Over the years the United Arab Emirates has witnessed almost unsurpassed

development and prosperity, recording comprehensive growth across all sectors, thanks to the wise and far-sighted visionary leadership of its rulers. They have set forward a goal of sustainable growth, by decreeing that infrastructure of the highest standard is to be put in place to anticipate and drive future developments.

The Municipality of Abu Dhabi City was established in 1962 as the "Department of Abu Dhabi Municipality and Town Plan-ning". In 1969, a royal decree was issued to appoint the first municipal board for the city of Abu Dhabi, with the task of providing comprehensive services to the public and

ensure proper planning of the developing city, with regularized road networks, maintenance services, sewerage, lighting works, launching the Agriculture Develop-ment Plan in the Emirate and establishing public markets in various areas.

With the ongoing growth of the Emirate, it was decided, in 2005, to merge the Municipality of Abu Dhabi City, Al Ain Municipality, Works Department, Agricul-ture and Animal Production Department of Al Ain into the Department of Municipalities and Agriculture, to create a streamlined administration and to provide a higher standard of service to the customer.

In May 2007, His Highness Sheikh Khalifa

bin Zayed Al Nahyan, President of the UAE and the Ruler of Abu Dhabi, issued a law establishing the Department of Municipal Affairs as an umbrella body overseeing the three administratively independent municipalities, the Municipality of Abu Dhabi City, Al Ain Municipality and Western Region Municipality.

The Municipality of Abu Dhabi City, has since its inception, developed a number of key objectives, notably the implementation of projects aimed at establishing modern infrastructure for the city including bridges, drainage systems, road networks, modern means of transportation, consolidation of comprehensive development projects. It has also simultaneously been moving towards attaining the goals set out by the development plans.

In line with the policies of the govern-ment, which aim at making Abu Dhabi, a modern capital city, it is Municipality of Abu Dhabi City's priority to create an ideal living environment for city residents, with unmatched quality of life and modern amenities.

Data Base enhancement Project

Municipality of Abu Dhabi City is moving forward in implementing its vital projects according to a well planned agenda that will provide massive amount of valuable data to its database, which will enhance future development planning vision in the Emirate of Abu Dhabi since geographical data is now considered vital resource of information to support any infrastructure or development projects in the Emirate of Abu Dhabi.

This project aims to extend Municipality of Abu Dhabi City’s geographic information database to include all regions that are controlled by the Municipality of Abu Dhabi City and the Western Region.

Database Enhancement Project and GPS Reference Station Network Project are considered the most important strategic projects that have been accomplished and which will have a major role in supporting all development projects and planning in the Emirate of Abu Dhabi.

No doubt that a city that holds the most portentous forms of sublimity and honor in its name will be the pearl of evolution. A unique concept of emerging cities according to a modern vision that is built around the satisfaction of people's well being, achieving most prestigious services.

This is the case of Mohammed Bin Zayed City, eminence in name and iconic nature, a city that holds 349 gigantic residential towers supported with facility services and a modern and advanced network of infrastructure... with its related public, commercial, retail and recreational facilities. This development, upon completion, represents a gross built area of approxi-mately 5.8 million square meters with related infrastructure, landscaping and community amenities to house a population of about 85,000.

The Development of Sheikh Zayed Street & Tunnel, this vital structure and the artery of the traffic movement, is a strategic project in facilitating the traffic flow and will work as a vital link within Abu Dhabi City, in line with Abu Dhabi Government's commitment to improve the quality of services in Abu Dhabi City, which considers modernizing the transportation system a key element.

In this respect and in order to achieve these objectives, three government departments: Municipality of Abu Dhabi City, Abu Dhabi Urban Planning Council and Department of Transport through a common vision and complete cooperation have worked on planning and executing this project taking into consideration the integrated approach for urban develop-ment.

The Bridge is a vital crossing between Abu Dhabi Island and the mainland as it provides an eastern link towards the northern side across Al Maqta canal, and as such it is set to ease the traffic congestion on Al Maqta and Musafah bridges and integrate the road network connecting suburban areas of Abu Dhabi and down-town in a safe and speedy manner through linking Abu Dhabi city with other areas outside the Island in both directions as part of the vital projects undertaken by the Municipality.

