublic parks, the impact of theprogramme has beenencouraging.

ParkWork, a training schemethat assists people struggling toreturn to work and helps maintainand improve parks across Bristol, is a good first example. It continues to receive supportfrom Bristol City Council and fromthe Friends groups involved inBristol Parks forum. ParkWorkhas demonstrated that it ispossible to develop a successfulskills and employment supportmodel, while accruing directbenefits back for the park too.Beyond the impact, over 50% of participants moved toemployment (from a position of being long-term unemployed –these statistics are impressive)ParkWork’s model saw a £2.8return on investment into parksimprovements for every poundinvested by Bristol City Council. Across the country, Burnley

Council’s Go to the Park project is projected to achieve savings of over £120,000 in comingyears. The approach was to focus

on how the public’s love of naturein parks could be harnessed toturn over formal gardens to lowercost planting techniques, such asplanting meadows instead of lawns and perennials instead of annuals. Burnley hascomplemented these approacheswith a team of specialistvolunteers (they now have over100) who work alongside paidstaff to manage woodlands,meadows and other activities.Burnley’s project continues to be a success and an inspiringdemonstration of how carefulengagement can improve people’sexperience while also reducingcore costs.Through Rethinking Parks,

Bournemouth Borough Councilformed Bournemouth ParksFoundation, now an independentcharity established to raisecontributions to complement thecouncil’s parks budget. In this first18 months of operation it isexceeding its donations targetsand is able to access grants and revenues the council alonecouldn’t. The scheme hasdemonstrated that people willcontribute to their parks over and above general taxation – a concept we were keen toexplore through Rethinking Parks. They have modelled theirapproach on the practice usedacross the US, where parksfoundations tap into both routineand one-off given, but also legacydonations that help peoplecontribute back into spaces theyhave loved and visited for much of their lives.While there is no single

approach, this is likely tocompletely illuminate the need forpublic funding (indeed, parks arepublic assets, so this is notsurprising at all). The Rethinking Parksprogramme has demonstratedthat a range of tangible optionsfor local authorities do existbeyond over commercialisingspaces, or selling them off. The projects that showed mostsuccess were also the mostsuccessful in engaging with people

early, and by asking what theywanted from their public spaces.They were also open tounderstanding how their needsand wants might be met (or notundermined) through differentapproaches. Adopting this openengagement approach, regardlessof what idea other authorities maybe considering to bridge fundinggaps, will go some way to findingother approaches to rethinkparks.The projects themselves also

signal the vast array of benefitsand benefactors of our publicparks – with a wealth of peoplestepping up to support them, from areas traditionally deemedshy of support.

Eye-catching paving solutionSarum Academy in Salisbury has regenerated its external grounds, as part of a larger £15.5mredevelopment, using a proven permeable pavingsolution from Brett Landscaping. The eye-catchingscheme has been created using Piatto Block pavingwith its vibrant colours and clean, modern design,combined with classic Omega and Omega Flowrectangular block paving. The Omega Flow permeablepaving allows rainfall to permeate naturally betweenthe paving blocks into a permeable sub-base as part of a SuDS solution designed to helpprevent flooding. This product selection has been used to create a variety of patterns whichcomplement and reflect the contemporary lines of the school itself.

Gripsure creates a safe place to playChildren at a Marriott primary school are benefiting from a new outdoor learning space, which has regenerated an areaof the playground that was previously unusable. The LearningZone has been designed to support educational activities andincludes a pirate ship, amphitheatre, climbing area, sand-pit,messy kitchen, large water zone, den building poles and abalance bike area. Anti-slip decking from Gripsure provides a safe, attractive and hardwearing surface for the new space.

With built-in drainage, the Gripsure Aquadeck decking also helps with water management. The rubber infills mean the decking is soft and non-abrasive, offering a gentler landing. Project manager, Katie Moore, said: “We wanted a surface with a natural looking finish that would complement our designs, so the chocolate-coloured decking was perfect.”

Healthy trees with Terrain Aeration We tend to take trees for granted, in our parks, estatesand gardens, as a natural part of the landscape. All toooften they are subjected to stress as a result of a numberof factors such as nutrient shortages in the soil, surfacecompaction due to foot traffic and waterlogging wherewater drains off hard surface pathways. Armed with anumber of solutions, Terrain Aeration has been treatingtrees in all types of situation for over 25 years. The Terrain

Aeration Terralift machines comprise a probe which reaches a 1m depth, deeper than the rootsof trees (other than the major tap roots which grow straight down). Breaking up the soil aroundthe roots and beyond, means that excess water will drain away from the roots to help stopanaerobic conditions and rotting of the root system. The probe is then used to inject driedseaweed which helps keep the fissures open while backfilling the probe holes with aggregateprovides a semi permanent aeration/ventilation shaft.

