When Scott and Melissa Nolan established Nolan Partners in 2004, their vision was to create a
unique real estate office offering a fresh, contemporary and innovative approach to selling,
marketing and managing real estate on the Coffs Coast.

What do you believe separates nolans from other agents?
We care about our clients, our close-knit team and about giving back to the community in which
we choose to live. It’s an important distinction between us and other agents. We recognise that
there is a strong emotional component to the buying and selling process and in the relationship
that develops with the agent. We believe that being able to explain to our clients the ‘why’ and
‘how’ of what we do allows them to understand all of the critical strategies that need to be in
place to optimise the sale price. To succeed you need a clear and proven communication and
marketing strategy, a buyer engagement strategy and a negotiation strategy appropriate to the
property and current market. This enables us, in partnership with our owners, to put a campaign
in place that not only achieves the best outcome but creates the best possible experience.
What does service mean to you?
Service is a mindset. We nurture it carefully but it must be within each of our team member’s
core values and beliefs. Service, for us at nolans, means caring and always putting our clients’
needs first. This encompasses looking beyond the immediate and seeing what needs to follow.
Service is also about being a trusted advisor, providing the best information and advice and
delivering a rewarding, memorable experience.
What is the greatest advantage an owner can expect from nolans?
An agent needs to have a clear strategy for every aspect of the sale, leaving nothing to
chance. Each property deserves a commitment to the most appropriate marketing, pricing,
communication and negotiation strategies. However, it’s our buyer engagement strategy that’s
our real advantage. We create an environment and relationship where there is a high level of
trust, transparency, assistance and advice to ensure the buyer is ready, willing and able to
commit to the property.
What does it take to be a great salesperson?
It requires two things - firstly, an understanding of how and why people think and act, and
secondly, an understanding of all the elements of the market such as the sentiment, latest trends,
the history, recent sales and everything a locality and property are able to offer a potential
buyer. Being a great salesperson has less to do with a sales pitch and more to do with providing
insightful, honest information that influences buyers to make positive decisions. Clients have
changed - today they’re more educated about the market, more discerning and want to know
they’re dealing with someone who is informed, helpful, transparent, trustworthy and focused.

How important is property presentation?
First impressions are lasting impressions! Having a professional stylist or designer, like we have on
hand, to advise you on how to get the most out of your property can add tens or even hundreds
of thousands of dollars to your results. Street appeal is critical and even minor repairs should be
undertaken as buyers might see these as being major repairs. Even the basics play a part so
de-cluttering inside and out can significantly contribute to those first impressions. Similarly, your
property needs to be appropriately showcased and this is where having a focused multi-media
marketing strategy comes into force. In order to get a premium price, all of our resources,
technology and database network should be integrated and utilised to firstly engage buyers and
then maximise interest.
How does an agent actually negotiate?
The real essence of negotiation is understanding the people with whom you are dealing. For us,
negotiation doesn't start when an offer is received. It starts at the first point of contact with the
potential buyer and continues through until a sale. We foster relationships in order to have buyers
in the right frame of mind. Promoting interest and ultimately offers, requires a strategic approach
where buyers have the confidence and determination to act. If an agent doesn’t have a strong
buyer engagement strategy, there’s no way they can successfully place a buyer in an
environment where the desire is created to compete for the property.
What do you do when you have multiple buyer interest?
Competition between buyers is the ultimate goal of an agent and it’s their primary task to find
the hidden premium in every property. We believe that transparency is critical. Having a
structured set of rules around the negotiation process with multiple buyers, along with an
appropriate accountability trail, ensures confidence and trust from buyers, which then leads to
the best outcome.
Everyone talks about marketing - what is the best way to market a property?
One size does not fit all so locality, price point, competition and the potential reach all play an
important part and all can vary. The online approach casts the broadest possible net for buyers,
generating the greater impact and enquiry. The print strategy, on the other hand, is a more
emotional and passive approach. Using well-designed, professionally produced print materials
will create the best perception of the property. Utilising the Coffs Coast Advocate (and it’s highly
effective regional reach) and other quality print materials such as brochures and signage,
combined with an effective online presence, we provide full coverage of the market. We design
a specific strategy for each and every client ranging from an off-market database campaign to
a fully comprehensive, international online and print strategy.
