High Effi ciency Natural Gas Heating System: This 96% effi cient system’s fan is operated by an ECM motor that adjusts the airfl ow automatically depending on the conditions in the system and the time of year. It can use 80% less electricity in its operation. The ERV (Energy Recovery Ventilator), brings fresh air into the home to ensure that it is not only properly heated and cooled but also has superior air quality for 12 months a year. This system is designed and right sized specifi cally for your home, and is commissioned before you move in.

High Effi ciency Air Conditioning System: With 14.5 SEER performance and Energy Star® rated, this high effi ciency air conditioning system will keep homeowners comfortably cool even on the hottest days of summer.

Solar Rough-in: Your new home at Forest Hill incorporates a solar rough-in to allow easy access for any future solar applications you might want to incorporate, both photovoltaic and solar thermal heat.

Brill Razorcut Reel Mower: What better way to save energy and keep your grass nicely trimmed too? These German-engineered push mowers are lightweight and effi cient. Each year the energy you save cutting your lawn is the equivalent of saving the same amount of gas/emissions as it would take to drive the average car from Toronto to Montreal.

Green Home Energy Program: Each and every home at Forest Hill will be extremely Energy Effi cient. With a focus on energy effi ciency the Green Home Energy Program will enable our new homes to be 15 percent better than code in its energy performance. This performance is tested and inspected by a third party Certifi ed Energy Rater.

Low E Argon fi lled Windows: Using advanced Low E glazing and Argon gas fi ll, the windows will reduce heat loss and gain, deliver superior comfort and less condensation.

Programmable Thermostat: This Wi-Fi enabled thermostat lets you program your home’s temperature to fi t your family’s schedule and lifestyle – leading to savings of up to 10% on your annual home heating and air conditioning costs.

Attic Insulation – R55: Our homes have more attic insulation than Ontario Code-Built homes. The added insulation slows the rate that heat escapes, allowing you and your family to rest comfortably… and keeps your heating bill from literally “going through the roof.”

Energy Effi cient Lighting: Using a combination of CFL and/or LED lighting, The Green Home Energy Program showcases the newest lighting systems that are available and that reduce the amount of energy required to light your home to a small fraction of what conventional lighting uses.

Energy Star® Rated Bathroom Fan: Energy Star® Rated bathroom ventilation fans move more air more quietly... and on average use 65% less energy than typical bathroom fans.

All Ductwork Joints Sealed: Sealed duct joints to ensure efficiency of your heating and cooling system. This feature maximizes comfort because of better air circulation.

Energy Recovery Ventilator (ERV): The ERV system, the lungs of your home, brings in fresh air to ensure superior indoor air quality in all seasons.

Green Home Energy Pressurization Test: This test ensures air tightness of your entire home with third party certifi cation.

Insulated Garage Ceiling: Sprayed-in foam insulation gets in those hard to reach places where air leakage can cause excessive drafts and heat loss making the rooms above uncomfortable. Proper application of the correct insulation assures you will be comfortable and save money on your heating bill.

Insulated Garage Doors: Providing insulation to the garage doors with insulated panels bonded to each section – creating a composite structure with greater strength and rigidity, and superior thermal protection.

Heathwood Green Home System Wall – R26: The key to the success of the building envelope as a whole. Utilizing 2 x 6 studs, allows for thicker insulation and enhances the structural strength of the house. Structural insulated sheathing minimizes thermal bridging (heat loss), and increases performance by 20 percent. The wall system is insulated better than a comparable house built to Ontario Building Code standards. The latest in air vapour barrier technology along with the sealing of all exterior wall plates, electrical outlets, exhaust fans and window and door openings ensures that the house will perform more effi ciently.

Air Sealing: Careful attention is paid to the fi ne details of air sealing the entire building envelope, as air leakage accounts for 30 percent of energy loss. Heathwood uses advanced air sealing techniques. With products designed for each specifi c application such as polyurethane foam, sealants and high performance adhesive tape, these measures ensure an air tightness level that meets Green Home Energy Program requirements.

Home Energy Monitoring Device: A device that helps the owner track electricity use in real time.

Drain Water Heat Recovery (DWHR): DWHR units recover the thermal energy from hot water that goes down the drain. It recovers it so your water heater uses less energy and reduces your natural gas consumption up to 20 percent.

Granite Countertops*: Granite countertops contain none of the glues and adhesives used in common countertop manufacturing which means no harmful VOC’s in the air you breathe.

Low VOC Paints*: All interior paints used are low VOC paints. Quick drying, these paints have minimal Volatile Organic Compounds in them and lead to healthier air within the house.

Fiberglass-based Articulated Shingles: The shingles on the roof are more durable than your typical Asphalt Shingle. In addition, by using fi berglass rather than the more common Asphalt Shingle, use of oil based materials are reduced.

PET Carpet: Polyethylene terephthalate (PET) is the plastic used in pop bottles and can be recycled into durable carpeting with low VOC’s and better indoor air quality than regular carpet. It also takes less energy to manufacture and has a lower impact dye process.

Engineered / Laminate Flooring System: These fl ooring innovations are rapidly overtaking dimensional lumber because of their high strength, increased design fl exibility and minimal environmental impact.

Duct Cleaning: Ducts in each of our homes are cleaned prior to occupancy. This will ensure the air quality in the home will be improved.

Electric Vehicle Service Equipment Rough-in (EVSE): The garage of each home will be roughed in for a 240 volt, 30 amp charging station for use with Electric Vehicles. We know that today many people are considering Electric Vehicles, and by adding this feature we have made their decision easier.

Dual Flush Toilets: These toilets can reduce toilet water consumption by 26%. The dual control regulates the amount of water used per fl ush based on whether liquid or solid waste removal is required. Saving water saves you money and helps protect one of our valuable diminishing resources.

Permeable Pavements: Virtually indistinguishable from typical pre-cast pavers, these materials allow for water to permeate through walkway and patio areas allowing for better balancing of the native water table.

Water Conservation: Throughout the house low fl ow faucets and showerheads help reduce consumption of water.

Greywater Ready: Each home will be ready for a future Greywater System. With a simple adjustment, the drain water from the homes showers and bathtubs, can be diverted to a Greywater System (installed later by the homeowner if they wish). The water in the Greywater System is used for fl ushing toilets throughout the house with potential water savings of up to 30%!

Infi ltration Galleries: At selected suitable sites throughout the community, permeable landscaping areas utilizing underlying granular material will be installed. These areas will aid in the infi ltration of stormwater runoff.

Community Meadow Restoration: Forest Hill’s 1.2 hectare meadow will be restored into a diverse community of habitats that include wetland, thicket and woodland. In addition habitat structures will be installed to provide wildlife specifi c habitats.

Valley Edge Restoration: When complete, Forest Hill’s valley edges will have been restored through an edge management plan that includes an invasive species management program and replanting program.

Native Species Planting Program: Only indigenous species of plants will be used throughout the community. They are best suited to the climate and the environment.

Butternut Propagation Program: The Butternut tree is a species under threat in Southern Ontario. Luckily, we have a few healthy specimens in Forest Hill and we will be instituting a program to gather the Butternut tree nuts and planting additional trees in the community restoration areas.

Storm Drainage: Wherever possible, storm drainage and runoff will be discharged to the communities valley areas, to help maintain and enhance the local water table.