A masterpiece in designMorgan Sindall ProfessionalServices (MSPS), the multi-disciplinary design and engineeringconsultancy, used the inspiration of a local artist to create a newcanopy to shelter passengers fromthe elements and improve access to and from the platforms at thehistoric Waterloo (Merseyside)railway station. The station owner,Merseyrail, wanted an attractivecanopy that was sympathetic withthe environment and includes originalartwork by the world-renownedsculptor, Sir Antony Gormley OBE.Featuring Sir Antony’s master workAnother Place, MSPS designed asolution that combined modernitywith practicality, fusing cladding with glazing to create cantileveredcanopies over the platforms, waitingareas and access routes betweenplatforms and the existing stairs.

New size for Canon Wharf Charcon, the commercial hard landscaping division of Aggregate Industries, has successfully completed a significant delivery to the first construction phase of Cannon Wharf Business Centre in South London.Materials supplied included just over 6,000m2

of StoneMaster in Mid Grey and Light Grey hues and almost one kilometre of Eco Countryside Kerb. The products were specified due to their high qualityfinish of lightly etched premium granite aggregate. Working in partnership with the designer,Townshend Landscape Architects, the Charcon specification team added a new 300 x 100 x 80mm size to the StoneMaster range, specifically for the project. The paving has been utilised in the project’s public realm, including courtyard areas and access roads, complementing andenhancing the buildings it surrounds. With up to 50 and 82% of reclaimed and recycled materialrespectively, the use of Charcon’s StoneMaster and Eco Countryside Kerb hard landscapingproducts is helping client, Barratt London, meet the project’s sustainability targets.

Roller compactedconcrete for Liverpool2Liverpool2 is a £400m investmentprogramme to expand and developthe Port of Liverpool to become theUK’s most central deep sea containerterminal. SiteBatch Technologies (an Aggregate Industries ContractingService) was brought on board to helpdesign and build a suitable pavementsolution. As well as the supply of asphalt and roller compactedconcrete, Aggregate Industries is laying the pavement using TitanABG heavy duty pavers. The paver is capable of laying mixtures up to13m wide and 300mm thick in asingle layer – double the width andthickness of any other paver availableon the market in the UK.

Let the light inStructurally bonded systems offer one method of achievinglarge expanses of glass. In Europe, especially, there is a greater trend to utilisingstructural bonding techniques.Their technology is moreadvanced, which helps fulfil thegreater demand, therefore thepressure is on to improve thethermal performance of newcommercial and domesticapplications across the UK and an increasing number ofarchitects and housebuilders are opting for structural bonding.

Traditional structuralperformance of window systemshas featured the use of steelreinforcement but there is anincreasing trend towards adhesive bonding solutions when it comes to bonding glassinto window frames or sashes.There are a number of aestheticand thermal gains to be had by adopting this method.

Firstly, when glass is chemicallyadhered to a frame, it means thePVC or metal frames themselvescan be reduced in size, thereforeallowing more light into a building.The adhesive provides anincredibly strong bond, which uses the rigidity of the glass pane to stiffen the window frame, helping reduce the need for larger sashes, increasing thelevel of natural light entering thebuilding.

With structurally-bonded glassnegating the need for steelreinforcement in frames, it helpsminimise cold bridging betweenthe building’s exterior and interior,thus improving a building’sthermal performance.

Bonding for better performanceStructural bonding not onlyincreases thermal efficiency, it saves on costs incurred by thesteel within the frame. There isalso the question of long-termperformance. Glass can movewithin a window frame over timedue to the constant opening andclosing of windows, leading to thedistancing blocks moving overtime, resulting in the glass movingand causing the sash to twist andmaking the closing of the windowdifficult. In mainland Europeparticularly, this issue was foundto be successfully addressed bythe use of structural bonding asthe glass remains strong andimmoveable.

By reducingthe size of windowframes and sashes,structuralbonding is abonus to thearchitects givingthem increasedfreedom in design,aesthetic appearance and performance. It meanswindows can play a stylish, as well as functional role in a building’s make-up.

