BALCONY DESIGN LANDSCAPING GROUND FLR. DUPLEX !

Baltimore Wharf Apartments is a landmark high-end residential Development in Canary Wharf, London. The apartments at 9 Baltimore apartments incorporate executive, 1, 2 & 3 bedroom residences/apartments which have access to fully equipped fitness club, gym, swimming pool, brasserie, bar, restaurant and secure

underground parking with valet service. !Unique Design features: !1] Angular balconies providing privacy and view, even though they are stacked in close proximity and facing each other along opposite wings.

2] Ground floor have duplex split level apartment units with well designed exterior landscaping to provide privacy. 3] The cut out in the end wing of the complex creates unobstructed views from the series of balconies , at the same time maximises space usage by bridging across the parallel building blocks.

Farglory Al Maryah Plaza is a high-rise high-end mixed use tower complex in Abu Dhabi UAE. The Design Architects where RSH+P [ Rogers Stirk and Harbour] known for their 1 Hyde Park luxury development in London. The complex has 1, 2, 3 bedroom residential units, larger pent house units, club house and common facilities, retail

shops, amenities, office and serviced apartments, public spaces and underground parking. !Unique Design Features: !1] Grand Ground Floor Public Space acting as Entry Lobby + Multi Use Common space for community activities.

2]Penthouse Design for premium apartment units with dedicated and exclusive amenities at higher floor levels 3]Appropriate mix of retail , amenities , landscape public spaces at Lower floor levels 4]Use of Landscape at higher floors.

SPLIT DUPLEX BALCONY CUM TERRACE !!!

Split Level concept in residential space design can be effectively applied to add functionality and spacial quality to apartment units. These units could be modules applied as individual bungalows, row houses or even stacked in tower blocks. Split Level Duplex with balcony cum landscaped terrace can give

a feeling of owning a plot , while enjoying the privacy of high rise apartment living. !The example above is from Kanchanjungha Apartments by Architect Charles Correa in Mumbai. By splitting the levels the architect has been successful in modulating the space, giving a bungalow quality to an apartment unit.

Split level can be achieved without compromising accessibility. Lifts can serve the two main split levels with override settings in a tower block. The terraces can be designed such that it can support growing plants without encountering maintenance or structural issues in the long run.

In modern times Bungalows could be efficiently designed to suit a wide range of family space usage requirements. Moreover the requirements for the same family might change over time and the space design could facilitate such change. For example using portion of the bungalow for office use, renting, guests/extended

family, studio use, children growing up and needing more private space before moving into their own home etc. The Parekh House by Charles Correa in Ahmedabad is a classic example for a bungalow, designed for the families of two brothers who live in separate independent portions of the house with

some common space usage under a common roof. Such flexibility in partitioning a bungalow into multiple independent units adds versatility to the space usage of the bungalow and can suit a wider range of home buyers.

Buildings and their systems should be designed to respond to the local climate and the environment. Tropical Climate demands the facade features to be able to control the elements providing passive energy solutions to offset energy requirements of a building to keep it mechanically controlled.

Unique Design Elements: !1] Interstitial space can be achieved through designing a double skin to recess the main habitable space with an interstitial balcony space between the outer facade and the interior thermal envelope. 2]Elements like louvres, pergolas, deep overhangs,

jalis etc. can be effectively used for solar control. 3]These elements can become unique facade expressions to give character to the structures having an aesthetic appeal in direct response to the climatic conditions. 4]Microclimate can be modified using such elements and water features.

There is great potential in being creative and innovative and technically effective in designing facade doors and window systems for buildings in tropical climates. Implementing an integrated facade system which can be layered and can be controlled manually or mechanically to achieve

several different combinations/configurations according to usage or requirements. Principally the system should integrate the following control layers: !1] Security Control Layer- Architectural security grille 2]Weather Control Layer- Architectural Door System

3] Solar Control Layer- Architectural Louvers 4]Thermal Control Layer- Insulated Glazing Unit 5]Pest Control Layer- Insect Screen 6]Visibility Control Layer- Sliding Folding mechanism to achieve extended spaces and better visibility.Glazing type and interlayers/glass coatings.

Materials, Textures, Colours and Finishes can render a Project unique and appropriate for its environment . Combination of contrasting elements with highly finished materials against rustic ones can bring in balance and sophistication. Earth colours as accents on neutral background can make the

project vibrant and interesting. Colours of India with colours of local natural materials in combination with highly engineered processed artificial materials can bring a Tradition in Modernity. 1]Stone: Sandstone, Limestone, Granite, Marble, Kota - Polished/ Flamed Bush-hammered/Acid etched.

Artificial lighting for both the exterior facade public realm is important and can provide dramatic impact and contribute significantly to the aesthetics and space usage of a Project. Choice of luminaries, positioning, colour rendering and lighting levels are all quite important in the overall design of a Project. Along

with modern energy efficient lighting inspiration can be derived from heritage traditional concepts which may render a Project unique. !Combination of recessed, uplights, down lights, narrow beam lights, wall washers, LEDs, fibre optic lighting, landscape lighting, integrated soffit or perimeter

lighting keeping in mind appropriateness of use and impact level, can produce beautiful effects which can add to the overall value of a Project. !!!!!!

CPT8: LIGHTING Exterior Lighting Design

TERRACE GARDENS PUBLIC LANDSCAPE FEATURE LANDSCAPING ACCESSIBLE DESIGN !!!!

Landscape Design can enhance residents engagement with the outdoors and enrich their well being. Landscape should respond to the climate along with the social and cultural patterns of the residents. Careful planning is required to segregate vehicular traffic from pedestrian/resident’s

outdoor areas. Children’s play areas require to be located in a safe , traffic free areas. Usage of water features and shaded areas can control micro climate. Use of mist showers have been proved to be very effective in hot and dry weather. Proper selection of trees, flowering plants , foliage and associated

landscape elements enhances the quality of life of the residents. The outdoors are a great place to incorporate local art and sculpture for people to enjoy. Facilities like club houses, retail areas, health clubs, sports facilities form part of the overall landscape planning.

On top of all local codes and standards the Project design could meet international standards and codes of practices. This ensures the quality and reliability of the design and construction of the complex. !Sustainability is a key design criteria along with Energy Efficiency and Accessibility.

Target Performance Criteria along with Specifications are to be set at high international standards ensuring the project is a world class building with total reliability.
