The year 2005 was the Year of the Bubble – or perhaps more accurately, the Year of Talk of the Bubble. Conjecture about the Bubble. Fear that the Bubble would burst. Open The Wall Street Journal, turn on the national news, read the

latest business magazine, and you could almost guarantee finding a story about the imminent crash of the housing market. It was so inevitable and so close, many predict-ed, that you wondered if you should shield your ears from the impending “pop.”

Now that we have somehow made it to 2006 without a housing catastrophe, we canrelax, right? Wrong. The March/April 2006 issue of AARP magazine ponders the ques-tion yet again in a five-page article entitled, “Is the Real Estate Bubble About to Burst?”and the subject remains hot on TV and radio, with pundits arguing about exactly whereand when the big bang will occur.

Don’t get me wrong: All of this bubble-talk does have some basis in reality. Whenmedian prices in Miami and Las Vegas have risen 90 percent between 2002 and June2005, and when the median price in Phoenix jumped 55 percent in just one year, there isreason to wonder, “How high can prices go?” and “When will they start falling?”

Here in metro Denver, things are quieter on the housing front…and for that, we can be grateful. The dramat-ic rise in home values in Florida, the Northeast and the Southwest that has fueled the doomsday bubble scenariosimply hasn’t taken place in our corner of the real estate world. In a September 2005 study of the most overvaluedand undervalued U.S. housing markets by National City Corp. and Global Insight, 65 of the 299 biggest U.S. hous-ing markets were shown to be severely overvalued (from 30 percent to 84 percent overpriced) and subject to possi-ble price corrections. The same report ranked Denver at number 153 on the list, judging our housing market to bejust 10 percent overvalued. Being in the middle of the pack in this instance is a good thing — an ideal place to helpensure that we never experience the exploding bubble that could someday affect the nation’s red-hot real estate mar-kets.

Denver’s housing market in 2005 was strong without being overheated, with the median price of a single-fam-ily home increasing 4.4 percent from the previous year. In some of the city’s most popular neighborhoods, we stillsee home sales steady.

Homes in desirable neighborhoods that are in excellent condition and priced right are selling quickly — andwe have been seeing multiple offers on the best of the best. That trend should continue in 2006, as real estate remainsan outstanding long-term investment and our metro-area economy continues to improve. Even if interest rates climbto near 7 percent by year end, as some analysts predict, that remains a low rate by historical standards and one thatshould keep buyers in the market.

For example, ifyou know you will only be in the home for five years, itwouldn’t make sense to opt for a 30-year loan programor pay points up front to secure a lower interest rate. Youwould not be in the home long enough to benefit fromsuch action.

Your mortgage consultant should be able to narrowdown a selection of programs based on the informationthat you have provided, and present you with an easy-to-read spreadsheet that clearly defines viable options foryour interest rate and amortization schedule, monthlypayment and any potential savings you may realize bypaying points up front.

Moreover, a reputable loan originator will not hesi-tate to share this information with your tax consultant orfinancial planner so they may offer additional feedbackon your behalf.

Unfortunately, thisneighborhood shop-ping center, conceivedby realty company

Garrett-Bromfield in 1948, raninto disastrous fatal problems dur-ing the 1990s.

This 10-acre area had beencovered with Buffalo grass andprairie dust in 1948. EasternHilltop was strewn with bricksfrom the Robinson brickyard, soonto become Robinson Park. HollyStreet was undeveloped, and neigh-bors strolled up the barren hill at3rd and Holly to admire the sunset.

“We developed thisCrestmoor Shopping Center alongwith the 2nd Filing,” said Van HoltGarrett, Jr., son of the cofounder ofthe Crestmoor Park subdivision.“We just wanted a small conven-ient area for a grocery, beautysalon, drug store, cleaners and gasstation.” The realtors enticed well-known shop keepers to relocate tothis growing community so thatchildren could run to the corner fora loaf of bread, teenagers could stopfor ice cream on the way homefrom school, housewives couldbicycle up the street to have theirhair permed and set, and fatherscould easily fill up before headingfor work. Four decades of theseMom and Pop shoppes cementedthe neighborhood ambiance thatpermeates these two subdivisions.

However, in 1991 the areatook a complete reversal. Theshopping center came under themanagement of an investor whopreferred to develop the land intomore profitable condominiumsduring the real estate boom. Heincreased rents, mismanaged theproperty and penalized tenants inan effort to get rid of the shops.

Years of discontent, accusations,and closures terminated with com-plete demolition of the buildingsfollowed by an ugly vacant lotaccumulating weeds, orange fencesand an oily pool where the gas sta-tion tanks had been removed.