Hazlemere gains a first at Reading UniMeeting complex briefs and exceeding expectations for threedecades, Hazlemere is one of the region’s longest-serving, most highly respected suppliers of premium architecturalaluminium. Hazlemere has completed a major refurbishmentproject on buildings owned by the University of Reading. Installation work worth £375k was carried out on the university'smaths block, which was fitted with multiple Sapa VS windows

equipped with tilt functionality for easy cleaning and special locking catches to preventunauthorised use. Hazlemere also completed work amounting to £340k on the university's JJThompson building – fitting large Sapa pivot windows equipped with heavy-duty hardware to copewith weights well above normal size limitations, as well as several commercial doors and largeentrance screens that required cranes to lift the 200kg panes of glass into position.

Leisurely glazingArchitectural aluminium systems by Kawneer have been used on the £16m redeveloped RIBA award-winning Ashington Leisure Centre in Northumberland for theiraesthetics and technical capabilities.Two types of Kawneer curtainwalling – AA 100 zone-drained and AA 110 mullion-drained SSG(Structurally Silicone Glazed) with 50 and 65mm sightlinesrespectively – alongside AA 541 top- and side-hung casementwindows and series 190 heavy-dutycommercial entrance doors featureon the leisure centre. The buildinghas significant glazed elements to the atrium, including clerestoryglazing along its full length and fullKawneer curtain walling façades on the east and west elevations.

Enhanced learning environmentFurther education students at Loughborough College arebenefiting from an enhanced learning environment thanksto the benefits that a new external envelope has broughtfeaturing aluminium curtain walling and ribbon windows byQAS (Queniborough Aluminium Services). The Technal FXi65 system was used to create the ribbon windows andQAS provided Technal MX curtain walling for the stairwells.Both systems were chosen for their excellent thermalinsulation properties. The windows and curtain wallingwere complemented by the automatic entrance doors that QAS also installed, using Tormax 2201 sliding dooroperators. Working with IGU (insulating glass unit) supply chain partner GLASSOLUTIONS,QAS ensured the glazing specification optimised the building’s energy efficiency and comfort for building users. A durable, long-lasting roofingsystem is an essential componentin every building. However, asfacilities managers are urged tocontinuously do more, with less, to cope with shrinking workforcesand budgets constraints, roof maintenance is a problemfrequently forced to take a back seat.

A roof is a financial asset, with premature failures in itsperformance potentially having acatastrophic effect on a building’soverall protection. As such, a roofmust be effectively managed inorder to extend its service life and failure to give it the attentionit deserves will inevitably result in the need for major capitalexpenditure. How can facilitymanagers face the problem andturn a roof into a manageablebuilding asset, and one whichdoesn’t put a drain on valuableand already over-stretchedresources? Damage limitationHistorically, a roof would only getfixed when it leaked, with budgetsbeing more flexible to facilitateurgent improvements.

While seemingly an easier option,water is probably already wellwithin a roofing system at thisstage, negatively impacting on a building’s thermal and energyperformance. Undertaking periodic moisture scansThese should be conducted inaddition to the visual inspections. There are a number of options,including infra-red moisture scans,nuclear scans and Electronic FieldVector Mapping (EFVM).Infrared moisture scans should

be conducted every 3-5 years andare extremely effective in quicklyand accurately detecting leaksand identifying water-damagedportions of a roof, cruciallyensuring it is never unnecessarilyreplaced. This is a non-invasive method

and will pick up the higher levels of heat radiated by wet materials.However, the marked areas of wetinsulation must be verified byfollowing up with moisture-probingmeters or core sampling beforeformulating a course of action. Nuclear scans are similarly non-

invasive and can detect various

levels of hydrogen ions in the roof system. The greater theconcentration, the higher the levelof moisture in the insulation and,once a baseline reading has beenestablished for a dry area, a mapof the location and outline of suspected wet areas can be created and the requiredmaintenance can be planned.Electronic Field Vector Mapping,

on the other hand, aims to locatethe point at which moisture canenter a roof system. A section of the roof is tested using agrounded wire loop, with waterthen applied to act as aconductive medium. A low voltage,pulsating electronic charge iscreated between the non-conductive roof system and theconductive structural deck. While a water-tight roof systemwill isolate the difference, a puncture or point of entry willcause an electrical connection to occur, enabling the exact pointof entry to be pinpointed – thus getting straight to the root of the problem.Choosing durable roofingmaterialsIt is crucial that facility managersunderstand the type of materialsroofing systems are comprised of, as each will require different

forms of maintenance, as well ashaving varying life spans. Durable material choices include

