Sticks and stones…..
As you know the real estate business is a very competitive line of work! A lot of the folks in the business just throw all the rules of truthfulness out the window in order to secure your business. Over the years (over 20 in Sun City), we have heard many of them about us (because you folks were kind enough to share them). I thought I would share a few with you now.
Not too many years ago one of the stories circulating was that The Stacy Group was not even in the multiple listing service. The truth is we have never not been a member of the service. Anoth-er was that I was sick and would not be coming back….well, so far I have outlived that one. An-other was that other companies do not show our listings because we discount our fees. Not true as proven by our number of sales each year. Something we are very proud of…One last one and I will leave it alone…..Today they are saying that the Stacy Group is on it’s last few days as we are closing? If that were true why in the world would we have just renewed our lease for 12 more years? Friends and neighbors, we love it here and we plan on being your choice in Sun City real estate companies for a long, long time. Whenever you are interviewing for your representative and you are told something along the lines of the above, please question it…and if you would share it with us we can laugh it off together…
When we started the Stacy Group 22 years ago, we were told that no one could office in Sun City or run an office out of your house. This is because you would be drawing people (cars) to your home and that would bother the neighbors. I had already purchased a home on one of the busier streets that I was going to use while finding a suitable space. That was shot down by rule and we complied. We wrote a lot of contracts on the hood of our cars. I bet some of you still remember those days. We have come a long way since then.
I admit at times it has been a bumpy ride but I would not trade it for the world. Think about it, I travel about a mile from my home to my work. Once I get to the office, I am surrounded by the absolute best group of co-workers anyone could ever hope for…each and everyone of them are proven professionals and they appreciate the opportunities all of you have given us.
It is a given, we are so darn lucky….we live and work in the greatest country in world, in the best State in the country, in the best little City anywhere, and enjoy the best Neighborhood offered…it is so easy to look forward to tomorrow….

Toothpaste is an AMAZING cleaner!!!! ***an important tip before I get started: Do not use colored toothpaste or gels---they can leave stains!!!*** Here are some ways, other than brushing your teeth, that toothpaste can be used as a cleaner:
1. Polish your jewelry---polish gently, rinse w/water & dry!
2. Remove carpet stains---scrub stains w/a toothbrush & toothpaste. Blot w/a damp cloth!
3. Banish rings on furniture---oops, you forgot to use a coaster! Gently buff away the water ring w/a small dab of toothpaste & a slightly damp cloth!
4. Lift collar stains---tackle those ugly stains around the collars of shirts w/a toothbrush & toothpaste---rinse & launder!
5. Deodorize your hands---wash your hands w/a small squirt of toothpaste, especially if you’ve been cutting garlic or onions!
6. Polish the faucet---a quick toothpaste scrub gets your chrome bathroom accessories shiny again!
7. Clean the inside of grimy water bottles & thermoses---when the bottles we reuse when trying to be “green” get gross w/mysterious & unappetizing scum---scrub w/a narrow toothbrush & toothpaste & rinse thoroughly w/hot water!
8. “And” what started this wealth of knowledge---scrubbing your nails. If your nails are stained & yellow---scrub w/toothpaste applied to a nailbrush to retain their white glow!

What You Should and Shouldn’t Do When
Buying a Home
Deciding to jump into the market to buy a home in Sun City comes with a lot of items to consider, but luckily, we’re here to help you understand what you should and shouldn’t do in the process.
Be honest with your agent. Choosing a real estate professional that’s on your side is integral to getting the most from the experience. You want someone that you can talk to about your budget. You want to give them the best idea of what you’re looking for so that you don’t miss out on a great home!
Meet with a few lenders. While there’s a lot of paperwork that goes along with meet-ing lenders, and it can be appealing to meet with just one, you may be missing out on better offers and terms by signing off on your first lender.
Don’t forget to account for closing costs. The buyer is responsible for a majority of the closing costs, so be sure to chat with your lender about an estimate of what the costs could be if the seller accepts your offer.

Recently, I had dinner with some of our Sun City friends.
The topic of conversation was about calls from
people claiming to be from the Social Security of-
fice. They are trying to scam information…So, I
thought this is good information to pass on…
Protect yourself from Social Security Scams:
Scammers are pretending to be government employ-
ees. Scammers will try to scare you and trick you into
giving them your personal information and money.
They may threaten you or your family and may de-
mand immediate payment to avoid arrest or other le-
gal action.
DON'T BE FOOLED!
IF YOU RECEIVE A SUSPICIOUS CALL:
1. Hang up!
2. DO NOT give them money or personal information
3. Report the scam at OIG.SSA.GOV!
What to look out for:
The call or email says there is a problem with your So-
cial Security Number or account.
Someone asking you to pay a fine or debt with retail
gift cards, wire transfers, pre-paid debit cards, inter-
net currency, or by mailing cash.
Scammers pretend they’re from Social Security or an-
other government agency. Caller ID or documents
sent by email may look official, but they are not.
Callers threaten you with arrest or other legal action. Social Security may call you in some situations but they will never….
Suspend your Social Security Number
Demand immediate payment from you
Require payment by cash, gift card, pre-paid debit
card, or wire transfer
Ask for gift card numbers over the phone or to wire or
mail cash Protect yourself, friends, & family…
If you receive a questionable call, hang up and report
it at oig.ssa.gov
Don’t be embarrassed to report financial loss or sharing
information

Moving Van:
The Stacy Group is thrilled that our clients are
using the moving van so much. This is some-
thing that Don Stacy pays a monthly rental
fee towards just for our clients and future cli-
ents to be able to use. You can use it for two
days in a row, stay in Texas, and have filled
out the necessary paperwork ahead of time.
It gets so popular that last month we were
booked out every day so don’t wait until the
last minute to reserve your time. When you
are finished using it, just return it with a full
tank of gas.
Thinking of Selling:
Homes are moving and it’s a great time to
sell. If you have been thinking about waiting, I
wouldn’t recommend it. Inventory is low now
and you never know what the future holds in
Real Estate so if you know you want to sell,