Finally in 1999 the land waspurchased by Richard Landon whorescued this neighborhood gather-ing place by building a first class32- condominium complex onHudson Street with several conven-ient shops across the entrancedriveway. Today a well landscapeddriveway and walks set off attrac-tive brick buildings with the ThirdAvenue Beauty salon, The CheeseCompany, Paradise Cleaners,Hollihocks Fine Children’s Appareland the popular Hillcrest Grill.where neighbors and condo ownerscan always find friends for supper. The original shopping center is buta memory. Only one of the oldstores survived. Fred’s Fine Meatsrelocated to Holly and Cedarbeside Pete’s Fruits and Vegetables.The new owner, Jeff Tucker, hasenlarged and modernized the storeand added a tempting variety ofspecialty foods and a deli.

Welcome to my first attempt at sharing some ofmy favorite recipes. I currently work withKelli as her Business and Marketing Director,

but I have always enjoyed the culinary aspect of entertain-ing and great food. Kelli has asked me to include some funinformation in this newsletter that has very little to dowith real estate, but cannot be done without a house tocook and entertain in, so here goes…

First, a little personal history. I have lived in Denverfor 25 years and am originally from Wichita, Kansas. No,I’m not a farm girl; in fact, I didn’t even know there was afresh vegetable department at the grocery store until myearly 30s (until then, I thought everything came frozen orcanned). Upon my mother’s death, her belongings weredistributed to the four kids. I received her recipes, andafter looking through them, I thought to myself, “Shenever made this, or this, or this…” Mom was so proudthat she could make a delicious meal for six for under

$1.00, but upon reading her recipes, it became apparentto me that she would have loved to have explored the exciting opportunities that are available to anyone with a little spice for life.Many of her friends were fabulous cooks, afortunate trait that we share, as I alsohave several friends and family memberswho are wonderful cooks. In fact, therecipes below were all given to me bydear friends.

At this time of year, many of us areworking hard to lose those extra pounds thatfound us during the holidays, so on most days,I find myself eating a salad. After the first 25 sal-ads, I got bored with store-bought salad dressings, sooff I went asking friends for their homemade dressingrecipes. Below are four different and delicious dress-ings that can be used with any green-leafed salad.

Raspberry Poppy Seed VinaigretteLila OrrThis dressing has a wonderful fruity flavor … a little goesa long way. Mix all ingredients and toss with salad.1/2 c Raspberry Balsamic Vinaigrette1/4 c Extra Virgin Olive Oil1/2 t Honey1/2 t Poppy Seed1/2 t Salt1/4 t Pepper

Lite VinaigretteMarie PetriniA delightful light Vinaigrette that has a sweet taste …perfect with any meal. (To make a little heartier useBalsamic Vinegar instead of Seasoned Rice Wine) Mix allingredients and toss with salad

1/2 c Extra Virgin Olive Oil1/4 c Seasoned Rice Wine Vinegar1/4 t Onion Powder1/2 t Salt1/4 t PepperDash Oregano

Sushi Heights Salad DressingMarla PetriniInclude all ingredients in food processor except Canolaand Sesame Oil, puree slowly; slowly add oil until wellblended, refrigerate several hours before using.

1/3 c Soy1/4 c Rice Wine Vinegar1T Sugar1/2 c Onion3/4 c Carrots3/4 c Canola Oil1 T Sesame Oil

Mango Salad Dressing Carolyn SturgesThis makes approximately 2 plus cups dressing. It has acreamy consistency without any dairy.

2 Ripe Mangos4 Ripe Large Strawberries3 T Champagne or any other good quality white wine

vinegar4 T Olive Oil Dash Salt

Peel mangos. Remove as much of the mango flesh as possible, squeezing the remaining pit to release any remain-ing available juice. Put into blender, add the hulled strawberries.

Buzz in the blender. Add vinegar, then oil, and a dash ofsalt. Blend till smooth. Correct any seasoning to taste. Thisdressing is best used with a green salad mixed with apples,strawberries, green onions and toasted pecans or sliveredalmonds. This dressing will keep a week or so in the refrig-erator. Leftovers can be used to top grilled fish.

Creamy Swiss Salad DressingMargrit LeuteneggerMargrit doesn’t have any recipes written down so the por-tions are estimated. She would love you to try this andput a little of this and a little of that to suit your taste.

Melt bouillon in water, let bouillon mixture cool. In amixing bowl mix all remaining ingredients exceptVegetable oil, slowly mix oil to mixture and refrigerate.