liquid acrylic, liquid rubber, EPDMand fibreglass – but factors suchas energy efficiency, budget andease of installation must also betaken into account when selectingroofing system materials. With the right choice, some

require little, if any maintenance.While lower cost roofing systemsoffer a quick fix, they generallycome with shorter lifespans, so, when looking for a roof to lastbetween 50-100 years, it is worthbasing choices on quality ratherthan cost. Maintenance is obviously

the preferred option to a fullreplacement and, with the rightproduct choices and correctinstalment processes, a roofingsystem could last anywherebetween 50-100 years.Knowing when it is time for a replacementSometimes maintenance andrepair are not enough, with a fullreplacement being the only optionleft to ensure a building is fullyprotected. However, spotting this can be difficult and someguidelines for doing so include; • If there is extensive moisturepresent below the membrane,

• Significant deterioration to theunderlying structural deck,

• If the insulation is wet or damp• If the repairs to the roof are soextensive it is more cost-effectiveto replace in it entirely

Every roofing system is different,depending on its own set of requirements and, typically, a building will accommodateseveral roofs throughout itsexistence. In order to makeeducated and accurate decisionson the best course of action formaintenance, repairs andreplacements, a thoroughunderstanding of the roofingsystem and its materials – as well as how they relate to oneanother and to the building itself – is crucial.

Setting the sceneRenovating plaster is not a newproduct – in fact, far from it. The Romans first developed ahydraulic lime plaster and plasterhas been in widespread use as abuilding material in England sincethe 13th century. The 1:1:6 ratiowas popularised in the mid-19thcentury and that ratio proved tobe the basis for plaster for thenext 100 years.However, the introduction of gypsum plaster to the UK

construction industry in the1930s irreversibly changed theplastering landscape. With just-add-water variants whichsimplified the mixing processbecoming commonplace by the1960s, following the post-warhousing boom, lime-based plasterswere in some instancesoverlooked. There are many situations wheregypsum plasters are rightfully thego-to product, such as in newbuildapplications. However, there are

concerns that, particularly in some retrofit applications,these products can be subject to issues following installation. The most significant of theseresults from gypsum plaster’srelative incompatibility withmoisture. Due to the hygroscopicnature of gypsum, it easilyabsorbs and retains moisturefrom the surrounding atmosphereand substrate. Therefore, if theproperty in question is at risk of flooding, susceptible to damp,

Renovating plaster: The forgotten solution

The UK plaster market has been heavily shaped over the last 50 years by the rise in predominance of both gypsum plaster and plasterboard.Quick to install and cheap to buy, they have become the go-to solutionfor plasterers up and down the country. However, this dominance hasled to their perception as a one-size-fits-all solution. As such, they areoften used ahead of more appropriate solutions in some commonlyoccurring situations. Here, Tom Emery, specifications co-ordinator at Tarmac’s Limelite division, delves deeper into a product which can all too often be overlooked: renovating plaster...

or is built from heritage materials– and this includes barn orwarehouse conversions, as well as single skin buildings andextensions – then using gypsumplaster could potentially result in a number of post-installationissues. These could range fromdiscolouration, efflorescence and mould growth, to irreversibleplaster damage. Therefore, in order to avoid

these problems, a material which is breathable and can allow moisture to pass throughwithout affecting the integrity or appearance of the finishedinstallation is needed. That material is a renovatingplaster. Demystifying renovating plasterAs already touched upon,renovating plasters have fallen out of favour among some UKplasterers. Aside from the quickinstallation times and perceivedcost implications of gypsumplaster over renovating plaster, a number of misconceptionssurrounding the latter havecontributed to its decline.However, delving deeper into thefacts around renovating plaster –coupled with understandingproduct developments linked tomodern variants – can allay someof these misconceptions. First and foremost, there

was a perception that it needed specialist skills to install, over and above the level of evenexperienced plasterers. However, when it comes torenovating plasters, they can be applied in the same way asgypsum plasters, directly ontomost sound mineral substrates.While the skill of mixing and

applying renovating plaster mayhave fallen off the agenda ofplastering colleges some yearsago, I have started to see itreappearing. Ensuring young

tradesmen are exposed to it atthe start of their career can onlybenefit the industry as a whole.For experienced plasterers, a number of training courses and CPDs are readily available to bridge the knowledge gap. Another supposed issue was