An ArchitecturAl MAsterpiece

The Bridge was designed by Zaha Hadid, an Iraqi-born and internationally renowned architect who has a tremendous repute in the industry. She is a regularly lectures in several universities and has designed a number of pioneer, distinctive and unique projects in all continents such as the Rosenthal Center for Contemporary Art, USA, other projects in Taiwan and Italy among others. She has also been accred-ited with plethora of global awards for her

The Sheikh Zayed Bin Sultan Al Nahyan Mosque in Abu Dhabi is considered the latest distinguished addition to the Islamic modern architecture represented by the building of mosques and religious houses; most prominent of them all in terms of luxury and quality, representing the founder of the United Arab Emirates and the builder of its renaissance HH Late Sheikh Zayed Bin Sultan Al Nahyan, and one of the recent milestones in the Emirate of Abu Dhabi.

Sheikh Zayed Bridge features creative artistic and aesthetic elements that fit well with the extensive prosperity witnessed in all walks of social, economic and cultural life of Abu Dhabi city. The design show-cases the aesthetic and ecological values as well as the concepts of sustainability adopted by the Emirate in conformity with the overall strategy of Abu Dhabi Govern-ment 2030 under the ultimate goal of raising the profile of the capital to be among the top metropolitan cities in the globe.

Sheikh Zayed Bridge is considered a stunning architectural showpiece in terms of time efficiency and endurance standards. It is expected to have a lifespan of not less than 120 years. The Bridge is characterized by three undulated steel arches symbolizing the sand dunes; a typical characteristic of Abu Dhabi Emirate. Unequal in size, these arches are connected to concrete shoulders by suspended pre-tensioned steel supports and firm crossed girders designed to tolerate a wind speed up to 160 km/h. In technical terms, due consideration was given to the importance of the bridge being in harmony with the local environment and beautiful pattern making it an outstanding architectural masterpiece.

The Bridge stretches 850 meters in length and comprises 8 lanes; four in each direction, thus absorbing intensive traffic estimated at 8,000 vehicles per hour in each direction i.e. 16,000 vehicles per hour in the both directions. It also includes a pedestrian footway and road shoulder in each direction providing safe haven for stopped vehicles and emergency cases and assisting in the smooth traffic in both directions. A total of 666 piles of a total length of 15 km were erected and nearly 480 tons of concrete, 35 tons of reinforced steel, 5,000 tons of pre-tensioned metal structures and 2,000 tons of base steel were used in construction.

The bridge is also fitted with supporting structures resistant to high maritime shocks as well as with high-resistant concrete safety barriers. In building the bridge, special anti-corrosive concrete, rust-proof metals and base isolators were used. External surfaces are painted and protected against atmospheric/weather conditions and climate changes. The arches are fitted with a ventilation system to control humidity level and prevent rust formation. Longitudinal and latitudinal pre-compressed concrete has also been used to prevent any cracks owing to potential design loads.

The Municipality of Abu Dhabi City has embarked on drawing up the Irrigation

Master Plan for Abu Dhabi City to bring it in line with the urban growth seen by the city, and accordingly contribute to the sustain-able development drive envisaged in Abu Dhabi Vision 2030 and reduce the consump-tion of fresh water resources, especially the desalinated water '&' groundwater, through total reliance on treated wastewa-ter only for irrigating green spaces and landscaped areas.

Rashid Al Falasi, Director of Parks and Recreational Facilities, Municipality of Abu Dhabi City, said, "This project is undertaken in the context of the Municipality's keenness to conserve the irrigation water, and adopt state-of-the-art technologies in constructing advanced irrigation networks. It also sets the provision of green spaces, parks and recreational facilities as a priority for the Municipality Abu Dhabi City in order to meet the requirements of the steady growth witnessed by the Emirate of Abu Dhabi along with the accompanying developments spanning green spaces, and public parks. To achieve this the Municipal-ity is keen on gearing this process with the inputs of water resources '&' local standards, especially those which have impacts on the local environment, and the actual need of residents for these natural avenues. In this sense, an irrigation master plan had to be set up in resonance with the urban growth and in a way that contributes to achieving sustainable development.

"The Parks and Recreational Facilities Division, Municipality of Abu Dhabi City, has started working on the preparation of the Irrigation Master Plan for Abu Dhabi City Project, which is mainly oriented towards achieving complete dependence on treated wastewater to irrigate greens '&' land-scaped areas and avoiding the use of wells' water or desalinated water in irrigating landscaped areas. "The project, which is to be implemented over a span of 18 months, focuses mainly on estimating the future needs of water for Municipal projects envisaged in Abu Dhabi Urban Planning Council's Plan 2030, requirements of Estidama, the Environmental Strategy 2030 of Environment Agency, Master Plan for Using Treated Wastewater of Abu Dhabi Sewerage Services Company, and the Strategy of the Municipality aimed at reducing the cost of operation and maintenance '&' Landscaping Master Plan.

