108 – 112 Duporth Avenue, Maroochydore Q
Only 16 residences, each over 310m2 (33.5 squares)
in size, all with a stunning north east aspect over
the picturesque Maroochy River.
Located on a 3,090m2 (¾ acre) riverfront site, the
residences occupy only 22% of the total area enabling the
balance to be dedicated to lush, densely planted gardens
designed by renowned landscape architect, Jack Merlo.
BOTANICA IS A RARE OPPORTUNITY FOR ONLY 16 ASTUTE

However, the vision for Botanica was for a limited number
of residences that would enable residents to live like they
were in a large luxury home but with all the conveniences
of a centrally located luxury apartment building.
The fine grain vision was to ensure that each of the
residences and the resident amenities reflected a
thoughtful design that aims to seamlessly enhance a
lifestyle of effortless luxury.
With only two residences per floor, all with a front row
seat to the inspiring beauty that unfolds on the river each
day, the unique location of Botanica provides residents
with an opportunity to indulge their senses while living in
a truly opulent home.
Most developers, when presented with such
a large riverfront site, will automatically begin
to formulate how to design the maximum
number of apartments possible on the site
(up to 90 in the case of the Botanica site).

The theme for each of the 16 residences is
to provide spaces of generous scale with
uncompromised elegance. In addition, the
Botanica team sought to create a breathable
building where natural ventilation and
light abound. All bathrooms and laundry
have natural ventilation – a feature rarely
experienced in apartment living.

Botanica’s gardens and residents amenities
have been designed by Jack Merlo.
Jack won a Gold medal at the RHS Chelsea
Flower Show in London in 2005 at the age
of 24 and since then he has developed a
reputation as one of Australia’s preeminent
landscape architects.
Jack’s theme of “harmony and precision”
is evidenced in the lush and sculptured
landscapes of Botanica, delivering beautiful
gardens of intimate scale.
The Recreation Pavilion, for the exclusive use of
residents, features a dedicated Yoga & Pilates
room and a Gymnasium with provision for on
site therapist treatments. A fully integrated
outdoor kitchen allows catering for a number
of guests and features a pizza oven, BBQ and
under bench glass fronted fridges.
Botanica also features a 20 metre pool and a
generous pool deck, with indulgent day beds, to
allow residents to relax in a resort style setting.

Spice Bar in Mooloolaba have recently
opened their new Maroochydore