drying time. On the contrary,renovating plaster actually driesfaster than gypsum, allowing forearlier decoration. What is more,when it comes to repairing post-flood damage, gypsum plastercannot be used until the wall isfully dry – a process which cantake months. Even then, the risk of salts passing through newlyapplied gypsum can createefflorescence and, if the problemreturns, then the gypsum willsimply break down. Renovatingplaster, on the other hand, can be directly applied to dampwalls treated with a DPC, so thereis no need to wait for the walls tobe fully dry and they can be ready to paint in a matter of days. Salt inhibitors will also preventdiscolouration further down the line. Inadequate insulation was

another criticism often levelled at renovating plasters. Again, this simply is not the caseas renovating plaster can deliver a thermal conductivity value onaverage three times lower thangypsum plasters. This increasedthermal efficiency is due to theuse of expanded Perlite, whichimproves the insulation propertiesof the wall – making it warmer tothe touch – as well as reducingthe density. A final point worth clarifying is

around cracking and shrinkage.While this may have been an issuewith past product compositionsfor renovating plasters, modernvariants tend to include syntheticfibres which can increase thecohesive characteristics –

making the surface moreresistant to wear-and-tear overthe years –and prevent cracksforming.Final thoughtsUltimately, there is a place in themarket for both gypsum plasterand renovating plasters. While gypsum is typically the firstchoice for new build properties, all the available options should be considered when seeking themost suitable solution for olderproperties or those at risk ofmoisture ingress. Renovatingplasters suit these scenarios,where their breathability – as well as other defining attributes– enables them to provide asolution which is durable and long-lasting while also being rapid andsimple to apply.

A new lease of life At the refurbishment of the multi-storey car park on Walkden Street in Mansfield, Sika supplied arange of repair systems to transform the ageingsite into a safer, brighter and more accessiblemodern parking facility. Sika provided a number of concrete repair solutions including Sika MonoTop concrete repair mortars and Sika Galvashieldgalvanic anodes for corrosion control for the soffit areas, followed by the application of Sikagard-675 anti-carbonation coating. This was also used on the lower decks to sealaround gully outlets to prevent water ingress into the shops below. Approximately 4,600m2

of Sikafloor Pronto fast-curing decking system was applied to the entire deck area and onaccess ramps to provide a slip-resistant and hardwearing waterproof surface.

Unique apartments restored by NovusSan Remo Towers in Boscombe has been restored to its post-war glory after Novus Property Solutions carried out a programme of external render repairs and decorations.Designed by British architect, Hector Hamilton, the building’sexterior features a unique design, with yellow-ish pink brick usedalongside natural terracotta roofing materials and polychromewall motifs in red, yellow, blue and green. Novus won thecontract to deliver a full external refurbishment and, in August

2015, work began on the six-storey building, which was accessed using scaffolding, cherrypickers and scissor lifts. The building’s location on the summit of a cliff overlooking BoscombeBay leaves it exposed to weather conditions that made the refurbishment challenging during the winter months, but Novus operatives completed the works on schedule.

Sustainability in the private sector,largely fuelled by a passion forincreased efficiencies with an eye on a need for financialprudence, is often celebrated. It is important, however, to take a moment to reflect on widerachievement; the private sectorshouts loudly about its successes,while silently in the background,without fuss, I’m forever seeingchange which is just as great and just as inspiring in the publicsector.

This is interesting as the desireto operate as diligently as possibleis understood by all but, with the

heightened pressure to maintainmultiple public services from ever-diminishing budgets, many localauthorities could use this as a justifiable reason to placesustainability on the back burner.

I recently attended the SMARTcities conference run by theTelegraph and the localauthorities that left me mostimpressed weren’t the ones thatreceived Government funding totry new approaches, but drovechange and innovation by sheerhard work, using IT systems to give the public a betterexperience, providing more

efficient ways of working. These efforts sometimes go unnoticed as best practice until they are mentioned inconversation with their peers.

We have seen sustainablepractices in the public sector go from strength-to-strength in recent years, often driven byone person or one team who aresimply motivated by the desire to do something better for thegreater good. In spite of a lack of regulatory support to drive andembed sustainability in the publicsector, organisations across thecountry are showing just what

There has been great progress in the adoption of sustainabilitymeasures and practices in both the public and private sectors. However, it is often the case that the driving forces and decision-making processes behind this upward trend could not be further apart. can be achieved in terms of sustainable development.

Camden Council is a primeexample of this. The Londonauthority placed sustainability atthe heart of its designs for its newmixed use Five Pancras Squareheadquarters at King’s CrossCentral. A building that anyonewould be proud to occupy.

