For most, the 4th of July is a time to throw some hot dogs on the grill and find the perfect place to watch a fireworks show with family and friends. This year, we thought about heading to the beach to celebrate, but quickly realized that chasing three kids around a crowded beach is no vacation! So, we’re hanging out at home, planning a bar-b-que and of course, shooting off some fireworks!

Besides being a day to celebrate our nation’s independence, the 4th has always reminded me that we’re half way through the year. It’s a reminder to check in on goals set back at the beginning of the year and see if we’re making progress. Since January, our HBA has hosted several socials and continuing education opportunities and organized a successful Spring Parade of Homes, and Home and Garden Show. All of this points to the efforts of our dedicated members and HBA staff.

The tone of our local building industry seems to be more optimistic now compared to January. Home sales are continuing to improve, little by little, and our market is trending in a positive direction. Homes are selling faster, indicating there are more buyers than sellers. Buyers are reporting good economic news, low interest rates, and good price points as their reasons for buying a home. Several national surveys show the housing market is in full recovery in many areas and home prices are slowly on the rise.

This is all good news as we approach the fall season, and this year’s Parade of Homes, scheduled for the weekends of October 12-13 and 19-20. Sam Morgan, with Morgan Builders, is building this year’s Association House in Brookberry Farms. He has broken ground and working hard on every detail. Our Association is thankful for his efforts and extends our support as he pushes forward to completion.

Summer and vacation season is here, therefore we will take a break in our meeting schedule for July. I’d like to thank Bob Vaughan for taking care of the June meeting in my absence. A representative from the Veteran’s Administration presented information on the grant process for the veteran remodeling project we’ve been discussing. We will continue discussion on this project at our next meeting on August 13 - location to be determined.

It’s July, and the “Hot” weather is upon us! Besides making sure your AC unit is working properly - Here are a few routine maintenance recommendations to assure your garage door/electric opener is performing at it’s best. WHEN DO YOU NEED TO REPAIR OR REPLACE YOUR GARAGE DOOR? A garage door is the largest moving object in the home that is often operated by electric garage door openers. So it makes sense, to inspect the operation of your garage door/electric opener, do the necessary maintenance, which will provide safe and trouble free operation. REPAIR - CARE & MAINTENANCE:

Regularly lubricate all moving parts of the door, and •consult the door owner’s manual for the manufacturer’s recommendation.

Check the springs, cables, rollers, pulleys, and other door •hardware for signs of wear. Keep in mind, that any hardware attached to the springs are under very high tension, and if handled improperly, can cause serious injury. (Do not attempt to repair/adjust the torsion springs located above the door yourself.) If you suspect any problems, have a qualifiedprofessionalmaketherepairs.

Make sure your electrical opener has a reversing feature. •(Especially, for any openers installed prior to 1993 are now required by federal law to have advanced safety features.) If a reversing feature is not present, it should be replaced.

Test the force setting on the opener, by holding the •bottom of the door as it closes. If the door does not reverse readily, the force may be excessive and need adjusting. (See your owner’s manual for details on how to make the further adjustment, and test again.) If the door continues not to reverse, have the opener repaired or replaced by a professional. GARAGE DOOR REPLACEMENT: A new garage door is not just a replacement of an old or broken door - It is one of the best remodeling investments that you can make to your home. Based on recent sources, garage door replacement is the #2 home remodeling project to recoup most of its cost when the home is sold.

Garage door replacement recoups 84% of its cost, right behind entry door replacement. (Remodeling Magazine’s December 2010 Cost vs Value Report.) Not only can you update by replacing your garage door, you can enhance the curb appeal of your home.

If your garage is attached to your home - 1. Insulated doors will help to reduce the transfer of heat or cold air from the outside to the inside of your garage.

If you use your garage as a workshop, your 2. comfort will be top priority. Insulated garage door will help maintain the temperature in the garage within range as compared to the extreme temperature outside.

An insulated garage door is generally quieter 3. and has more attractive interior than a non-insulated door.

I am happy to announce the PWB Shoe Drive is OVER. We collected gently used shoes where the proceeds will go to the Battered Women’s Shelter and the shoes will be donated to a Third World Country. Thank you to everyone who supported us in this great cause.

Our June meeting, held at Wanda Wilson’s house, was so much fun! We gathered and organized all the shoes that had been collected. A very BIG THANK YOU to Shane Wagoner for helping us organizing them, carrying the heavy bags and loading them into his truck. Shane has been a huge help to the Professional Women in Building with the Shoe Drive Project.

During the meeting Shane decided we should give an award to the best Shoe Bundler. Wanda Wilson won the gift from Steve McSwain (he re-gifted a flying pig night light that he won at our Game Night last year). Steve and Shane have started a new tradition and now you never know where the pig may show up.

Gary Upchurch has been at New Garden for 21 years. As a graduate of NC State in Horticulture he continues to support the university in any way he can. He loves to tailgate at football games with friends and family.

Re-Grand Openings

The timing is right for new starts, re-grand openings, opportunities availing themselves. We must look for them though! As our market improves, we must remember the lessons we’ve learned the last few years. We must remember to embrace change and new technologies, marketing, floor plans, buyer ideas, etc… This is our time to truly brainstorm with our peers and those around us that have ideas to share. Don’t get bogged down in the past…get current. Think about who your target audience is and then communicate their way. Get involved in social media because it’s not going away! Maybe it is time to broaden your market and your target buyer. Maybe it is time to update your plans, your materials, or your style. Maybe it is time to talk to your kids and their friends about what they like in houses because they are the biggest demographic group buying houses now.

I work all the time to think, communicate, and offer ideas to those around me in a way that inspires creativity and confidence. When is the last time you sat down with someone on your team and asked for their ideas with an open mind and then gave them credit for caring enough to share???

I struggled with what to write about this month, but it is time for us all to have a “re-grand opening” mindset and go about making our businesses better, stronger, and more desirable to the consumer. We must attract them, not wait on them to come to us! I wish all of you a happy, healthy, and creative summer! If ’d you would ever like to brainstorm, I am always available (well most of them time ;-D ).
