premises & feasability This is a very important decision that has far reaching implications for your business. The general criteria for selecting a building are consistent, but the importance of these criteria will differ based on your own business circumstances.

10 things that you should consider:

• The demographics of your staff and their proximity to the location

• The demographics of your clients and their proximity

• The lease budget available

• Size and Growth

• Quality of premises

• Fit out budget available

• Social Responsibility

• Image of Premises

• Transport links

• Building facilities

Before embarking on the search for new premises some or all of these factors will need careful consideration. Businesses’ will often occupy the same building for 5-10 years and the choice of premises will need to reflect the needs of the business over the lease full term.

project and build managementAt Amicus, we guide our clients very carefully through the design and planning stages, managing their expectations very clearly by paying close attention to the destiny of their project through the three critical, and interlinking, success factors of:

1.Design

2.Budget

3.Time

This thorough and holistic approach enables us to take full project responsibility ensuring that the design journey is commensurate with the project budgets and delivery timeline at every stage on the critical path.

Our Project and Construction Managers work in tandem with our designers to ensure that the project benefits from a robust structure. A project plan is formulated from the outset by the Amicus Project Manager. This individual tracks your interior design journey, the project budgets and the timeline on a periodic basis, and issues weekly progress reports to the key stakeholders. Open and structured communication is the heartbeat of every successful project with Amicus.

fitout lifecycle Amicus interiors is a concept to completion office fit out expert delivering over 120 projects nationally each year in Australia. We partner with our clients for the long term with a life cycle approach to the workplace, often engaging early to assist with premises due diligence, and planning feasibility, prior to the final selection of a building. The key to the success of our approach to workplace design is in seeking to understand, and plan for, the compelling business issues our clients face, and then draw out their unique cultural footprint, to then identify how these key factors need to be reflected in their office design.

Once we have completed a project we engage with our clients over the length of the lease to facilitate any smaller works or changes that need to be made. We also work hard to bring current market trends and relevant industry data to our existing clients, to help guide them through the fast changing world of commercial interiors and workplace design. We are very proud to have a business record that demonstrates that over 80% of our projects year on year has come from our existing client list, a very rewarding record that reflects our partnership approach through our client for life programme.

”hardwire

Project Details

Located in the central business district of Melbourne, Amicus Interiors was appointed on a Design and Build basis to refurbish Hardwire’s existing office tenancy on Flinders Lane. Downsizing to 400sqm, Amicus partnered with Create to turn Hardwire’s office into a fresh, funky office with a core focus on the creative agency that reflects their new brand.

Client Goals

Hardwire went through a rebranding which prompted a review of their space requirements. This was seen as an opportunity to give their current office a face lift and provide their staff with a place they enjoy working in.

Amicus Interiors had several “wow” factors that needed to be integrated into the fitout whilst keeping to the client’s budget and tight timeframe. Better access to natural light, a formal reception incorporating a breakout and informal meeting space, formed part of the brief which was to be featured in the design. These were regarded as highlights of the project as they stimulated greater staff collaboration.

Project meetings were held twice a week to ensure decisions were made in a timely manner and milestone dates adhered to. Amicus Interiors successfully completed the project in 8 weeks.

honeywell

Project Details

The project was carried out on a construction management basis, over a period of 10 weeks across 4,000sqm at Grosvenor Street, Abbotsford, Melbourne, VIC

Client Goals

Honeywell, the American conglomerate’s lease at their existing Richmond offices was due to expire. After studying the leasing market they settled on a plan to move the offices and its 400 staff to a new location in Abbotsford across 4,000sqm.

The site was a warehouse conversion with a saw toothed roof structure and was certified as a Green Star development . The new Honeywell fit out needed to comply with the house energy rules.

Honeywell worked with a tight budget to achieve its goals and Amicus made sure that as much of the existing fit out infrastructure as possible was re-used and initiatives were adopted to adapt the environment within the requirements of the Green Star framework.“Our new location was a warehouse

that had been converted and certified as a 4 star Green Star development. Working with a company that understood the planning sensitivities was key for us. Amicus responded to the challenges on the project every step of the way. We did not exceed our budget and we moved in on time.