The council wanted to lead byexample and therefore elected touse BREEAM as a way to inspirethe design team, to go beyond theregulatory minimum – not only for the usual suspects of waste,but also to divert waste fromlandfill, use responsibly sourcedmaterials and employ Life CycleAnalysis to identify internal finishesand materials with high durabilityand longevity.

An important thread as a clientresponsible for the day-to-dayrunning of the building wasmaintainability, which resulted in a passive design principle, which avoid complicatedengineering solutions andassociated controls, in order toenable the building to be simpleand efficient to operate. Ratherthan over-engineer façades tocounteract solar gain which wouldbe alleviated once an adjacentoffice building was completed,glazing was maximised to increasedaylight entering the building andreduce reliance on artificiallighting.

Further passive design featuresinclude displacement ventilation,aided by high floor/ceiling heightsand augmented by an underfloorsupply to office floors and library.Natural ventilation is facilitated byopenable windows at office levelsto offset cooling requirements.High level windows are opened bythe Building Management Systemwhen in natural ventilation modeor to purge heat from thebuilding’s exposed concretethermal mass overnight.

The result was that CamdenCouncil was able to deliver a fantastic new exemplar of sustainable design at no additional cost to taxpayers in the borough.

The University of Bristol has also demonstrated that it ispossible to sustainably enhancethe performance of existing publicsector buildings with the ongoingrefurbishment of a Grade II ListedGeorgian townhouse.

The building at 8-10 BerkeleySquare is being upgraded foroccupation by the university’s Law School from 2017. Significantefforts have been made to makethe building sustainable andfuture-proof withoutcompromising the historicelements of the townhouse.

Due to the listing, for example,glazing could not be replaced norsecondary glazed in most spaces.However, a thermal comfortassessment was undertaken tooptimise the location of radiatorsin relation to furniture, windowsand people’s seating positions to ensure that natural ventilationwould work in summer and draftswere not a problem in winter.

Meanwhile, the University of East Anglia’s Adapt Low CarbonGroup looked close to home toensure its Enterprise Centre was as sustainable as possible.

The building’s foundationsinclude not only 100% recycledaggregate but a low carbonconcrete mix, and insulation is100% recycled newspaper. Otherlocal and natural materials usedinclude Norfolk flint, hemp fabric, re-processed glass, re-purposedmahogany benches, reclaimedoak, clay plaster and nettleboards – all sourced fromsuppliers situated under 30 miles from the site.

The project’s design achieved90.8% of available BREEAMcredits giving it an Outstandingrating. This was the result of the project team, given freedom by the client to innovate in all aspects, taking a freshapproach by framing every design decision using sustainabilityand exemplary low carbonsolutions.

This approach ensured theproject goal of achieving 75%lower carbon outputs than similar buildings was achieved.

Through no small amount of passion and creativity, the publicsector has shown sustainability is achievable in spite of the mosttesting of financial circumstancesand, in doing so, is drivinginnovation in sustainable designand construction processes for others to follow. What we now need to do is further increasemomentum and awareness of sustainable processes and make sure best practice becomes normal practice.

Look closer at a truly personal serviceTaking a closer look at the meaning of personal service could surprisesome fleet managers, says The Fuelcard People. The reason for using fuelcards in the first place is to cut costs and save time. Passivhaus test all wrapped upWraptite-SA, the high performance airtight membranefrom the A. Proctor Group, has easily surpassed theinitial air test targets for an exciting new children’shome project. The Anchorage at Dibden Purlieu is oneof five buildings currently being built for HampshireCounty Council to Passivhaus standard, which will helpto achieve a significant reduction in energy bills foreach property. The development at the Anchorage wasdesigned requiring an airtightness level of less than

0.5. Wraptite-SA was applied externally to the timber frame panels in continuous pieces, creatinga highly insulated and sealed finished building and achieving the required standard. Initial air testresults of 0.43 were achieved, coming well below the 0.5 air permeability target. All the moreimpressive, since this was recorded even before the installation of the internal VCL Procheck500, also provided by the A. Proctor Group.

Olympic ductingPolypipe Ventilation has beenawarded a substantial order for its ducting systems for the newGlasshouse Gardens development in London’s Queen Elizabeth OlympicPark. 333 residential apartments are being built by Lendlease, arrangedacross two contemporary 30 and 17-storey residential tower buildings.Each apartment incorporates an array of modern technologiesincluding Mechanical Ventilation withHeat Recovery (MVHR). Polypipe’srange of Domus rigid ducting formsan integral part of these highly-efficient MVHR systems. In total,1,300m of Domus Supertube 204 x60mm rigid ducting will be used in thefirst apartment block, along with newDomus Flow Control Plenums andHigh Efficiency Green Line bends.

