Executive SummaryThis report has been prepared in accordance with Part 4 of the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007, which implementsArticle 9 of the Energy Performance of Buildings Directive. The inspection has been carried out by an Accredited Air Conditioning Assessor using the Department for Communities and LocalGovernment approved inspection and reporting methodology

1. This report should be retained as evidence that the required inspection has been undertaken, and it is recommended that consideration be given to implementing the report’srecommendations aimed at reducing energy consumption.

The building is a steel structured/cladded /High level glazed College/Education faciltiy, mainly consisting of Classrooms, Training rooms, Workshops, Breakout areas, IT rooms and Seminarrooms. the building has an estimated footprint of 12000m2, double glazed windows, T5 and compact fluorescent Lighting, controlled by a mixture of manual switches and occupancy sensors ,Mechanical/Natural Ventillation and a high occupancy level (exact occupancy level unknown)
5.The occupancy hours are 06.00 - 22:00 Monday - Sunday

Executive SummaryFor the purpose of the report samples have been taken in accordance with CIBSE TM44, Samples taken from areas demonstrate the age, condition and method of control. The Report is basedon a visual inspection only. No equipment or plant was removed or stripped down. Cooling requirements have been calculated in accordance with CIBSE guides and therefore should not betreated as an in depth heat load calculation.
7. The system in this building was assessed to be at NOS Level 3

A bi-annual maintenance regime was documented as being in place and is deemed adequate for current operations
The Control of the system is single zone controls within each Zone (Room)
The system was found to be in good working order and is adequate for current operations.

Advice and comments on the efficiencies of the AC sub system(s)
Regularly check equipment time schedule programmes match the actual occupancy times, Easy gains with regards to energy consumption are available by ensuring that HVAC equipmentis time scheduled and only operates when required. staff notices should be placed near timers/controls to prevent unauthorised use. consider wether to lock timers and allow for only seniormanagement to review
Insulation was found to be damaged/ripped where visible within the outdoor plant space. uninsulated/damaged refrigeration pipework will cause inefficiences. you should consider regularinspections of the pipework/insultation condition. follow best practice guidelines, CIBSE / HVCA SFG 20. Guide M/ Guide F
Consider replacing the split type systems to a VRF system to reduce the number of individual circuits. Heat recovery are avilable and could be an effective and efficient method alternative tosingle split systems currently installed. heat removed from areas with constant cooling requirements may be recycled to heat other parts of the building
Advice and comments on the maintenance of the AC sub system(s)
F-Gas regulations, good practice guidelines suggest that regular refrigernat leak checks are essential to ensure that systems are well maintained and operating efficiently. Consider a yearlyreview of your maintenance regime to ensure that the bi-annual regime in place is sufficient to the systems requirements
Consider regular inspections of the pipework insulation, as damaged insulation can lead to inefficiences in the operation of the system
Advice and comments on the control of AC sub system(s)
Consider installing PIR sensors for limited use rooms such as classrooms. The PIR sensor can trigger the room A/C unit upon occupancy and will automatically switch off the system when theroom is empty
Advice and comments on the management of AC sub system(s)
Consider installing sub metering to the plant to enable the recording of electricity consumtion. The bennefits of completing these works will be more compelling as energy monitoring can createimmediate savings when combined with up to date technology
Consider seeking advice on the instalation of photovoltaic panels (PV) to provide electricity in order to run the buildings plant
Consider installing solar reflective film on any windows without in order to reduce the heat gain within the building. This would allow the system's compressors to run for shorter periods of timewhich will save energy consumtion
