The tone set by this environment needs to be reinforced by the character and sense of place throughout the campus. As the school transforms its teaching methods and curriculum to meet its students' future needs, the design also needs to evolve to reflect current and future thinking and facilitate these transformations. Having developed over time, the campus is showing signs of age and is due for an overall renewal to bring the quality of the spaces up to a level that will reflect the school's education goals.The campus circulation will be reconsidered, placing priority on pedestrian circulation. The asphalt apron surrounding the main buildings will be replaced by well considered hard and soft landscape edges, keeping loading and parking to the west and pedestrian circulation to the heart of the campus. A series of memorable spaces will be created and linked by a network of pedestrian promenades. "The Quad" is a central courtyard space that will be carved out of the existing buildings to create a place for social interaction and access to green. Access to green was identified as a major priority for the school and will be achieved by this and several other courtyards that have been created throughout the campus. The new academic buildings will be sited adjacent to the existing trees along 29th Avenue, with new fingers of planting extending between the classroom spaces. The north side of the buildings will open up onto covered courtyard spaces with seating areas that overlook the sports fields. The plaza on the corner of 29th and Camosun will be retained and connected to the courtyard in the centre of the academic buildings by a "Georgian Walk," where alumni and donors will be recognized along the way. These spaces will be designed to encourage student interaction, connection to their past and provide most interior spaces of the buildings visual access to green. Bordering the residential lots to the North, the boarding houses will be sited on an existing sports field. The vegetation and screening along this edge and will be planted with native trees and shrubs provide screening and reflect the site's relationship with the forest. As it will impact the amount of natural light their properties will receive, consultation with the neighbours will also be reqiured to determine the level of screening they desire. Centred on the major north / south pedestrian promenade, the boarding houses will be clustered on either side of a pedestrian plaza space and reflecting pond. Each cluster of units will be centred around an internal courtyard space and garden plots will be provided to teach students about food production. The spaces will be connected with a path along the north edge of the site and designed to set up a hierarchy of experiences between the students, teachers and their natural environment. Respecting the school's place as part of a well established neighbourhood, the site edges and buffers will be retained, enhanced, created or remediated as necessary to reinforce their good neighbour policy and minimize the impact on the neighbours. The park like edge along Camosun will be retained as the "Campus Green" and this feature will remain the athletic face of the school. The mature stand of coniferous trees that runs the length of the 29th Avenue frontage is a vital element of the campus plan and both creates the setting for the school and provides an important buffer to the street. To the west and north of the site, the campus is bounded by single family lots. In some locations, screening is provided by mature vegetation, while other areas are more open, with only a fence to separate their property from the school. The plan utilizes a 40' setback along the North property line to respect that of a single family lot. Native planting, garden plots, lawn areas and a trail are being proposed within this setback zone, thereby changing the use from an active sports field to more passive uses. In the previous DP submission, a setback along the west property line of 25' toward the south, tapering to 30' by mid site was negotiated as a buffer zone with the neighbours. The existing vegetation will be retained as a buffer to the parking proposed along this edge. In those areas without an existing buffer, the neighbours will be consulted to determine the level of screening they desire, as it will impact the amount of natural light their properties will receive. Edible plants will be woven into the fabric of the campus courtyards and open spaces by planting fruit bearing trees and shrubs in strategic locations. To connect students to food production, the edible landscape elements will be complimented by the garden plots at the boarding houses. As local authorities allow, stormwater to be captured in a cistern for irrigation use and potentially for toilet flushing. Field and building rooftop areas will be used to collect storm water runoff depending on their intended use. In parking areas that have sufficient space, bioswales will be introduced to collect the runoff and allow the water to have a chance to percolate into the ground before entering the storm system. Where possible and congruent with the campus design, extensive green roof areas will be considered. Long term, the design team will work with the cafeteria staff to review the possibility of installing rooftop garden plots for the to cafeteria staff to suplement their food supply. DESIGN RATIONALESet in an idyllic location at the edge of Pacific Spirit Park, St. George's Senior School is a well established campus on Vancouver's West Side. The tone set by this environment needs to be reinforced by the character and sense of place throughout the campus. As the school transforms its teaching methods and curriculum to meet its students' future needs, the design also needs to evolve to reflect current and future thinking and facilitate these transformations.

Having developed over time, the campus is showing signs of age and is due for an overall renewal to bring the quality of the spaces up to a level that will reflect the school's education goals.The campus circulation will be reconsidered, placing priority on pedestrian circulation. The asphalt apron surrounding the main buildings will be replaced by well considered hard and soft landscape edges, keeping loading and parking to the west and pedestrian circulation to the heart of the campus. A series of memorable spaces will be created and linked by a network of pedestrian promenades. "The Quad" is a central courtyard space that will be carved out of the existing buildings to create a place for social interaction and access to green.
