Thoughts from Don... I was just reading an article on Texas and the housing market. The median single-family home price for new homes sold in Texas through MLS increased almost 47% from 2011 to 2019 exceeding $284,000. New homes made up 16% of all MLS sales to mid 2019. When both new and existing home sales through MLS were com- bined, the price increase exceeded 61%. I thought this was interesting, as I do get asked about the usefulness of the system all the time. A lot of folks do not fully understand how it works and just how important a roll it plays in getting home sold ASAP. I started in this business before laptops and cell phones and even then we had a workable MLS system. What happened back in the dark ages, the agent would purchase a ring binder and twice a week you would receive new sheets with a picture of all new listings, and separately you would get all the sold. So you would pull the sold and add the new. It took a lot of time and effort and was really easy to screw up, ie, miss a page, go on vacation, etc. In fact, because of MLS I met my bride (Kati). She worked for a company called PRC (I do not remember what that stood for) but they were the first company to try to computerize the Real Estate professionals. PRC came to Corpus and needed a large teaching room filled with dummy computers and dumber people behind them. It just so happened that my office had such a room and they rented it from me. Kati was their repre- sentative that physically taught us how to operate the damn machines”. Long story short I would see her come in every day and I liked what I saw….now 40 years later I still like what I see. See MLS has been an im- portant part of my life. Well, what PRC provided was like a catalog that had all the listing in it (showed several houses per page). Had a picture and write up all together. I dont remember for sure but I think we got updates throughout the week and got a new book end of each week. It was a huge improvement over the individual pages of the past. Sad part is I dont think I am any better on the computer today….technology has passed me by….but left me with very good memories. Today the service provides almost instant information and status of thousands of homes. Even the lockboxes are updatedyou set times on each one that will not allow access to the key before a set time or/and after a set time. They ratout the person pulling the key by messaging the listing agent, who opened it and what time it was opened and closed. The real estate business has changed over the years, all for the better. With all the community associations, and rules and regulations it is even more important now, than before, to please do business with an expert on the property you list or on the property you are seeking. The National Realtor Association, and the Texas As- sociation of Realtors stress to the public to do business with a professional that specializes in the community you live in or are about to live in. When I look for property for myself, I never mention I am a Texas Real Es- tate Broker as I want to hire them for their expertise in that area. I also never sign the Buyer Representative form that locks you in to a particular agent. I will sign one that says if I purchase a home they showed me, I will pay them the fee in the event the Seller does not. Why would I sign such a form upon meeting the agent….heck, at the beginning of the process, I have no idea if this person is the one I want to take me through the closing. The real estate market is always interesting. I have clients

that ask me—what is the best time to list? In Sun City, any

month is good. Yes, summer is busy but in the winter

months we get less “lookers” and more serious buyers. In

the spring/summer we do get a lot of clients that are look-

ing now for later (is Sun City a place I might want to move

in a few years), but in the winter and around the holidays,

they are busy (Plus who wants to look in the cold if they

don’t have to). So the ones looking now tend to be more

ready. The other good thing about listing soon is inventory

is low. The less competition you have is always a good

thing. We don’t know when the market will shift and these

numbers increase again. It wasn’t that long ago that we

had 160 active homes in MLS, now we are at 89 or 100 if

you count the 11 that are under construction.

Another agent and I were looking at our sales for 2019 and

discussing what our two busiest months were for our buy-

ers and we both had two different months. In fact, her bus-

iest month was my slowest month and vice versa. That

tells you that there are always buyers out looking.

List with agents that know this area. That know the SC

transfer fees and charges associated with selling. That can

answer questions about the yard maintenance homes. And

most importantly, ones that are thankful for the opportunity

and shows it by giving back to Sun City.

Starting the Year Off Right!!! Home Maintenance Checklist

Monthly:

1. Replace HVAC filters

2. Check water softener salt drum & replenish if neces-sary

3. Check sink/tub stoppers---clean out debris Flush the garbage disposal with hot water & baking soda Every 2 Months:

1. Clean the grease filter in the range hood

2. Clean the aerator in all faucets---CLR will cut through any buildup

3. Vacuum the lint from the clothes dryer ducts & sur-rounding areas

4. Check faucets---are they closing securely? Replace washers as needed or call a plumber---small leaks can cause big trouble & waste precious water!

5. Vacuum upholstered furniture---use attachments to clean all pillows, underneath cushions & even the sides & backs

6. Periodically check your smoke detectors & replace the batteries if needed

Start the New Year with a Clean Home

There are a few household appli-ances that we’re sure you haven’t cleaned in a while, but why not give them a fresh start for the new year?

Washing Machine White cleaning vinegar can help kill any bacteria and mold living in your washing machine. Simply add two cups to the detergent dispenser and run it through for a cycle. Then add half a cup of baking so-da directly into the machine, and run the cycle on the highest level and hottest temperature. When both cycles have been completed, wipe the inside of the washing machine with a cloth.

Dishwasher White cleaning vinegar again comes in handy to clean your dishwasher. Just place a cup of it on the upper rack of your dishwasher and run the hot-water cycle. This is a great remedy for any grease, grime, or mus-ty odors your dishwasher has.

Chinese Year of the Rat is Afoot!

Though people consider the rat not adorable it has characteristics of an animal with spirit, wit, alertness, delicacy, flexibility and vitality.

The Metal Rat Year is going to be a strong, pros-perous, and lucky year for almost all chinese zodi-ac signs. Everyone will show determination regard-ing their goals, aspirations, and even their hobbies. This is a great year for founding and evolving. Those who plan to buy real estate, to start a busi-ness or to invest money in a long-term project have great chances of being satisfied in the fu-ture. But, beware! This type of initiatives will only be successful if they are carefully planned.

The Chinese New Year is celebrated every year through sumptuous and colorful festivities. It is the most important celebration, an occasion for famil-iar reunion, party and two weeks long winter holi-day.

Here is an almost the end of the year update for the Sun City resale homes sold in 2019.

As of December 10, MLS shows there have been 479 resales that have closed this year so far. In all of 2018

there were 436 resales sold so we are up from last year.

Series 3 homes sold the most in 2019 – 146 sold with the Bayberry Garden Home topping that list at 15.

Trinity & Cypress models are still the front runners for Series 1 with 21 and 19 homes sold this year.

Dickinsons top Series 2 with 16 sold and the Taft Street leads Series 5 at 9 homes.

The top selling resale model for 2019 is the Series 4 Surrey Crest with 22 sold in 2019 (beating out the Trini-

ty model for the first time ever.)

In the MLS we are down to 89 resale homes available for sale out of the 8200 existing homes so the resales

on the market represent only 1% of the total homes in Sun City.

The average difference between list price and sold price was 2% and cumulative days on the market av-

eraged 99 days with a range of 0 days to 907 days for individual homes.

Please don’t overprice your home and if it sounds too good to be true it probably is. You will lose your first

few months on the market which the comps above show as the most likely time to sell. You will lose credi-

bility because buyers are savvy and do their research. Your house won’t appraise at a high price for those

who need to purchase with a loan and people just won’t look at your listing. You won’t be getting any of-

fers, but your neighbors will.
