WITH SPRING APPROACHING THOUGHTS TURN TO HOUSE BUYING As the temperatures rise, so does “house fever!” People find themselves desperately wanting to buy a house,
but their “financial house” is not in order.
Since all plans have to start somewhere, here is a checklist for making sure that you’re truly ready to buy a
home. This checklist follows a one year plan.
One year before you buy a house you need to check your credit report. People often overlook this step
thinking that their credit report must be correct. Wrong. You would be surprised at what may be affecting your
credit report . Get free credit reports via AnnualCreditReport.com.
Work on improving your FICO credit score. See if you can improve your credit score as much as possible in one year! The easiest start would
be to make sure that you are simply paying your bills on time. Start taking care of any bad marks you might have against your credit report.
Protect your identity while you save. Save as much money as possible. Remember that even a minimum ten-percent down payment will give you the most options with your financing. Pay your bills on time. You may want to opt for automatic bill pay. Did you know that a single 30-
day late payment can knock your FICO score down 100 points, and it can take a long time to restore?
Six months before you buy a house you need to explore your mortgage options. Should you go for a fixed rate or a variable rate mort-
gage? Most people prefer the fixed rate mortgages because there won’t be surprises with this type of loan. Understand the cost of owning a home. Owning a home goes way beyond your mortgage payment. You will have your mortgage, your homeowner’s insurance, property taxes, and repair costs to name a few. Owning a home can be more expensive that people think! Boosting your savings to make sur e you have
enough for a decent down payment.
Three months before you buy a house. At this point, the most important thing is to establish stability. This means get your credit card bal-
ances even lower-so much lower that you are well below your available credit limits. And DON’T do anything to harm your credit rating, such as
opening or closing multiple accounts. Slow and steady.
Two months before you buy a house is the time to see how good were you. What kind of mortgage rate will you get with your FICO score?
Make sure you do all your mortgage shopping within a short period of time (in a one-month period, for example) to limit dings on your credit re-port. Once you choose a mortgage, getting pre-approved will strengthen your position with sellers. You may want to consider a mortgage bro-ker—especially if your credit is iffy. Go home shopping. Narrow down the neighborhoods you would like to live in, and find a good real estate
agent!
Time to buy your house! So you have finally found your dream house and your offer has been accepted! Any good real estate agent will
walk you through getting an appraisal, an inspection, and doing a walk-through if necessary to make sure your agreed-upon repairs have been done. They will also help you determine how much money you will need at your closing. Finally, shop around and obtain homeowner’s insurance
for your new home.
One year may seem like such a long time when you want to buy a new house now. However, a little hard work and diligence will make the time
fly, and it will surely pay off in the end.
And when it’s time to buy that new home don’t forget your credit union for mortgage loans! Visit with Teresa at our 716 Pearl office or Laura at
our 3301 Texas location for the best mortgage for you and your family.

PROTECT IDENTITIES AT WORK No matter how comfortable or familiar you may feel on the job, you need to protect yourself against workplace-related identity theft risks. You also have a responsibility to protect the personal or sensitive information of your colleagues and employers. If you deal with the personal information of cus-
tomers or clients, your responsibility is even greater.
For everyone’s sake, including your own, make sure you understand and follow all organization security and privacy
policies. Practice good online and offline identity protection habits such as the ones listed below:
Lock up your purse or wallet when it’s not with you. Too often, payment cards, checks, and other identity-related items are stolen at the workplace. Also lock up personal and employer-assigned mobile devices, ID
badges, and workplace access cards when not is use.
Don’t put your personal information at risk in the case of a workplace security breach. Never reuse person-al passwords for work, log into personal accounts from work, or store personal data or material on work computers or devices. Be sure and keep all work passwords and user names confidential. Don’t write them down and store them in your work area. It’s best to securely store all documents and other items
containing your or others’ personal information at the end of the workday.
Verify the identity of anyone who claims to work for or with your workplace and asks you to share personal or sensitive information in person, online, over the phone, or by mail. You need to be aware of anyone who is around you when you input, share, or access sensitive information. Shield screens, keyboards, or key-pads when necessary, if speaking, take eavesdropping precautions. Make sure you thoroughly shred un-wanted documents containing others’ personal information. If needing to step away from your computer,
log off and close all screens from your computer.
Be extra vigilant about personal information safety when temporary workers, service professionals, delivery people, or other visitors are present. Never assume work computers, software, and internet security sys-tems will prevent you from accidently introducing malware. Immediately report any signs or suspicions of
malware or security breaches according to your employer’s procedures.

With summer approaching kids may be looking for ways to earn money. Here are just a few that might interest and make them a little cash for the summer!
• Do chores for neighbors/help the elderly. Elderly people often have odd jobs that they
are unable to do for themselves, or errands they need someone to run. Parents need to
make sure that they feel comfortable with the neighbors their children are helping.
• Pet sit, or dog walk for your neighbors. If your kids are comfortable around animals, pet
sitting or dog walking is a great way to easily earn some money. Dogs and cats will usu-
ally need some pet sitting, but people will also be interested in caring arrangements for
fish, amphibians, reptiles, etc.
• One of the most popular ways to make money in the summer are lemonade stands.
Did you know...only 8% of all the “money” around the world is actual physical cash? The
rest is digital money that exists only on computers. Think about how often we buy or sell
things online, or transfer money from one account to another with a simple phone call. The
money goes from one place to another, yet we never actually see or touch it. This digital
existence of currency makes up the vast majority of all cash around the world today.
