10 Staging Tips to Sell Your Home This Holiday Season Get your home ready to sell with these ten tips to make your home look, feel, and smell its best this holiday season! 1. Choose a theme. Choose a design or color theme for your holiday decorations to create a cohesive feeling. Some themes to consider include: blue and silver, snowflakes, green and red, pink and white, cottage/farmhouse, rustic, plaid, vintage, and candy canes. 2. Coordinate with your home’s color scheme. Choose a theme that will work with your home’s existing color scheme or decorative pieces. If you do choose a contrasting theme, pack up your non-seasonal decorations until after the holidays. 3. Start at the beginning. Create a good first impression by decorating the doorway with a festive wreath, planter, and welcome mat. You can also line the driveway, house trim, or front yard fence with holiday lights. 4. Carry the theme throughout the home. Use your theme throughout your home: in the kitchen, bedrooms, bathrooms, and yard decorations to create a consistent feel and avoid distracting buyers with constant shifts of focus. 5. Keep it simple. While listing your home, shy away from giant inflatables, intricate village displays, and large-scale religious icons. Your incredible decorations may distract buyers from the key architectural features you want them to take note of. 6. Depersonalize. Handprint wreaths, pictures of your family decked out in winter’s finest clothes, your collection of holiday teddy bears, and other decorations with strong personal relevance should be used sparingly. 7. Create focal points. Identify and decorate the home’s best features such as the fireplace, front door, or bay windows to draw visitors’ attention where you want it. 8. Appeal to the senses. Make sure your home doesn’t just look great. Be sure it smells and feels great too with some nice (but not overpowering) seasonal scents and plenty of cozy warmth. 9. Replace your lightbulbs. One thing buyers love in a home is plenty of light, and the holiday season doesn’t offer much natural light. Replace your everyday light bulbs with higher-watt options to give your space plenty of light. 10. Pack up promptly. Once the holidays are over, it’s time to pack up the festive decorations and shift back to everyday or seasonal staging options.
