Knight Frank Cirencester Gloucester House, 60 Dyer Street, Cirencester, Gloucestershire GL7 2PT
2013 was a year of two halves. The late spring delayed the start to the country house market and the last two quarters saw unusually brisk activity.
The disparity between London prices and those in Gloucestershire and North Wiltshire has never been so great. There are indications that price rises for the capital’s best houses are slowing, whilst demand in the country is picking up.
Buyer demand is rising faster than housing supply at present and it is becoming abundantly clear that the markets are now suffering from a lack of supply. Such has been the acceleration in demand that we saw an increase of 62% in the number of houses sold in the last quarter of 2013 compared with the same period last year.
WELCOME TO LOCAL VIEWWelcome to the latest edition of Local View, our seasonal update on the property markets that matter to you. Along with a brief review of activity in the Cotswolds, we have also included a preview of just some of the beautiful properties we currently have available. Please contact your local team for more information and to find out what other opportunities we can offer.
“Property investment in the Cotswolds is a sound, long term investment which can be enjoyed now and appreciate in value. If you have plans to sell in 2014 please contact us in complete confidence to discuss your plans as soon as possible. In recent years the wise sellers have come to the market early in the year in order to take advantage of the pent-up demand of many prospective purchasers.”

MEET THE TEAM
Knight Frank is particularly pleased to have succeeded where others have failed. We have attracted buyers from local, national and international market places through pro-active marketing and good old-fashioned hard selling. We have ensured that our properties have achieved the optimum price the market will carry.
November 2013 saw the opening of our new office in Stow-on-the-Wold, adding to our established regional residential sales offices in Cirencester, Cheltenham, Oxford, Bath, Bristol and Hungerford.
Knight Frank has added further influence by expanding departments, including: Estate Management, Professional Valuations, Country House Lettings, Property Finance, International Sales and The Buying Solution, our specialist buying department.
Last year marked the first Knight Frank Day of Giving, a venture rolled out across all the Knight Frank offices in the UK. In October 2013 the Cirencester office of Knight Frank hosted a quiz in The Assembly Rooms at the Corn Hall. Friends, clients and fellow professionals came together for the eight round quiz, and over £1,700 was raised.
Five charities were chosen, each with the focus of securing the future of the next generation: LandAid, Kids’ Company, Mary’s Meals, The MPS Society, and Barnardo’s. Across the country Knight Frank raised over £100,000.

T he diverging fortunes of the prime London property market when compared with the country house market is helping to fuel a steady exodus from the capital to the countryside. For many, the meteoric rise in the value of their
London home in recent years is providing the perfect springboard to greener pastures.
From Gloucestershire to Buckinghamshire, Sussex to Scotland, buyers are seeing the proceeds of their London sale go further than ever before, with grand country houses proving an irresistible draw. They are being joined by international buyers too, who are discovering the UK’s rural charm and have been leading the bidding on some of the country’s biggest estate sales recently.
The lifestyle benefits are one of the key attractions – the opportunity to swap the constant hum of traffic and a coffee shop on every corner for the sound of cockerels and an orchard in the garden. As well as the idyllic country property and grounds, there’s also the landscape on your doorstep.
Add to this a plethora of good schools, an enviable work-life balance and great food (85 of the UK’s 158 Michelin-starred restaurants are located outside of London), and it’s easy to see why so many purchasers are actively looking for their next home beyond the capital.
Technology improvements including fast, reliable internet means working from home is a viable option. This means that those leaving London can choose to retain their work links with the capital while cutting down on their commuting time and costs. Pick the right location, and you can even find that your train to the office is quicker than commuting from Fulham or Chelsea.
The move to the country can also create new forms of income. Larger properties and more land open up the possibility to do anything from renting out holiday cottages to growing your own vegetables.
Whether you are looking for a country property or are considering selling, good local advice is vital. Here in the Cotswolds, we find that a great many deals are concluded off market, or depend on buyers being able to move fast to secure the most desirable properties. If this is of interest, our team would be delighted to tell you more.