The project also concentrates on identifying alternative irrigation methods to figure out the best scenario to operate the existing network by using one of the world's latest hydraulic modelling programs. The project also revolves around designing a spatial '&' time map for the future needs of irrigation water, and preparing a technical and financial plan for development projects along with the timeframe set for this plan. "The project also falls under the realms of one of the Municipality's initiatives that seeks to provide irrigation systems compatible with international standards to ensure optimal utilisation in using treated water in irrigating green spaces and landscaped areas in Abu Dhabi city".

Al Falasi said, "The importance of the project stems from several parameters highlighted by focusing on the environmen-tal aspect in terms of protecting the urban and natural environment, and contributing to achieving sustainable development by preserving fresh water resources, and meeting the requirements of the rapid growth seen by Abu Dhabi Emirate along with the accompanying development of green spaces, and construction of public parks in keeping with the water resources '&' environmental inputs."

Economically speaking, the project has several positives such as supporting the sustainable economic development such as building internal economic capabilities and improving the local capacities through an integrated training program targeting municipal employees engaged in the management, operation and maintenance of irrigation networks. The projects also aims at saving the cost of desalinated water currently borne by the Municipality, cutting operation and maintenance cost, and achieving sustainable economic develop-ment by ensuring the highest return on government investments in the infrastruc-ture sector. The project is also intended to draw up a spatial '&' timeline map envisaging the future needs of irrigation water, and develop a technical '&' financial plan for development projects to ensure optimum distribution '&' comprehensive coverage of all areas, in addition to ensuring quality operation and mainte-nance by adopting an integrated plan benchmarked to the world's best practices and the latest directories pertaining to the management, operation and maintenance of irrigation systems," elaborated Al Falasi.

a way that ensures full integration and coordination to achieve the overall vision and the Environmental Strategy 2030 of the Environment Agency, by adopting integrated management and optimal use of environmental and water resources. Moreover, the plan also ensures full integration and coordination with the master plan for using wastewater produced by Abu Dhabi Sewerage Services Company in full resonance with the strategic partners including the Department of Transport, Abu Dhabi Distribution Company, Abu Dhabi Food Control Authority, and various relevant government entities, in a way fully aligned with the Landscaping Master Plan of the Municipality of Abu Dhabi City," he continued. With regard to the project's scope of work, Al Falasi said, "The Munici-pality is preparing the Technical Map for the Assets of Irrigation Network, and another map for the Geographical Distribution of Consumed Irrigation Water, using a database connected with geographic maps. The Municipality is also estimating future needs of water for Municipal projects according to Abu Dhabi Urban Planning Council's 2030 Plan along with the

Municipality's Landscaping Plan. The Municipality is also engaged in designing a time-place map for the future needs of irrigation water aligned with the Plan of Abu Dhabi Sewerage Services Company, besides preparing prototypes of irrigation

projects required to achieve the objectives of 2030 Plan and classifying them according to the time plan and financial budget. "The Plan brings about multiples deliverables such as compiling an integrated database for the assets of the existing irrigation network linked to the geographical data of these assets, producing consumption maps for irrigating water, and preparing prototypes for developing irrigation network projects classified according to a time plan and a budget, as per the projected water consumption and in line with the development plans to ensure total dependence on using treated wastewater for irrigation purposes and avoiding using wells' water or desalinated water for irrigation and landscaping. It also includes updating the directories pertaining to designs, technical specifications, and architectural drawings, along with the directories of operation and maintenance. It also includes building internal capabilities and improving local capacities through an integrated training program targeting the municipal employees engaged in the management, operation and maintenance of irrigation networks," concluded Al Falasi.

The government of the Municipality of Abu Dhabi has voiced its strong support

for the upcoming PPP Middle East conference, due to take place at the Hilton Abu Dhabi this January. The event will not only cover the future development of PPPs in the region but will also have a specific focus on procurement projects in Abu Dhabi.

With involvement from public authorities and international NGOs from over ten countries, the conference takes place at a key moment as the region reaches a crossroads in terms of future development plans.

