• Located on a high density CSX mainline
• Near a major metropolitan market
• Anchor tenant with unit train quantities
• Superior highway access and capacity
• Large, contiguous land parcel (200+ acres)
• Infrastructure capable of:– 100,000 units per year– 7,500’ + train– 200 – 300 units per train
