Robertson Lane – Sustainable Design Measures
1. Energy Model. The Rob Lane project gains 7 points for LEED Energy and Atmosphere Credit 2 by
optimizing energy usage and exceeding the baseline energy performance by 18% (reference
sheet A0.04 for the project’s current LEED checklist).
A large part of this savings has to do with envelope design, which includes highly efficient glazing
types and insulation provided at the building envelope throughout the project.
Refer to the Rob Lane envelope and glazing narrative for information on glass types and
envelope design.
From a mechanical design perspective, the project benefits from high efficiency equipment
including EC motor fan coil units and air economizers on air handling units.
Refer to the Title 24 energy model for more detail on the envelope and mechanical design.
2. Material re-use. As part of the rehabilitation and restoration of the Factory building, about
32,000 sf of cladding enclosing about 11,500 sf of retail space will be either restored or
rehabilitated.
In addition, about 7500 sf of refurbished original wood floors to be reinstalled at L2 retail and
commemorative space.
Existing steel trusses will also be re-used for the roof structure of the Factory building.
3. Ventilation. Where possible, the project tries to take advantage of the mild local climate. While
natural ventilation is not practical for the hotel, the office building component makes use of
balconies and operable windows to allow for natural ventilation as desired by the tenants.
In addition, the hotel restaurant will take advantage of the comfortable climate with its
operable canopy enclosure.

4. Landscape. 14,000 sf of softscape area included as part of the Rob Lane project, including 2600
sf monarch butterfly habitat on the roof of the event deck penthouse. These green roofs (as
well as high SRI roofing wherever possible) contribute to the project’s heat island effect
mitigation.
5. Project displacement area: The project includes 572 parking spaces. Rather than displacing
more earth to gain additional parking on more levels below grade, the project takes advantage
of efficient parking design using mechanical parking. About 180 parking spaces will be stacked
on top of surface spaces on the B3 level, using hydraulic stackers.
6. Indoor Water Use: The Rob Lane project gains 3 points for LEED Water Efficiency Credit 2 by
optimizing indoor water use. To achieve the 3 points, the baseline water usage calculation will
be reduced by an additional 35% using low-flow fixtures.
7. Misc: Calgreen, LEED, Conditions of Approval and Weho guidelines are met or exceeded for:
a. Bike parking (short term and long term) and facilities,
b. EV charging stations
d. Solar ready roof area