Grundfos gets in the pictureWhen Grundfos approached an art gallery incentral London, it offered to undertake an EnergyCheck on its current pump set-up to assesswhere and how any energy savings could beachieved. The results of the energy check weredemonstrated within a comprehensive reportwhich, in particular, highlighted some obsolescentpumps and the decision was quickly made toreplace them. Members of the Grundfos NBE 65family were selected as the replacements. These electronically controlled single-stage blocpumps demonstrated that an annual energy reduction of 21,900kWh could be achievable for an investment of just £5.5k. This meant a return on investment of just 2.5 years. Maintaining thecorrect atmosphere in an art gallery is about much more than visitor comfort, as the paintingsand artworks need an exacting atmosphere to maintain their peak condition. Grundfos Pumps is delighted to be instrumental in helping to achieve this.

A first for QuanTecThe October 2016 Which? Report into the Best and Worst BoilerBrands made for good reading for Johnson & Starley, with thewell-established company achieving fourth place amongst toughcompetition. Sustainable partnershipSaint-Gobain UK and Irelandhas teamed up with UK-GBC for its Learning and DevelopmentProgramme. The partnership, which began in October, will continuethroughout the rest of 2016 and into2017, equipping the industry with theknowledge and skills to help create a more sustainable built environment. It will be delivering a compellingmessage on sustainable buildingsacross three learning levels –awareness, understanding, andapplication. Shenaaz Chenia, directorof industry and community trainingfor Saint-Gobain UK and Ireland, said: “The programme offers a broadrange of skills to widen the industry’sunderstanding of the impact thatcreating sustainable buildings canhave on the environment and itsoccupants.”

Heating efficiency served up on a platePlate heat exchangers instantaneously generate hot waterat the required temperature with flow rates measured inhundreds of litres per minute. Former NPP goes solarFronius has carried out a very special project inZwentendorf, Austria with a photovoltaic systembeing installed on the site of a former nuclearpower plant (NPP). Where once nuclear energywas to be produced, today clean, safe energy isgenerated from natural resources over an area of 3,700m2. The project reflects the Fronius visionof 24 hours of sun; a world in which all our energyneeds are satisfied through renewable sources. A total of 1,000 photovoltaic panels were affixed to the façade, roof and the surrounding area of the old power plant.

Porotherm for Passivhaus projectPorotherm, Wienerberger’s clay block walling system, has been specified for use on Bristol City Council’s latest New BuildHousing Programme, seeing 23 sustainable properties delivered tothe area. The £3.5m project, which will see approximately 2,500m²of Poroton blocks incorporated into the Porotherm system at thesite, will involve the development of the second Passivhaus projectthat the architect, Gale & Snowden, has specified Wienerbergerproducts on. Paul Miller, technical manager for Porotherm atWienerberger, commented: “The system has been selected for the project due to its numerous benefits which include faster laying, a strong hold, thermal and acoustic efficiency, along with it being the only monolithic masonry system currently on the market.”

New appointment to boost salesGrowing success with the Kinedo range of cubicleshas led to the appointment of a specification salesmanager at Saniflo to further boost sales. Career partnershipThe Structural TimberAssociation (STA) is working withthe Career Transition Partnership(CTP), the coalition of the ministryof defence with RightManagement, to provideemployment opportunities for ex-military personnel. The structural timber sector is in a unique position to facilitateand experience a recruitmentsurge having undergone rapidgrowth in recent years. Increasingits market share by 10% since2004 and with predictions of a further 5% rise by 2018,recruitment within the sector isparamount to its continued success.