"We see great potential in the eastern & western regions for quality shopping centers and this is where our future focus will be. Apart from big format Hypermar-kets and shopping malls we also would like to take our LULU EXPRESS brand to the interior areas and suburban communities across the UAE for the local UAE nationals. Our prices will be the same in all places and these stores would be quick & easy shopping destinations with a range of quality products right at your doorsteps, avoiding the hassle of long drive to big city based malls" Yusuff Ali said. “We recently signed the contract to open our Biggest LULU Hypermarket in Abu Dhabi at the soon to be launched Capital Mall which will cater to the needs of the fast developing residential areas of Mussafah, MBZ City and Khalifa City” Yusuff Ali highlighted.

Pragmatism and a strong hold over the ground realities are the hallmarks of the

personality of K.Mohammad who leads the K.M.Trading headquartered in Abu Dhabi. The company at present employs about 3500 people recruited from different corners of the globe in its 32 branches in various parts of United Arab Emirates and Sultanate of Oman.

But this huge retail group had a humble beginning way back in 1973 when K Mohammad started a small wholesale business here. “However the spirit of adventure persuaded me to open a retail outlet in Abu Dhabi. The businessman in me advised in favour of experimenting in different lines of business. It became a big hit then” says Mohammad.

The acumen to grasp the sensitive market requirements was another factor that prompted him to stick to the retail sector by 1984.”The concept of department store was not very popular in Abu Dhabi then, particularly among the middle and lower middle class sections. They were hesitant to go to the big shopping malls as the price ranges there were beyond their reach. Lots of families therefore had to roam around streets in the hot and humid climate to reach to different shops to buy their daily requirement”.

“This took us to the idea of starting outlets to sell everything under one roof, in an affordable price range and giving good services to the customers. Customers wholeheartedly welcomed the concept and this encouraged us to open a big depart-mental store in Salam Street in 1991.That was the turning point in our entrepreneurial initiatives.” KM Trading now boast of more than 32 stores across United Arab Emirates and Sultanate of Oman.

The human resource base of KM Trading

group consist of people from wide range of countries, apart from UAE Nationals, Human resources include people from India, Philippines, China, Jordan, Syria, Indonesia, Sri Lanka, Bangladesh, Nepal and Pakistan. The KM Trading group diversified its business and launched the first commercial

باليــوم الوطنــي الحــادي واألربعــن ضمــن حفــل

رســمي كبــر إيذانــا ببــدء حركــة الســر يف النفــق

تــم تغــر مســمى شــارع الســالم اىل شــارع الشــيخ

زايــد ونفــق الشــيخ زايــد خــالل حفــل االفتتــاح،

بنــاء عــى تعليــات صاحــب الســمو الشــيخ

خليفــة بــن زايــد آل نهيــان رئيــس الدولــة "حفظه

اللــه " ومتابعــة الفريــق أول ســمو الشــيخ محمــد

بــن زايــد آل نهيــان ويل عهــد ابوظبــي نائــب

وتصميمهــا اإللكرتونيــة املروريــة األنظمــة

باســتخدام األنظمــة املروريــة الذكيــة التــي تحقق

التنقــل اآلمــن والفعــال ضمــن الجــداول الزمنيــة.

وتتــم متابعــة الحركــة املروريــة يف النفــق الرئيي

للمــرشوع من خــالل كامــرات املراقبة ومجســات

حدائــق مــرشوع مؤخــرا البلديــة ونفــذت

األحيــاء ضمــن خطتهــا اإلســرتاتيجية الراميــة إىل

ــق ــة والحدائ ــن الرتفيهي ــة األماك ــيع خارط توس

للتنــزه صحيــة بيئــة وإيجــاد واملتنزهــات

وخدمــة املجتمــع .

و ينطــوي مــرشوع الحدائــق عــى أهــداف كثــرة

منهــا اســتكال البيئــة الصحيــة للمجتمــع وتوفر

ــاء الســكنية وإيجــاد ــن األحي ــق صغــرة ب حدائ

لتنــزه األرس واألطفــال وإتاحــة أماكــن آمنــة

ألفــراد املجتمــع.. كــا يســهم املــرشوع يف إضفــاء

ملســات جاليــة داخــل األحيــاء الســكنية وللبيئــة

العامــة مــا يشــجع عــى االســتقطاب الســياحي

وتنويــع خيــارات الرتفيــه والتنــزه .

ويهــدف مــرشوع الحدائــق الجديــدة إىل ترســيخ

وتنميتهــا خاصــة لــدى الجيــل الصاعــد واألطفــال

تأكيــدا لشــعار )األطفــال أصدقــاء الخــرة(.