Peter leaves his pivotal partnerGEZE UK has been pivotal in the career of PeterHaywood, who is set to retire from his role as anarea sales manager after 48 years in the industry.The company opened the door to a number of opportunities in Peter’s career – spring-boarding him into a glamourous role in the MiddleEast before joining the firm itself on his return tothe UK. He has spent a total of 16 years workingfor GEZE UK, overseeing sales in London and thesouth east and latterly in the south west and is dueto retire at Christmas. Peter explained: “About 20years ago, I was attending a GEZE exhibition in Italywhen I was introduced to some businessmen fromDubai. I had experience in managing sales to the Middle East and they asked me if I would beinterested in a job over there. A few months later, I was flown first-class to Jordan to discuss apost overseas. I can’t resist a challenge and took the job. I worked out there for just over a yearand, during that time, lived in the Arab neighbourhoods with Palestinian colleagues which led meto learn so much more than if I had been in one of the ex-pat areas.” However, the call of homesaw him return to the UK in 1997 and, when former MD of GEZE UK, Dene Parker, heard thatPeter was heading back, he suggested there could be a role for him with the company. “He didn’toffer me something immediately,” recalled Peter, “he wanted to make sure that I had satisfied mywanderlust, so advised me to apply for other positions and decide whether I really wanted to bewith GEZE UK and would be prepared to stay.” Stay he did – initially for eight years – and thenreturned to the company in 2005 where he has remained for the remainder of his career.During his time with GEZE UK he has been involved in a number of exciting projects including workon the Royal School of Music and the Royal Albert Hall in London, the creation of the MadjeskiStadium – home of Reading Football Club, Glasgow Velodrome and a 600-ton ship for the JubileeSailing Trust which teaches disabled and able-bodied people to crew tall ships. Peter’s eclecticcareer started as a building merchant’s apprentice at Randall’s in Bedford at the age of 17. He spent time as a metals buyer with Edward Baustead on the LME (London Metal Exchange)before moving into sales at Lloyd Worrall where he gained his Guild of Architectural Ironmongersqualification in 1983.

Chiller cools down courtWhen an Essex magistrate’s court began overheating in themiddle of summer due to the inadequacy of the building’sexisting air-conditioning system, it presented the unthinkable –potential court closure. Emergency chiller hire provided thesolution. With one of the largest and most diverse hire fleets of industrial chillers, plus an extensive network of more than 35locations throughout the UK, Andrews Chiller Hire is often the

preferred supplier as it can respond extremely quickly. In the case of this emergency call-outby Essex’s magistrates court, Andrews responded in less than two hours. An Andrews ChillerHire technician visited the client’s premises and recommended the installation of a highcapacity 375kW chiller, positioning it externally next to the affected building, running hoses up the outside wall of the building for connection into the existing pipework.

UFH keeps residents warmGaia's hydronic underfloor heating system has been installed by Anglia Heating throughout the new Bowthorpe Care Village to the west of Norwich,Norfolk. The package, supplied by Gaia to cover anarea of 11,462m2, included piping for the UFHsystem, fixing rails, thermal and acoustic insulation,manifolds and actuators. Within Mayflower Courtand the village hub, the Gaia system was laid throughout and is divided into zones served by a variable temperature circuit connected to 50 separate manifolds. Overall control is via themain building management system. At The Meadows, the communal areas are treatedsimilarly while the 92 individual apartments, 14 of which have two bedrooms, each have theirown manifold with the temperature regulated by heat interface units.

Smart heatingHaverland has launched the world’sfirst smart, self-programmable electricradiator. The new ULTRAD combinessensor technology with impressiveenergy efficiency to deliver maximumcontrol and comfort for users withminimal hassle for installers. Nick Cohen,national sales director of Haverland UK,explains how ULTRAD works: “Thanks toin-built sensor technology, ULTRAD can detect movement in a room. Whensomeone is in the room, it automaticallyadjusts itself to a comfortabletemperature. If the room is vacant for aperiod of time, it automatically decreasesthe temperature to an economy setting,reducing energy consumption.”

Roof refurbishment2,200m2 of Alumasc’s SupaGOLDWaterproofing System has beeninstalled at the Metropolitan PoliceAuthority’s Quicksilver Patrol Base in London. Following numerouspatchwork repairs to the existingwaterproofing system, Vinci Facilitiescommissioned Alumasc to performa detailed site survey of all flat roofareas. The resulting Roof ConditionReport stated that the originalsystem integrity was seriouslycompromised, with high levels ofponding, standing water and leakageto the main roof area. Novus creates new physiotherapy centreNovus Property Solutions has created a new physiotherapycentre at West Suffolk Hospital in Bury St Edmunds as part of a £20,000 programme of works. The ground floor of theMaple House office complex has been transformed into ahygienic, air-conditioned space for physiotherapy treatments,while the building's first floor offices have also been upgraded.Non-touch water heaters and new hand basins have beeninstalled in the building, boxed-in and covered in hygienic claddingto ensure the facility meets the hospital’s health and safetystandards. Novus operatives also installed new window blinds on both floors as well as solar film on all south-facing windows to reduce the build-up of heat inside the building. Air conditioningunits were also serviced and given full electrical checks andcertificates.