وحرصــت البلديــة عــى أن تراعــي التصاميــم

األطفــال أللعــاب الحدائــق تضمــن أهميــة

املتنوعــة ويف أماكــن مظللــة حايــة لألطفــال

مــن أشــعة الشــمس وتوفــر بيئــة آمنــة ملارســة

ألعابهــم ونشــاطاتهم الرياضيــة، كــا تحتــوي

األنشــطة ملارســة مياديــن عــى الحدائــق

العمريــة، وتنتــرش الفئــات لكافــة الرياضيــة

كذلــك يف كافــة الحدائــق املذكــورة مظــالت واقية

ــن مــن الشــمس ومتنوعــة مصنوعــة مــن اللدائ

الخاصــة بتحمــل تأثــرات الطقــس وتقلبــات

درجــات الحــرارة والرطوبــة باإلضافــة إىل وجــود

املقاعــد املخصصــة للجلــوس واالســرتخاء.

لتكــون متنفســا آمنــا ومميــزا للرتفيــه والتســلية

ويجســد رؤيتهــا لضــان مســتوى الحيــاة األفضل

أكملــت بلديــة مدينــة ابوظبــي خــالل عــام

2012 انجــاز مــرشوع تنظيــم محــال األنشــطة

الحرفيــة واملهنيــة داخــل مدينــة ابوظبــي الــذي

اعتمدتــه 2010 بالتنســيق مــع مجلــس ابوظبــي

للتخطيــط العمــراين ودائــرة التنميــة االقتصاديــة

للحفــاظ عــى صحــة ضمــن خطــة شــاملة

وجــاء تنفيــذ املــرشوع بنــاء عــى دراســات

القامئــة األوضــاع تناولــت موســعة ميدانيــة

وجميــع االحتــاالت التــي قــد تنتــج عــن القــرار

نظام "توثيق" عنصر اساسي يف تنظيم السوق العقارية يف ابوظبي

حقــق قســم )توثيــق( يف بلديــة مدينــة ابوظبــي

معــدالت مرتفعــة ومميــزة يف تطبيــق نظــام

مرجعيــة بيانيــة ميكــن اســتثارها يف تطويــر

العقــاري للتــداول املنظمــة العمــل آليــات

نطــاق ضمــن املطلــوب التــوازن وتحقيــق

وذلــك والتــداول للتأجــر القابلــة العقــارات

مــن االســرتاتيجين الــرشكاء مــع بالتعــاون

املؤسســات والــدوار الرســمية والخاصــة ورشكات

العقــارات املتعاقديــن مــع البلديــة.

ويــأيت هــذا النجــاح مثــرة للتطبيــق املنهجــي لقرار

ســمو رئيــس املجلــس التنفيــذي بأبوظبــي رقــم

)4( لســنة )2011( بشــأن قواعــد وإجــراءات

وتطويــر نظــام ) توثيــق( وذلــك يف إطــار حرصهــا

ونظــرا ملــا لنظــام توثيــق مــن أهميــة كبــرة

يف توفــر قاعــدة معلومــات داعمــة ألصحــاب

ــأنها ــن ش ــتأجرين م ــة وللمس ــرشكات العقاري ال

حايــة حقــوق كال الطرفــن، وبالوقــت ذاتــه

التنســيق البلديــة عــى .. مشــرا إىل حــرص

وتفعيــل الرشاكــة مــع الجهــات املعنيــة بهــدف

وتبســيط وتســهيل متميــزة توفــر خدمــات

تقديــم معايــر أفضــل لتحقيــق اإلجــراءات

الخدمــة املتميــزة للمتعاملــن.

وأكــدت البلديــة أن نظــام توثيــق يشــكل ضانــة

تنظيــم العالقــات وحفــظ الحقــوق وتوحيــد آليــة

توثيــق عقــود اإليجــار يف ابوظبــي خاصــة يف هذه

املجتمعــات العمرانيــة والتجمعــات الســكانية

التــي تديرهــا الــرشكات العقاريــة والتــي أعلنــت

التزامهــا التــام بتقديــم الدعــم واملســاندة الالزمــة

وقامــت بلديــة مدينــة ابوظبــي وضمــن حرصهــا

عــى إنجــاح مــرشوع )توثيــق( بتفعيــل الرشاكــة

الفعالــة مــع العديــد مــن الجهــات املعنيــة

باملــرشوع . وحقــق هــذا املــرشوع اســتقطابا

جيــدا منــذ انطالقــة بدايــة عــام 2012، وبلغــت

نســبة الوحــدات املســجلة بتوثيــق إىل أكــر مــن
